The lobby, lifts, pools, corridors and parking already exist and can be judged in person. That removes much of the uncertainty associated with off-plan construction, but it makes unit condition, management quality and seller documentation much more important.
Central, without off-plan risk
Sathon Soi 12 keeps the building inside the Sathon-Silom business district and close to Saint Louis BTS, while purchases are now secondary-market transactions. It suits buyers who value a ready central home and immediate inspection over developer instalments, launch incentives and waiting for handover.
Useful original unit sizes
The documented range runs from roughly 46 sqm one-bedrooms to 138 sqm three-bedrooms. That gives buyers a meaningful base for comparing space and price, while unusually sized resale units should still be checked against the title and original layout before being treated as standard stock.
Amenities at two levels
The building has pools at the lower level and on the 40th floor, with the upper floor also housing the gym and jacuzzi. The concept is attractive, but in a mature building the maintenance standard matters more than the launch brochure, so the current condition of those areas is part of the viewing.
Resale due diligence matters
The lowest verified asking price is materially below many neighbouring listings, and public sources disagree on whether completion should be recorded as 2011, 2012 or Q1 2013. Neither point is a verdict on the project; both are reasons to verify the chosen unit's title, foreign quota, registered area, condition, outstanding charges and transaction terms from current documents.

A buyer can inspect the actual lobby, lifts, corridors, parking, common areas, traffic around the building and, most importantly, the exact apartment being sold. Pricing is also a resale-market question rather than a developer price list. On 30 September 2026, the lowest live sale listing we could verify was THB 5.8M for a 46 sqm one-bedroom unit. Other current listings for similar one-bedroom apartments sit materially higher, so the headline low should be treated as a starting point for investigation, not the building's market value. Floor, view, renovation, furniture, tenancy status, legal title, encumbrances and the seller's urgency can create a large spread between two nominally similar units.
The location is one of the easiest parts of the project to understand on the ground. The repeatedly published address is 98 Sathon Soi 12, Sathon Nuea Road, Si Lom, Bang Rak, Bangkok 10500. Saint Louis BTS is listed at roughly 310 metres, with Chong Nonsi and Surasak also nearby. More important than arguing over which station is 'nearest' is the everyday pattern: the building sits inside the established Sathon-Silom office and dining district, with several connections through the local soi network rather than directly fronting a major arterial road. That can make the immediate frontage feel calmer than North Sathon itself, although central Bangkok congestion still matters. An owner-occupier should visit at different times of day because traffic, delivery activity, street noise and the character of the surrounding lanes change noticeably between the morning commute, evening dining hours and weekends.

The original apartment mix is comparatively well documented. The documented original mix runs from one-bedroom homes at about 46–56 sqm to two-bedroom units at 70–87 sqm and three-bedroom units around 138 sqm. Resale portals also show apartments outside those ranges, including substantially larger homes, but those should not automatically be treated as original standard plans: combined units, renovations, re-measurement or inconsistent portal data can all alter the headline size. The practical comparison therefore starts with the title-deed area and the original unit configuration. A 46 sqm one-bedroom is large enough for the condition of the interior to materially affect the buying decision. After more than a decade of occupation, two units with the same floor area may carry very different post-purchase budgets depending on kitchens, bathrooms, flooring, air-conditioning systems and built-in furniture.
The amenity layout is also more useful than a simple checklist suggests. The amenity layout includes a pool and garden at the lower level and another pool, gym and jacuzzi on the 40th floor, together with a sauna, steam room, parking, security, CCTV and key-card access. In a completed building, the relevant question is not whether these facilities exist but how well they have aged and how consistently they are maintained. A buyer can inspect the actual equipment, pool deck, changing areas, lifts and common corridors rather than relying on launch-era marketing. Current profiles also quote a common-area fee of THB 40 per sqm per month and identify Smart Service and Management as the management company. Those figures are useful orientation, but the seller's latest invoices, any special assessments and the condominium juristic person's current budget should be checked for the specific transaction.
For a foreign buyer, the tenure needs one more layer of checking. The project is marketed as a freehold condominium and freehold resale units are available in the building. Thai government guidance, however, limits aggregate foreign ownership in a registered condominium to 49% of the total unit area and requires a certificate from the condominium juristic person confirming that the foreign quota remains within the legal limit when ownership is transferred. Those are separate questions: the building can be a freehold condominium, a seller can own a unit freehold, and yet the foreign quota may or may not be available for a new foreign transferee on the transaction date. Public listings do not establish that quota status. It should be confirmed before the buyer relies on the advertised tenure or sends transaction funds.
Ownership format
The project is a registered condominium with freehold units. A foreign buyer can register a unit in freehold only while space remains within the statutory foreign-ownership quota of up to 49% of the building's aggregate unit area. The quota status of any specific resale unit is not publicly confirmed; if quota is unavailable, any alternative structure, including leasehold if offered, must be checked against the seller's and condominium's documents.
Unit types & sizes
The core entry format and the easiest resale segment to benchmark. Within the 46–56 sqm range, asking prices can move materially with floor, view, renovation, furniture and legal status, so two one-bedroom units are not automatically comparable.
A practical range for couples, small families or buyers who want a separate office. Resale portals also show units around 66 sqm and other deviations from the published standard range; those should be treated as individual cases and checked against title and plan rather than used to redefine the original mix.
