Current listings place Lak Song MRT roughly 530 metres away, and BEM identifies Exit 4 as the exit for The Mall Bangkae. That gives residents a practical destination rather than a vague 'near transit' claim. It is still worth timing the full commute: the building is in western Bangkok, so convenience to the station does not mean every central district is close.

You can inspect the finished product

The building has been operating since 2018. A buyer can test the real unit, lifts, security, common areas and building management instead of relying on renderings or a construction timetable. Multiple resale and rental listings also make comparison easier. The flip side is that condition varies sharply between individual homes, so the unit inspection matters as much as the project name.

A simple unit mix

The original project focused on one-bedroom homes from 30-42 sqm and a two-bedroom plan around 52 sqm. That makes like-for-like comparison relatively straightforward and keeps the decision centred on floor, view, renovation and price. Buyers needing three bedrooms, a large study or significantly more internal space will find the project's original residential range restrictive.

High-rise scale is part of the deal

The tower contains 645 apartments, while the developer lists three passenger lifts plus one service lift. That does not prove poor operation, but it does make a peak-time visit useful for anyone sensitive to lift queues, parking circulation or crowded amenities. The project should be judged as a large urban condominium, not as a quiet boutique building.

Foreign quota is unit-specific

Current stock includes both Foreign Quota and Thai Quota listings. The presence of foreign-quota units shows that foreign freehold transfers occur in the building, but quota availability is not a blanket project attribute. The juristic person should confirm the selected unit's transfer eligibility before a buyer commits significant funds, together with the required banking documentation.

That administrative location is confirmed by Thailand's Smart EIA Plus database, which also records the project as approved and operating. This matters because some older marketing and agency pages still place it in Phasi Charoen. The physical project itself is straightforward: one 27-storey tower, 645 residential units and three shop units on roughly 3 rai 2 ngan 15 square wah of land. A buyer is therefore assessing an established building with years of occupation, an active resale market and a functioning juristic person, not underwriting completion risk or a future amenity package.

The location works best for people whose Bangkok routine benefits from the Blue Line and the Bang Khae retail cluster. Current DDProperty listings place the building about 530 metres from Lak Song station, BL38. BEM, the rail operator, identifies Exit 4 of Lak Song as the exit for The Mall Bangkae, so the mall and the station form the same practical walking destination. That is a stronger everyday proposition than a project that is technically near rail but still needs a motorbike connection. The trade-off is equally clear: this is western Bangkok. Someone commuting every day to Sukhumvit, Silom or another central employment area should test the actual door-to-door trip at the times they travel rather than assume that being near an MRT station automatically means a short commute.

The original unit mix was deliberately compact. The developer's project page lists one-bedroom, one-bathroom homes from 30 to 42 sqm and a two-bedroom, one-bathroom layout at 52 sqm, with several A-series one-bedroom plans and a single B-series two-bedroom plan. Today's resale stock is messier, as resale markets usually are. Listings commonly show one-bedroom homes around 30-35 sqm and two-bedroom units around 53 sqm, while some advertisements describe larger two-bedroom homes around 60 sqm with two bathrooms. Those differences should not be treated as proof of additional original developer types. For a specific purchase, the registered condominium title, plan attached to the title documents and actual unit inspection should settle the area and configuration rather than the portal description.

Shared facilities are practical rather than unusually elaborate: a swimming pool, fitness room, landscaped areas on the first floor, fifth floor and rooftop, parking on floors 1-4 plus the 4M level, three passenger lifts, one service lift, access control, CCTV and 24-hour security. The developer also lists fire exits and emergency lighting for the high-rise building. The density is part of the decision. Six hundred and forty-five apartments share one tower and its common areas, so a buyer who cares about lift waiting times, pool crowding, parking pressure or noise in circulation areas should inspect at a busy time, not only during a quiet weekday viewing. The building can be convenient without being low-density, and those are different qualities.

As of mid-September 2026, the pricing story is clearly resale-led. DDProperty shows asking prices from about THB 2.0M, and PropertyHub still carries a THB 2.0M one-bedroom listing for 32.68 sqm. Other recently refreshed one-bedroom listings sit roughly in the THB 2.09M-2.75M range depending on floor, size, fit-out and seller expectations. Two-bedroom listings observed in the current market start around THB 3.89M and rise from there. Rental supply is active too: one-bedroom asking rents appear around THB 9,500-13,000 per month, while two-bedroom examples are around THB 20,000-22,000. These are useful market anchors, not a promised transaction price or yield. In an eight-year-old resale building, renovation quality, furniture, view, floor and the seller's urgency can move the real outcome considerably.

Foreign ownership has to be checked at unit level. The building is marketed and listed as a freehold condominium, and current marketplace inventory includes units explicitly marked both Foreign Quota and Thai Quota. Thai condominium rules cap foreign ownership at 49% of the aggregate condominium unit area in the building. A foreign buyer therefore needs the condominium juristic person to certify that the selected unit can be transferred within the available foreign quota at the time of registration. The buyer also needs to arrange the required banking evidence for funds brought into Thailand. A Thai-quota listing should not be treated as equivalent to a foreign-freehold listing simply because it is in the same building. If another structure is proposed, such as a lease, it should be assessed on its own legal terms rather than described as the same ownership right.

There is useful primary-source history behind the project. The President's own website names Chaipattana Land Co., Ltd. as the developer behind the brand, while Smart EIA Plus links the Phetkasem-Bangkhae project to the same company in the development stage. EIA report 10479 was approved on 12 October 2016, and the government database now records the project as permitted to operate and already in operation. The developer website's August 2018 progress update showed structural, systems and architectural work at 100%, while major property databases place completion in 2018. For a resale buyer, however, developer history is only one layer of due diligence. The decisive documents now belong to the individual unit: title, seller identity, juristic-person debt clearance, foreign-quota certificate where relevant, and the agreed handover condition.

Ownership format

The project is a registered condominium with individual unit title. A foreign buyer can register freehold title only if the selected unit can be transferred within the foreign ownership quota, capped at 49% of the building's aggregate condominium unit area; the condominium juristic person must confirm quota availability for the specific transfer.
