Why this project is worth a look
Established transit location
My Resort Bangkok’s clearest advantage is that the building and the transport links already exist. MRT Phetchaburi is within a short walk, so a buyer can test the route, inspect the lobby, lifts and common areas, hear the actual traffic environment and see the view from the exact apartment before committing. For an owner-occupier, that degree of certainty can be more useful than promises attached to a future launch.
Larger legacy layouts
The historical unit mix starts at roughly 34 sqm for studios, with one-bedroom homes up to around 69 sqm and two-bedroom layouts extending much further. Buyers who find many newer Bangkok units too compressed may value that extra internal space. The trade-off is condition: a low resale price per square metre can lose its appeal quickly if kitchens, bathrooms, air-conditioning or electrical systems require substantial work.
Real resale choice
Major portals show a broad set of sale and rental listings in 2026, giving buyers the ability to compare several apartments inside the same project rather than taking a single remaining developer unit. That makes it easier to judge the premium for renovation, floor, view and furnishing. It does not, by itself, prove strong liquidity; the time on market and negotiation history of the specific unit still matter.
Documents matter more
The project is old enough for public databases to disagree on completion year, total unit count and the roles of different companies. Those discrepancies are manageable if the unit-level documents are clean, but they are a reason not to rely on an aggregator summary. A sensible resale review should cover title, outstanding common fees, foreign-quota eligibility, condominium-juristic documentation and the legal identity of the seller.
No single project price
The THB 3.29M entry point belongs to one specific one-bedroom resale, not to the condominium as a whole. Other one-bedroom units are marketed at different levels, while larger two-bedroom and penthouse-style apartments sit in another price bracket entirely. The useful comparison is therefore like-for-like: condition, floor, outlook, quota, tenancy and asking price need to be considered together.
About the project
My Resort Bangkok is a completed high-rise condominium on New Phetchaburi Road in Bang Kapi, Huai Khwang. It is no longer a developer-led launch with one inventory sheet and one payment plan; a buyer in 2026 is choosing among individually owned resale units. That changes how the project should be assessed. The relevant questions are the condition of the specific apartment after years of use, its floor and orientation, renovation quality, furniture, title, quota status, tenancy and the seller’s position. At the start of October 2026, the lower end of the visible resale market was around THB 3.29M for a 38.41 sqm one-bedroom unit, while other apartments of similar size were being marketed at materially different prices. That spread is normal in a mature secondary-market building. There is no single meaningful “project price” anymore; the sensible approach is to compare individual units inside the same building and understand why one is cheaper than another.
The development consists of two towers of different heights. Historical project documentation and later corporate reporting align on Tower A at 28 storeys and Tower B at 35 storeys. Older project specifications break the residential stock down into 174 units in Tower A and 208 in Tower B, with two additional commercial units. This explains the two totals that appear online: many portals show 382 because they count the residential apartments, while other sources use 384 for the project as a whole. The distinction matters when a buyer looks at density, common-property costs or foreign ownership ratios; numbers that appear contradictory may simply be counting different types of units. For this dossier, 384 is used as the total project count, with the residential/commercial split retained as an explicit boundary rather than silently choosing one portal’s figure.

The apartment sizes are generous by the standards of many newer central Bangkok launches. Repeated project profiles show studios of roughly 34–36 sqm, one-bedroom units around 38–69 sqm and two-bedroom layouts around 63–156 sqm. The resale market also contains much larger units around 194–195 sqm that are advertised as penthouses, but these are better treated as unit-specific outliers rather than expanding the standard historical unit mix. Space alone is not enough to judge value in an older condominium. A viewing should focus on how efficiently the floor plan works, whether previous renovations were done well, the condition of bathrooms and kitchen systems, signs of moisture, air-conditioning age, window condition, storage, natural light and what exactly remains with the sale. A completed building gives the buyer one major advantage over an off-plan project: these questions can be answered by inspecting the real apartment rather than a showroom.
Location is the clearest structural strength. The building is at 1724 New Phetchaburi Road, close to MRT Phetchaburi; published distances vary from roughly 330 to 450 metres depending on the map point used. Airport Rail Link Makkasan is roughly 600–800 metres away in current project profiles. From here, Asok–Sukhumvit, the Rama 9 business area and the Makkasan transport hub are all practical destinations, while Srinakharinwirot University and Singha Complex are nearby. The trade-off is that New Phetchaburi Road is a major urban corridor. A buyer planning to live here should not assume every unit experiences the location in the same way. Floor, façade, balcony direction, road exposure, noise with windows open and closed, the actual walking route to the MRT and car access during peak traffic can change the day-to-day experience significantly.
The common facilities are typical of a substantial Bangkok high-rise from its era: swimming pool with jacuzzi, gym, sauna and steam room, lobby, landscaped areas, parking, lifts, key-card access, CCTV and 24-hour security. Current project profiles place the pool and fitness area on the ninth floor. In a building that has been operating for well over a decade, the relevant issue is not how many amenities appear on a checklist but how they are being maintained and funded today. Public project profiles still quote a common-area fee of about THB 55 per sqm per month and a sinking fund of THB 500 per sqm, but these figures should be confirmed with the condominium juristic person before purchase. The buyer should also obtain the unit’s debt-free position, recent co-owner meeting records where available, and information about major repair or replacement programmes. Age is not automatically a negative, but deferred maintenance can turn an apparently cheap resale into an expensive ownership decision.
Developer attribution is more complicated than a modern portal label suggests. Multiple historical sources connect the original project to Equity Residential, while Thai project material identifies อิควิตี เรสซิเดนเชียล จำกัด as the project/land-owning company. Some current platforms instead label Everland as the developer. Everland’s own corporate reporting helps explain the overlap: it states that in 2013 the company acquired 92 remaining units from the previous project owner and subsequently sold them as company assets. In other words, Everland has a documented later role in the project, but that should not automatically be read as proof that it was the original developer of the entire condominium. For a resale buyer today, the practical conclusion is straightforward: the seller’s title, the condominium documentation and the unit-level transfer conditions matter more than whichever developer name an aggregator happens to display.
Ownership format
Units are traded on a freehold basis, but a foreign buyer can register freehold only while foreign ownership remains within the statutory 49% area quota for the condominium. Quota status is unit-specific: current My Resort Bangkok listings include both foreign-quota and Thai-quota units, so eligibility must be confirmed before transfer.
Unit types & sizes
The smallest standard layout in the historical project mix. Studios appear less frequently than one-bedroom units in the current resale pool, so actual availability, condition and ownership status need to be checked at unit level rather than inferred from the original specification.
The most visible category in the current resale market. In October 2026, listings around 38–49 sqm showed a meaningful price spread, giving buyers a choice between a lower entry price and units carrying a premium for renovation, floor or furnishing.
This is a broad category, ranging from relatively compact two-bedroom homes in the mid-60 sqm range to substantially larger apartments. Price comparisons only make sense after checking that listings describe the same layout type and are not mixing standard units with oversized special configurations.
The standard ranges come from repeated project profiles. The resale market also contains much larger units around 194–195 sqm marketed as penthouses; they are not folded into the base ranges because historical project specifications usually describe the standard studio, one- and two-bedroom mix as 34–156 sqm. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: A current lower resale anchor is THB 3.29M: PropertyHub showed a 38.41 sqm one-bedroom listing updated on 3 October 2026. This is an asking price in the secondary market, not a developer price; availability, condition, foreign-quota eligibility and final terms need to be checked for the specific unit.
- Completed: 2010
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want an established building near rail transit and prefer to inspect the exact apartment, outlook, noise, common areas and walking route before buying.; Buyers who value more internal space than many newer central-Bangkok launches provide; My Resort Bangkok has one- and two-bedroom layouts that extend well beyond compact entry-level sizes.; Resale buyers who are comfortable comparing several units within one condominium and negotiating around condition, floor, quota and seller circumstances rather than relying on a developer price list.; Investors who want an existing rental and resale market to analyse and are prepared to model returns from the actual purchase price, recurring costs and achievable rent rather than a marketed yield.; may not suit: Buyers who specifically want a new building, fresh developer warranties and a consistent original fit-out; here, quality varies materially from one resale unit to another and the building itself has a long operating history.; Anyone who needs foreign-quota freehold to be guaranteed before selecting a unit; current listings show different quota statuses and eligibility must be confirmed for the chosen apartment.; Buyers unwilling to review resale documentation, renovation history and condominium management. In an established building, those details can matter more than the original marketing concept..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The original developer is best attributed to Equity Residential: historical project material identifies อิควิตี เรสซิเดนเชียล จำกัด, while PropertyHub labels Everland and a narrative section on DDproperty separately mentions CMC. Everland states that it entered later by acquiring 92 remaining units from the previous project owner in 2013. The exact legal English name of the original project company should be checked against transaction documents.
- Completion dating is inconsistent. Everland says Tower B was completed in early 2010 and Tower A in July 2010, while DDproperty and some older Thai profiles use 2009. The core record therefore uses 2010.
- Public sources show both 382 and 384 units. Historical breakdowns identify 174 residential units in Tower A, 208 in Tower B and two commercial units, suggesting 382 is the residential count and 384 the overall project total.
