A Silom address

The building is actually on the Silom corridor rather than being marketed under the district name from a distant location. Ananda quotes about 350 metres to BTS Chong Nonsi. For someone whose work or daily life is centred on inner Bangkok, that makes the transport proposition easy to understand and reduces reliance on road traffic.

Already completed

Ashton Silom has been complete since 2018. A buyer can inspect the real apartment, common areas and surrounding skyline before committing. That is especially valuable for floor and view selection because several available units can be compared inside the same finished tower.

Clear unit mix

The official programme is concentrated on one- and two-bedroom apartments, roughly 31–49.5 sqm and 71.5–86.5 sqm. It gives buyers a choice between compact central-city living and materially larger two-bedroom homes without mixing the project with villas, hotel rooms or serviced-residence products.

Facilities in the sky

The main amenity programme sits around the 34th level and above, including pools, fitness, sauna and steam rooms, library, business and theatre lounges, social club and upper sky decks. The vertical arrangement is distinctive, but it also means common-area condition and management quality should be part of a resale inspection.

Freehold, quota applies

The condominium is registered as freehold, but foreign freehold depends on the statutory 49% foreign-ownership quota by unit area. Current listings include both Foreign Quota and Thai Quota units. A foreign buyer therefore needs unit-specific quota confirmation before paying a meaningful deposit.

About the project

Ashton Silom is a completed high-rise condominium on Silom Road in Suriyawong, Bang Rak. It should not be confused with Ashton Chula-Silom, another Ananda-branded development with a similar name but a different location and specification. Ashton Silom sits closer to BTS Chong Nonsi, and Ananda states a distance of about 350 metres to the station. That gives the project a straightforward use case: a home in Bangkok’s established central business area where daily travel can be organised around rail and walking rather than a car. Because the building is already complete, a buyer can judge the real unit — floor, outlook, condition, furniture and ownership quota — instead of buying primarily from a launch brochure or construction schedule.

The project is marketed under Ananda Development. Ananda’s official brochure names Ananda MF Asia Chongnonsi Co., Ltd. as the project owner and condominium registrant, while the group’s corporate reporting places the company within its joint-venture development structure. The registered project description is one 48-storey condominium building with 428 residential units and one commercial unit, 429 units in total. For the property record, 428 is therefore the relevant residential-unit count. Ananda’s current project webpage displays “2 Buildings” and 429 units, which conflicts with the registered brochure and the main property databases. In practical terms, buyers are dealing with one residential Ashton Silom tower; the condominium registration documents and the title of the specific unit are more useful than a marketing-site counter when checking a transaction.

Construction is complete and the project was registered in 2018; FazWaz and DDproperty both place completion in November 2018. This is now an established resale market rather than an off-plan launch. In August 2026, listings include private resales, agency stock and a small amount of ready inventory still promoted by Ananda. Prices vary widely even within one-bedroom apartments because floor, size, fit-out, view, tenancy and ownership quota all matter. The lowest current FazWaz listing we found is THB 5.6 million for roughly 32 sqm, but it is explicitly marked Thai Quota. The same marketplace also carries higher-priced units marked Foreign Quota. The THB 5.6 million figure is therefore a lower market reference, not a promise that a foreign buyer can acquire freehold at that price.

The official brochure provides a clean starting point for the unit mix: one-bedroom apartments run from about 31 to 49.5 sqm and two-bedroom apartments from about 71.5 to 86.5 sqm. Published floor plans show several variants inside those bands, including compact homes around 31–35 sqm, larger one-bedroom layouts around 48–49.5 sqm, and two-bedroom layouts from roughly 71.5 to 86.5 sqm. Those differences are meaningful. A 31–35 sqm apartment is a compact central-city product, a roughly 49 sqm one-bedroom gives a couple or single occupant materially more living space, and the 71–86 sqm range is a genuine two-bedroom proposition. Resale portals sometimes label individual units inconsistently, so registered area and the actual unit plan deserve more weight than a casual “studio” or “one bedroom” tag in an advertisement.

The common facilities are distributed vertically rather than concentrated at ground level. Ananda places the main leisure deck around the 34th and mezzanine levels, with a swimming pool, children’s pool, Jacuzzi, onsen, fitness areas, steam and sauna rooms, massage room, library, theatre lounge, business lounge and sky deck. The 48th floor contains the social club and botanical lounge, with another sky deck on the roof. At ground level the building includes the lobby, waiting area, property-management office, concierge and an outdoor landscaped plaza. This arrangement is part of the building’s appeal, but it also makes the condition and management of common property important. A resale buyer should look beyond the amenity list and review how the facilities are actually maintained and what the condominium juristic person is spending to operate them.

Parking deserves the same practical treatment. Ananda’s current page lists 309 car spaces, plus motorcycle and bicycle parking. With 428 residential units, that should not be interpreted as one assigned car space for every apartment; parking rights and day-to-day allocation depend on the building’s rules and the specific ownership arrangement. For a buyer who expects to drive daily, this can matter as much as the rail connection. For someone planning to use the BTS, parking is still useful but is less central to the location proposition. A completed building makes this easy to investigate: inspect the entrance, observe parking demand at a normal busy time, ask how guest access works and confirm any unit-specific parking entitlement rather than treating the headline number as a guarantee.

Some units use Ananda’s vertically interlocking design idea, and the developer advertises ceiling heights of up to 3.6 metres. “Up to” matters: this is not a universal specification for every apartment. If the higher ceiling or a particular split-volume layout is a key reason for buying, the exact unit type needs to be checked. The same principle applies to views. A 48-storey tower can offer broad city outlooks, but Silom is already dense with offices, hotels and other towers, so orientation can change the experience substantially from one stack to another. With a completed project, the view is not something to infer from a generic marketing image — it can and should be inspected in the actual apartment.

For a foreign buyer, the legal structure follows Thailand’s condominium rules. The official brochure identifies the project as freehold, while Thai government guidance and the Department of Lands confirm that foreign freehold ownership is capped at 49% of the aggregate unit area of the condominium building. That does not make every resale listing foreign-buyable. Current Ashton Silom ads include Thai Quota, Foreign Quota and units where the quota status is not clearly presented. Before a material deposit is paid, the buyer should obtain confirmation of the foreign-ownership ratio from the condominium juristic person and check the title and transfer conditions of the chosen unit. A low asking price in Thai quota and a foreign-freehold unit are not interchangeable products.

Ashton Silom is more useful to analyse as a completed central-city building with a functioning resale and rental market than as a single headline “investment return”. Portals publish rental yields, but those percentages do not capture vacancy, agent fees, furnishing, maintenance, tax treatment or renovation between tenancies. A better comparison is unit against unit inside the same building: asking price, quota, registered area, floor, orientation, condition, tenant status and recurring ownership costs. The advantage of a mature project is that most of those variables are observable before purchase. The building exists, the amenities can be inspected, the layouts are documented and there is enough resale stock to compare alternatives rather than accepting the first available apartment.

Ownership format

The project is registered as a freehold condominium. A foreign buyer can register a unit as freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. Quota availability must be confirmed for the specific unit before transfer; any structure outside that quota needs separate legal review.
