Why this project is worth a look
Two-line MRT access
Tao Poon station is placed at roughly 300 metres and connects the Blue and Purple lines. For an owner who regularly travels across Bangkok, the value is simple: the interchange is already beside the project rather than requiring a feeder ride before the rail journey begins. It is also a location attribute a future tenant can verify easily.
Two spatial formats
The same official size bands are sold as both conventional and high-ceiling homes, with the vertical version promoted around a 4.2-metre ceiling. That can create more ways to separate sleeping and living functions, but only if the actual stair, headroom and contractual area work for the buyer. Marketing “usable area” should never substitute for the registered plan.
Pets are designed in
Dedicated pet areas are part of the ground-floor plan, and the brochure's legal disclosure expressly permits pets subject to the future condominium regulations. That is meaningful for a pet owner, although weight, breed, number, lift and fee rules are not yet available and should be checked when the final juristic-person regulations exist.
The delay is visible
Origin's August 2026 progress update still reads 0% even though environmental approval and the construction permit are reported as obtained. That is not a selling point, but it is decision-grade information: the buyer can negotiate and read the contract against the actual pre-construction position rather than assuming the 2024 launch schedule remains intact.
About the project
Origin Place Taopoon Interchange is a single-tower high-rise by Origin Property in Bang Sue, on the northern side of inner Bangkok. The legal brochure identifies the site as Soi Krungthep-Nonthaburi 10, while Thailand's Smart EIA Plus record confirms Krungthep-Nonthaburi Road, Bang Sue subdistrict and Bang Sue district. That precise location matters more than the marketing use of the word “Interchange”. Tao Poon station, where the Blue and Purple MRT lines meet, is genuinely the project's transport anchor and Origin puts it at roughly 300 metres from the site. The same location material describes Krung Thep Aphiwat Central Terminal as one rail stop away and the Chatuchak–Mo Chit area as three stops away. This is not a resort-style address or a riverside scheme dressed up as central Bangkok. It is a dense, practical Bang Sue location whose strongest case is direct access to two urban rail corridors, everyday shops and established neighbourhood services around Tao Poon.
The development itself is substantial without being a multi-tower compound: 32 storeys, 673 residential units and two commercial units in one building. Origin's current specification lists parking for 270 cars. The size supports a broad amenity programme, but it also creates the obvious operational trade-off of hundreds of households sharing lifts, pools and social spaces. The ground floor is planned with a reception lobby, private meeting room, work-oriented common space, gardens and dedicated pet areas. Floor 8 is designed as the active amenity level, with an infinity-edge pool, pool lounge, co-dining, fitness areas, sauna, steam room and laundry. Floor 32 adds a night lounge, a river-view deck and a rooftop garden. These are useful features on paper, yet they should not be converted into claims about service quality before the building exists. The real resident experience will depend on construction quality, lift capacity, maintenance standards, access rules and the future juristic person's operating budget, none of which can be tested today.

The published unit mix is unusually focused. Origin currently lists one-bedroom layouts of 25.35–26.70 sqm and 28.55–30.10 sqm, plus a one-bedroom-plus format of 34.55–34.95 sqm. Each size band appears in both conventional Simplex and High Ceiling versions, with the latter marketed around a 4.2-metre ceiling. That vertical format needs more careful reading than a normal one-bedroom plan. Assignment and agency listings sometimes advertise a larger “usable” figure by counting an upper platform or mezzanine-like area, while Origin's live project page continues to show the same 25.35–34.95 sqm size bands. An upper platform should not be added to the registered area unless the contract and project plan explicitly support it. A serious comparison should therefore include the contractual area, future title-deed area, stair position, headroom below and above the platform, storage and furniture layout. A nominally similar 28 sqm unit can function very differently depending on whether the plan is horizontal or vertical.
Construction timing is the project's central due-diligence issue as of 30 August 2026. The original legal brochure expected works to start in December 2024 and to finish in September 2027. Smart EIA Plus records environmental approval on 3 February 2025 and still labels the scheme as not yet constructed or commenced. Origin's own current progress section is even more important: the August 2026 update shows 0% overall progress, with structure, architecture and building systems each at 0%. At the same time, Origin says the EIA approval is in place and the construction permit has been obtained. That combination does not prove cancellation, but it does make the old brochure schedule unsuitable as a dependable handover promise. A buyer should base the decision on the completion date written into the current purchase agreement, the developer's grace period, milestone definitions and contractual remedies if the project runs late.
Pricing looks straightforward until primary inventory is separated from marketplace stock. Origin's dedicated project page currently advertises a starting price of THB 3.29 million. Hipflat shows 11 sale listings with a lower edge of THB 2.89 million, while PropertyHub has nine listings and includes a 25.5 sqm unit at THB 3.32 million updated on 26 August 2026. The THB 2.89 million figure is useful as a live market floor, but it is not proof that Origin itself will contract a fresh developer unit at that price. Off-plan marketplaces can mix developer inventory, agent allocations and assignments by earlier buyers, each with a different amount already paid and a different remaining payment obligation. Before any reservation money moves, the buyer should identify the actual seller, confirm whether rights are being assigned, reconcile payments already made with the original contract and obtain the full schedule of amounts still due through transfer.
Foreign ownership adds another layer because the condominium does not yet legally exist as a completed registered building. Thai rules allow foreign freehold within the statutory foreign quota of a registered condominium, and the transfer process requires confirmation of the foreign proportion. Origin's legal brochure says the condominium juristic person will be registered after construction is complete. Until then, an advertisement describing a unit as available to a foreign buyer is a statement about the intended future transfer structure rather than an existing freehold title that can be inspected today. The purchase contract should therefore identify the intended ownership form, address what happens if foreign quota is unavailable at transfer and spell out the buyer's remedies if the promised form cannot be registered. That is particularly important for an assignment, where the incoming buyer takes over an existing contractual position rather than simply choosing a finished unit from a completed building.
Pet-friendly design is one of the project's more concrete differentiators. Origin plans a Pet & Play Yard and a Pet & Play Lounge on the ground floor, and the legal disclosure in the brochure expressly says residents may keep pets subject to the future condominium rules. For a dog or cat owner, that is stronger evidence than a broker simply applying a “pet-friendly” filter to a listing. What is not yet public is equally important: final limits on species, weight, number of animals, lift routes, cleaning obligations or additional charges will sit in rules that the future juristic person has not yet adopted. Buyers with pets can reasonably treat pet acceptance as part of the project concept, but not every operating detail as settled. Buyers who actively want a pet-free building should also consider this feature a genuine fit issue rather than an amenity they can ignore.

Ownership format
Once the condominium is registered, a foreign buyer may hold a unit in freehold within the foreign quota, capped at 49% of the condominium's qualifying unit area. If foreign-quota freehold is unavailable for the chosen unit, any alternative such as a registered leasehold must be a separately documented structure offered by the seller and is not equivalent to freehold. The building is not yet completed and its condominium juristic person has not yet been registered, so actual foreign-quota availability for a specific unit cannot be treated as fixed today and should be reconfirmed before reservation and again before transfer.
Unit types & sizes
The smallest conventional layout, aimed naturally at a single resident or a couple. At roughly 25–27 sqm, furniture position and storage matter more than a broad project-level description. Compare the exact plan, door swings, kitchen length and wardrobe space before treating two units in this band as interchangeable.
This larger one-bedroom band gives more scope for a dining or work area than the entry layout, but the published range does not show where every extra metre sits. For owner-occupation, favour a plan where the added space improves the living room, storage or bedroom rather than simply enlarging circulation.
The largest conventional layout currently published by Origin. The “plus” space can be useful as a study or occasional sleeping area, but the label should not be read as a guaranteed second enclosed bedroom. Buyers who need two genuinely private rooms should inspect the exact drawing and openings rather than relying on the category name.
A compact vertical layout built around the advertised 4.2-metre high-ceiling concept. The upper platform can separate functions and make a small footprint feel larger, but the stair also consumes usable room. Any extra “usable area” quoted by a marketplace should be reconciled with the contract and title plan rather than added to Origin's official size automatically.
The larger high-ceiling one-bedroom offers more flexibility for separating work, living and sleeping functions without moving into a much larger registered footprint. Comfort will depend on the upper platform's depth and headroom as well as stair geometry, cooling and airflow. Those details deserve a physical show-unit check rather than an assumption from the section drawing.
The largest of the six published configurations combines the plus room concept with the high-ceiling format. It may suit a couple working from home better than the smallest plans, but the premium for vertical volume only makes sense if the stair and upper level are genuinely usable. Compare the full unit specification, not just the footprint and a rendered mezzanine view.
Origin's current page publishes the same official size bands for Simplex and High Ceiling versions. Marketplace listings sometimes quote a larger “usable area” for vertical units or apply different bedroom labels, but the developer does not publish a separate registered or net area for the upper platform. For comparison, use Origin's confirmed 25.35–34.95 sqm bands and reconcile the selected unit's contractual area and upper-level treatment with its plan.
