Why this project is worth a look

Beach Road position

The site is separated from Pattaya Beach by Pattaya Sai 1 and the promenade, so reaching the sand is a simple road crossing rather than a shuttle trip. That convenience is real, but so is the urban character of Beach Road: traffic, visitors and evening activity come with the address.

Walkable daily life

Royal Garden Plaza, Walking Street, Pattaya Avenue, Central Pattaya and Bali Hai Pier all sit within a compact central-Pattaya catchment. Owners can realistically use the apartment without depending on a car, which matters in a project where parking is planned at roughly one space for every three residences.

Broad unit range

The official programme runs from 25.75 sqm one-bedrooms to 99.75 sqm two-bedrooms, with more than 17 layouts across four main unit groups. Resale comparisons therefore need to control for actual plan, area, floor and view; bedroom count alone is too crude for this building.

Sky-level amenities

The pool and much of the leisure/work programme sit on floors 26 and 27, giving the shared spaces the elevated outlook normally associated with premium private units. Buyers should still remember that these are communal facilities for a 327-unit tower, not private club space.

Active assignment market

Developer stock is sold out, yet live resale and assignment listings remain visible in August 2026. That creates genuine choice, including foreign-quota offers, but each listing has to be reconstructed as a contract transaction: seller payment history, remaining balance, transferability and quota status are as important as the headline asking price.

About the project

PTY Residence Sai 1 is a single 27-storey Sansiri condominium on Pattaya Sai 1, the beachfront road usually known as Beach Road. The scheme contains 327 residential units plus six retail units. It is not a completed building: construction began in March 2025 and the project remains under construction in August 2026. At the same time, Sansiri now marks its direct inventory as sold out. That changes the buying process materially. A new buyer is generally looking at an assignment or resale of an existing contract rather than selecting from a developer price list, while the physical handover and condominium registration still lie ahead.

The address is the clearest part of the proposition. The site sits in the central-to-southern stretch of Pattaya with the coastal road and promenade between the building and the sand. Sansiri lists Royal Garden Plaza at roughly 260 metres, Walking Street at 500 metres, Pattaya Avenue at 650 metres, Central Pattaya at 1.2 kilometres and Bali Hai Pier at about 1.2 kilometres. This is a highly walkable part of the city where food, shopping, entertainment and local transport are available without planning every trip around a car. The same geography also means noise, visitors and traffic are structural features of the neighbourhood, particularly in the evening and during major events.

The unit programme is more varied than the headline one- and two-bedroom labels suggest. Sansiri's brochure divides the 327 homes into 146 one-bedroom units of 25.75–32.75 sqm, 60 larger one-bedroom units of 38–60 sqm, 59 one-bedroom-plus units of 52–60.25 sqm, and 62 two-bedroom units of 65.25–99.75 sqm. More than 17 layouts sit inside those four groups. A buyer comparing resales should therefore use the actual plan and orientation, not just the bedroom count. A 26-sqm one-bedroom and a 60-sqm one-bedroom belong to the same broad category but serve very different living patterns and command very different asking prices.

The lower part of the tower combines residential and public-facing functions. The ground level is planned with the main lobby, concierge, mail facilities, luggage storage, parcel handling and an arrival plaza. Floors 1–4 include retail and conventional parking, while residential units begin on the fourth floor. The fifth floor combines homes with a landscaped sky garden, and the main residential stack continues to floor 25. Published floor-plan commentary indicates that density falls on floors 19–25, with only two units on the 25th floor. That makes the higher floors a different product in practical terms, although view direction and the exact unit position matter more than floor number alone.

Most of the signature shared amenities are placed at the top of the building rather than around a ground-level resort deck. The 26th floor is planned with a 5 x 20 metre pool, open-air terrace and Jacuzzi seating. The 27th floor carries the gym, sky onsen, sauna, social lounge, private lounge, co-working space and meeting functions. A separate communal garden sits on the fifth floor. This arrangement gives residents access to elevated sea and city views without reserving every prime outlook for private apartments. The trade-off is shared demand: 327 residences will use the same amenity package, and actual crowding or booking rules cannot be judged until the building is operational.

Parking deserves attention for full-time owners. Sansiri states an approximate 33% parking ratio, while a detailed project review records 110 conventional spaces. That may be perfectly workable for a holiday-home buyer who walks or uses local transport, yet it is a meaningful constraint for a household that expects guaranteed car access. The same applies to the publicly accessible retail frontage. Shops and an active entrance plaza can make daily life easier, but they also create a less private ground-floor atmosphere than a gated residential compound with no public commercial component.

The August 2026 resale market is active but should not be treated as a single price sheet. The lowest visible anchor is about THB 4.64M for a compact unit around 26 sqm; among listings refreshed immediately before the research date, a similar-size unit was offered at THB 4.82M and another small unit was explicitly marketed as foreign quota at THB 5.49M. Larger units rise quickly with size, floor and view. Because developer inventory is sold out and the building is still under construction, some offers are assignments of contractual rights rather than conventional resales of completed registered condominiums. The useful comparison is the total economic cost: money already paid by the original buyer, the seller's requested premium or discount, the remaining developer balance, any assignment charges and the ownership status attached to the contract.

Foreign ownership needs unit-level due diligence here. Thai law permits foreign freehold ownership of condominium units only within a 49% cap measured by aggregate unit area in the registered condominium. PTY Residence Sai 1's foreign quota sold out during the original launch campaign. That does not eliminate the secondary market: foreign-quota contracts can reappear through assignments, and current listings include units marketed that way. A generic project description is therefore not enough. Before paying a deposit to a resale seller, the buyer should verify that the contract can be assigned to a foreign purchaser and that the intended unit is positioned to retain foreign-freehold eligibility at registration.

The completion date is not perfectly consistent even across primary materials. The developer's current construction update dated 10 August 2026 gives May 2027 as the expected completion date; it also confirms environmental approval and an issued construction permit. The legal disclosure in the English brochure gives a later expected completion of August 2027. That disclosure also states that work started in March 2025, that the land and building are mortgaged to Kasikorn Bank, and that condominium registration will follow completion. May 2027 is the newer working target, but a buyer should still read delay rights and handover obligations in the actual contract rather than build a financial plan around the marketing calendar.

Launch-era running costs provide another useful benchmark, although they are not a substitute for today's contract. The published figures at launch were a THB 500 per sqm sinking-fund contribution and common fees of THB 75 per sqm per month for the first one to two years. Those amounts may be adjusted in the contractual documents and later by the condominium juristic person, so they should be confirmed for the selected unit. The same caution applies to the original 15% reservation/contract/pre-handover structure: an assignment buyer inherits the financial history of a specific contract, not a generic launch payment plan.

In practical terms, PTY Residence Sai 1 fits buyers who value a central Beach Road address, want a modern high-rise with substantial shared facilities and are comfortable buying before completion through a resale/assignment market. It is less convincing for someone seeking immediate occupancy, quiet resort seclusion or abundant private parking. The project is easy to understand physically; the transaction is the part that requires discipline. Price, remaining developer balance, quota status, assignment rights and the current completion obligations should all be checked together before two listings are judged comparable.

Ownership format

A foreign buyer can own a condominium unit freehold only within Thailand's foreign-ownership quota, which is capped at 49% of the aggregate unit area in a condominium. PTY Residence Sai 1's foreign quota sold out during the original launch. The August 2026 assignment market nevertheless includes units explicitly advertised as foreign-quota units as well as Thai-quota stock. Eligibility for foreign freehold therefore has to be checked at unit and contract level before funds are committed.
