Why this project is worth a look
Central Asoke, resale pricing
The building offers access to central Asoke through the secondary market, where the entry ticket can be materially lower than in newer nearby towers. The comparison should include more than acquisition price: renovation, in-unit systems and future common-property expenditure can narrow or erase the apparent discount.
Larger legacy layouts
The historical mix includes substantial two- and three-bedroom apartments, which can be compelling for buyers who want genuine living space in the centre rather than the smallest possible unit near transit. The larger the apartment, however, the more important it is to budget properly for kitchens, bathrooms, electrical work, air-conditioning and finishes.
Visible secondary market
Grand Park View has an active sale and rental market, allowing buyers to compare real units instead of relying on an off-plan price sheet. Portal counts should not be treated as unique inventory because the same apartment may be advertised by several agents. A useful comparison set requires de-duplicating listings and checking whether they are genuinely available.
Mixed-use convenience
The lower retail component and the facility floor give the building a more self-contained urban character than a purely residential tower. In a mature project, the current operating condition matters more than the original amenity list. Lifts, pool deck, parking and corridors deserve the same inspection attention as the apartment itself.
Age is the trade-off
This is not a new building that can be judged from a launch brochure. A buyer is taking ownership in a condominium that has been operating for roughly two decades, so management quality, reserve funding and the history of major repairs become part of the investment case. That is where an older building can reveal either overlooked value or future cost.
About the project
Grand Park View Asoke is an established 32-storey condominium on Asoke Montri Road rather than a new launch with developer inventory. The building contains 481 units and has long since moved into a fully secondary-market phase. That distinction matters more than the headline age of the project. There is no single current price list, standard finish package or developer payment schedule to compare. Two apartments with the same nominal size can trade very differently because of renovation quality, floor, outlook, furniture, tenancy status, title details and how urgently the owner wants to sell. A sensible purchase therefore starts by separating the building-level proposition — location, scale, common facilities and management — from the quality of the individual unit. The building can be a good fit while a particular listing is not, and the reverse is also possible if an unusually well-renovated unit solves a buyer's specific needs.
The address is the project's strongest structural advantage. Grand Park View sits at 54 Asoke Montri Road, within the central Asoke corridor and between several major rail connections. MRT Sukhumvit, MRT Phetchaburi and BTS Asok are all reachable on foot, with Airport Rail Link Makkasan extending the network further. That makes the building practical for a resident who works across central Bangkok and prefers to rely on rail rather than a car. The trade-off is equally clear: Asoke Montri is a busy commercial road, not a secluded residential lane. Traffic, street noise and the urban view vary materially by elevation and orientation. Buyers who care about acoustic comfort should inspect the actual apartment with windows both open and closed, ideally at more than one time of day. In an older high-rise, façade exposure and window performance can matter as much as the nominal distance to a station.

The original unit mix is broad by current central-Bangkok standards. Published project specifications show studios of roughly 30–35 sqm, one-bedroom units around 35–45 sqm, two-bedroom apartments around 57–80 sqm and three-bedroom layouts around 93–138 sqm. Current resale listings do not always fit those bands neatly; some units are marketed with bedroom counts or sizes that appear inconsistent with the historical type schedule. That does not necessarily mean the listing is wrong. Apartments may have been reconfigured over two decades, and agents may describe rooms differently. It does mean the advertisement is not the document to rely on. Before paying a deposit, the buyer should match the registered area and title deed to the physical layout and check whether any material alterations require supporting approvals. The larger two- and three-bedroom stock can be one of the building's most useful features for owner-occupiers, but the cost of refurbishing 100-plus square metres can also erase part of the apparent discount to a newer condo.
The project was conceived with a mixed-use element rather than as a purely residential tower. Public project profiles describe a three-level retail component known as Midtown Asoke Plaza, while the main pool, gym and children's area are placed on the 11th floor. Other commonly listed facilities include sauna and steam areas, gardens, parking, lifts, 24-hour security and CCTV. For a building of this age, the existence of a facility is less informative than its present condition and the finances behind its upkeep. A buyer should walk the common areas rather than stopping at the showiest spaces: lift lobbies, car park, corridors, pool deck, façade condition and service areas can reveal how the building is actually being maintained. The condominium juristic person's budget, reserve position, major-work history and planned repairs can matter more to long-term ownership costs than a long amenity checklist.
The lowest live asking-price anchor found at the time of review was THB 3.29 million for a 35 sqm one-bedroom on the 10th floor being sold with a tenant. That number is useful as evidence that central Asoke can still be entered at a relatively modest ticket in this building, but it is not a building-wide valuation. Larger and higher-floor units are listed at very different levels. A low asking price can reflect tenancy, dated interiors, view, urgency, title circumstances or simply a seller willing to transact. An owner-occupier should compare the purchase price plus a realistic refurbishment budget with newer alternatives. An investor should work from net cash flow rather than a gross rent headline, allowing for common charges, management, vacancy, furnishing replacement and future building work. The case for Grand Park View is not that it is universally 'cheap'; it is that the resale market can offer more space in a central location if the buyer is willing to do deeper unit-level due diligence.
For foreign ownership, the building is widely marketed as a freehold condominium, but the legal question is unit-specific. Thai condominium law caps aggregate foreign ownership at 49% of the total unit area in the building. Public portals do not show the live foreign-quota balance for Grand Park View or whether any particular resale unit can currently transfer into a foreign buyer's name. The condominium juristic person should therefore confirm quota availability before a non-refundable commitment is made, and the seller's title documents should be checked as part of the same process. A tenant-occupied purchase adds another practical layer: the lease term, security deposit, rent payment history, termination provisions and handover of landlord rights all need to be documented. In a mature resale building, these details are not administrative extras. They determine whether an attractive listing can become a clean, registrable and economically sensible transaction.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register a unit in their own name only within the statutory foreign-ownership quota of no more than 49% of the aggregate unit area in the building; quota availability for the selected unit must be confirmed by the condominium juristic person before transfer.
Unit types & sizes
A compact format for a single resident or rental use. Renovation quality, storage and the actual layout matter disproportionately in an older building, where two units with the same area can feel very different.
The clearest entry format for a single resident or couple. The lowest asking-price anchor found is a 35 sqm tenant-occupied unit, so it should not be applied to vacant or freshly renovated one-bedrooms.
A practical option for a couple, small family or owner needing a separate office. Some resale ads describe smaller apartments as two-bedrooms, so bedroom count and registered area should be reconciled with the title and actual plan.
The larger three-bedroom stock is one of the building's more distinctive options for long-term central living. It can deliver space that is expensive in newer projects, but refurbishment and ongoing ownership costs need a realistic budget.
The ranges above reflect the published historical unit schedule. Current resale ads sometimes show different combinations of floor area and bedroom count; the marketing description should be checked against the registered area and physical plan before purchase. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.29M on the resale market as of 7 October 2026. This is a lower asking-price anchor for a 35 sqm unit being sold with a tenant, not a representative price for the building. Availability, physical condition, the tenancy, cash-flow handover and transfer terms need to be checked for the specific unit.
- Completed: 2004
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want central Asoke, rail connectivity and usable floor area more than a new-building feel.; Foreign buyers looking for direct condominium ownership and prepared to confirm live foreign-quota availability for the specific unit before committing.; Buyers seeking roughly 60–130 sqm two- or three-bedroom space in central Bangkok and willing to price refurbishment separately.; Investors who prefer an operating resale building with observable sale and rental evidence and who underwrite net returns at unit level rather than relying on a marketed yield.; Buyers comfortable carrying out both technical and document due diligence on a mature condominium rather than relying on a new-project warranty period.; may not suit: Buyers who want a new-build experience, contemporary building systems, a uniform finish standard and minimal unit-condition due diligence.; Anyone needing a developer payment plan or primary-sale instalment structure; the project is now a resale market.; Buyers unwilling to check renovation history, arrears, tenancy status, foreign quota and title documents before paying a material deposit.; Residents who prioritise a quiet low-traffic street over a central position directly on Asoke Montri Road..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year is inconsistent across major sources: several portals state December 2004, while others list 2005. The main field uses 2004 following the higher-priority FazWaz project profile; a legally definitive date would require condominium juristic-person or original project documentation.
- Most checked project profiles attribute the development to Grand Unity Development Co., Ltd., while DDProperty currently lists Hight Rise Development. This does not change the building's present resale status, but the original legal developer name should be verified from project documentation if developer history is material to the buyer.
- The project is widely presented as a freehold condominium, but public sources do not show the current foreign-quota balance. Eligibility to register a particular unit in a foreign buyer's name must be confirmed with the condominium juristic person before transfer.
