The Viva Petchkasem 68 is an established low-rise condominium in Bang Khae Nuea on the western side of Bangkok. It sits near the entrance to Soi Phetkasem 68, just off Phetkasem Road; an independent project review described the vehicle entrance as roughly 50 metres inside the soi and also noted a pedestrian connection toward the main road. The development consists of one eight-storey residential building with 222 units. That 222-unit figure is consistently supported by the project's historical legal-advertising disclosure, major property portals and independent reviews, and it supersedes a 95-unit figure that appeared in the original queue data.

The Thai developer name is consistently shown as ทรัพย์ในดินสินในน้ำนำโชค จำกัด. English transliterations vary noticeably from portal to portal, so the Romanised company name used in the registry should be treated as a practical rendering of the Thai legal name rather than a verified corporate spelling from a government company record. The developer-project link itself is much firmer: it appears across major directories and independent reviews, while Home.co.th reproduces historical statutory advertising details including the company office, registered capital, project land title references and construction permit number.

Construction began in the 2013 period and the condominium was completed in 2015. Historical material gave July 2013 as the construction start and February 2015 as the expected finish, while current portals also use 2015 as the completion year. That matters because this is no longer a developer-sale story. A buyer is not underwriting completion risk or a staged construction payment plan. The real diligence is resale-specific: the exact unit's condition, any alterations, building systems, the condominium juristic person's management, seller arrears and whether the selected apartment can be transferred to a foreign buyer under the foreign ownership quota at the time of purchase.

Original unit planning was compact. Independent launch-era reviews show one-bedroom apartments at about 27.5–34.7 sq m and two-bedroom apartments around 47.2–47.4 sq m, with a 2.5-metre ceiling height and up to 32 units on a floor. Resale portals are less consistent in how they label layouts. A roughly 28 sq m unit may be advertised as a studio even though the original scheme did not list studios, and current two-bedroom listings can quote around 50 sq m. For a serious buyer, the listing label should therefore be treated as a lead rather than a definitive floor-plan record; the title deed, registered plan and actual internal configuration take priority.

The resale market is still active in September 2026. A recent listing showed a roughly 29 sq m one-bedroom unit at THB 1.3M, while other compact units around 28–32 sq m have appeared in the approximate THB 1.55M–2.0M range. A larger unit around 43 sq m has been marketed at about THB 3M. These are asking prices, not closed transaction evidence. They are useful for establishing a live entry range, but not for calculating intrinsic value from a single number. Renovation quality, floor, outlook, furniture, existing tenancy and seller motivation can create a meaningful gap between two apartments of similar size in the same building.

The strongest location change since launch is the MRT Blue Line, which is now operating. Current project directories place Bang Khae station at roughly 0.6 km and Lak Song at about 0.8 km. Early reviews discussed the line as future infrastructure; today a buyer can simply walk the route and time the actual journey. Bang Khae Market, large retail centres along Phetkasem Road and day-to-day shopping are also nearby. The address works best for residents whose lives are anchored in western Bangkok. It is less compelling for someone who needs a central Sukhumvit, Sathorn or Silom address and expects a very short CBD commute.

The building is U-shaped, and historical project material together with DDproperty describes a central swimming pool, fitness room, landscaped areas, parking, CCTV, key-card access and 24-hour security. Launch-era reviews put parking at roughly 47% including tandem spaces. Those records are useful for understanding the original scheme, but they are not a substitute for a current site inspection. There is a genuine source conflict: PropertyHub's current project page crosses out the pool and fitness as unavailable, while DDproperty still lists a pool and fitness facilities. A buyer should therefore verify what is physically operating today and what the juristic person actually maintains before relying on either directory.

Foreign ownership also needs unit-level confirmation. DDproperty classifies the project as freehold, but that does not mean every resale unit is automatically transferable to a foreign national. Thailand limits foreign freehold ownership in a registered condominium to 49% of the aggregate unit area, and transfer requires confirmation from the condominium juristic person. The due-diligence package should therefore cover the seller's title, a debt-free certificate and confirmation that foreign quota remains available for the selected apartment. If the quota is full, a live sales listing does not by itself create a route to foreign freehold registration.

Recurring costs are another area where old project data should not be mistaken for current fact. Launch-era reviews quoted a common-area fee of THB 35 per sq m per month and a sinking-fund contribution of THB 500 per sq m. More than a decade later, those numbers are historical references only. Rates may have changed, special assessments may exist and the seller may have an outstanding balance. A fresh statement from the condominium juristic person is therefore more useful than any portal figure because it shows the current charge and whether the selected apartment is clear of arrears.

There is also an active rental market, but a single listing is not a yield guarantee. In September 2026 a two-bedroom apartment of about 50 sq m was being marketed at THB 16,000 per month. That shows that rental stock exists, not what a completed lease will necessarily achieve. An investor still needs comparable achieved rents where available, realistic vacancy, leasing commission, furniture condition and a refurbishment allowance between tenants. In a building of this age, maintenance and fit-out spending can materially change the net result even when the purchase price looks inexpensive.

The pedestrian environment deserves a physical check as well. The project benefits from being close to Phetkasem Road, rail stations, shopping and the local market, but a detailed launch-era site review noted that the soi itself lacked a proper pavement even though the condominium had a separate pedestrian connection toward the main road. The surroundings may have evolved, so the best test is to walk the route at the hours a resident would actually use it. Car owners should also visit in the evening: a historical parking ratio of roughly 47% including tandem spaces does not translate into one convenient space per unit.

The Viva Petchkasem 68 is best viewed as an affordability-led, completed condominium in an established Bang Khae neighbourhood rather than as a new-launch investment product. Completion risk is gone, the surrounding infrastructure can be tested in person and rail access is already real. The trade-off is age: more than a decade after completion, individual unit condition and the quality of building management matter more than the original brochure. For an owner-occupier or a disciplined resale investor, value can come from buying the right apartment at the right price. The decision should be made on the specific unit, current common-area condition, recurring charges, parking realities and clean transfer documentation rather than on old developer marketing.
