Why this project is worth a look
Inspect the real building
There is no construction-delivery risk left to price in: the tower has been operating since 2013. The relevant risk has shifted to condition and management. A serious viewing should include the floor corridor, lift lobby, car park, pool deck and gym, not just the apartment. In an established condominium, the state of those shared areas is often a better clue to future ownership experience than anything in the original brochure.
Think Phetchaburi MRT
Asoke in the name can make buyers picture a Sukhumvit address beside Asok BTS. The building's practical rail station is Phetchaburi MRT, with Makkasan adding Airport Rail Link access nearby. That is useful connectivity, but it creates a different daily pattern from living directly on Sukhumvit. Anyone whose routine depends on Asok BTS should walk the full transfer or street route before treating the two locations as interchangeable.
One-beds are genuinely roomy
Around 50 sqm for a one-bedroom is generous by current central-Bangkok standards and makes the unit easier to use as a long-term home rather than a compact city base. The same applies to many of the two-bedroom plans. More floor area is not automatically better value, though: renovation budgets, common charges and furnishing costs all scale with size, so the headline unit price needs to be read alongside the usable space.
The unit beats the brochure
After more than a decade of ownership changes, individual apartments have diverged. Some are renovated, some remain close to original specification, some are sold with tenants and some portal descriptions no longer line up neatly with the original type schedule. That makes orientation, registered area, renovation history and tenancy status materially important. The building is the context; the specific resale unit is the actual product.
Outlook changes by side
Original planning placed the main residential faces broadly north and south. The northern side looks toward the city and transport infrastructure, while the southern side opens more toward the university and Saen Saep Canal. Higher floors are mostly about views and sun exposure; lower floors can add more sensitivity to traffic, privacy and the canal edge. Comparable floor area does not necessarily mean comparable living conditions.
About the project
Supalai Premier Asoke is a mature resale building rather than an off-plan proposition. The tower was completed in 2013 and is distinct from the older Supalai Premier Place Asoke on Sukhumvit 21. Contemporary launch material described 645 residential units plus eight retail units in a 38-storey development. That distinction explains why some databases show 645 units while others show 653: they are often counting different things rather than describing different buildings. For a buyer, the scale matters in practical ways — lift traffic, parking demand and how busy the shared facilities feel can vary a lot between a weekday afternoon and the evening peak.
The name can also create the wrong mental map. This is a Phetchaburi Road address at 1750 Phetchaburi Road, Bang Kapi, Huai Khwang, positioned close to Phetchaburi MRT and the Makkasan transport node. It is not a doorstep-Asok-BTS building on Sukhumvit. Current project portals place the MRT within a few hundred metres, while the Airport Rail Link at Makkasan is also nearby. That gives the building useful rail connectivity in more than one direction, but the Asok–Phetchaburi junction is a large, traffic-heavy intersection. A buyer who expects a frictionless two-minute pavement walk should test the route at the times they will actually use it.

Space is one of the building's more tangible differences from newer central-Bangkok stock. Project directories consistently show studios around 33.5–39 sqm, one-bedroom units around 50–51 sqm and two-bedroom layouts broadly around 65.5–85 sqm. Original project material also included a 76 sqm three-bedroom penthouse format on an upper floor. Resale listings now show a wider spread, including configurations that do not match the original type chart. That is normal enough in an older building, where renovations and owner alterations accumulate, but it means the registered plan and title documents for the chosen unit are more useful than a portal label.
The amenity plan is concentrated rather than scattered through the tower. The eighth floor carries the swimming pool, gym and a substantial garden deck; original and later project references put the gym at roughly 170 sqm. The rooftop adds another landscaped area together with a lounge or meeting function. Parking and commercial space sit in the lower podium. Because everything already exists, a resale buyer can inspect the condition of the pool, gym equipment, lifts, corridors and common areas rather than relying on renderings. The trade-off is age: by 2026 the building is well into its operating life, so maintenance quality, reserve planning and the juristic person's management are part of the property decision.
Pricing therefore has to be read unit by unit. A current PropertyHub studio listing at 33.5 sqm and THB 5.4M provides a defensible lower market anchor as of 30 September 2026. Listings around THB 4.2M also appear on major portals, but those entries describe a 30 sqm unit, which conflicts with the repeatedly documented minimum studio size. We have not used that figure as the headline starting price. For foreign buyers, price is only one screen: freehold registration also depends on foreign-quota availability in the building at the time of transfer, and that building-specific quota position is not established by the public project pages.
In a building of this age, the apartment itself is only half of the purchase. The other half is how the common property has been maintained and funded. A buyer should look for signs of deferred work in lifts, façades, pool areas, parking and mechanical spaces, and ask whether the co-owners have approved any material capital projects. Those costs do not show up in an online asking price. We could not verify the current reserve-fund position or any live major-works budget for Supalai Premier Asoke from public sources, so old launch-era charges have not been presented as current operating costs. At transfer, the unit's common-fee position also matters because the condominium juristic person issues the debt-free documentation used in the registration process. Where a resale comes with a tenant, the lease end date, deposit, handover terms and the buyer's ability to occupy the unit can be more important than a small headline discount. This is the kind of mature-building due diligence that replaces off-plan construction questions once a project has been operating for years.
Ownership format
A foreign buyer may register a condominium unit in freehold if foreign quota remains available in the building. Foreign-owned units may not exceed 49% of the aggregate unit area in the registered condominium. If the quota is full, foreign freehold cannot be registered; any lease arrangement is a separate contractual structure. Quota availability must be confirmed for the specific unit before transfer.
Unit types & sizes
The entry layout for a single occupant or a compact city base. Current resale stock still includes studios around 33–33.5 sqm. Portal listings described as 30 sqm do appear, but they do not match the repeatedly documented project type range and should be verified against title and floor-plan records.
A signature format in the building, with roughly 50 sqm allowing a proper bedroom, living room and kitchen rather than a compressed one-bed plan. The layout can work well for long stays, but finish condition now varies widely between resales. Kitchens, bathrooms, built-ins and air-conditioning systems deserve unit-level inspection.
A practical choice for couples, families or buyers who want a separate work room. Current portals also show two-bedroom listings outside this historical size band, so the marketing card should not be treated as the registered plan. Check the title area and the actual layout of the specific resale unit.
The original project description placed this format on the 37th floor. Treat it as part of the historical type mix, not as a statement of current availability. Upper-floor resales are intermittent and individual layouts may have changed over time.
The cards reflect the best-supported project type schedule. Resale portals now contain units with sizes or bedroom counts outside these bands; that does not automatically make them wrong, but the registered area and plan should be checked for each unit.

Location
- The building sits directly on Phetchaburi Road in Bang Kapi, Huai Khwang, close to the Asok–Phetchaburi junction rather than beside Asok BTS on Sukhumvit.
- Phetchaburi MRT is within a few hundred metres according to current project portals. The walking experience depends on the exit and road crossing, so map distance alone is not the whole commute.
- Makkasan Airport Rail Link is part of the same wider transport node, giving a rail option toward Suvarnabhumi Airport without relying on a car.
- The southern side faces more toward the university and Saen Saep Canal, while the northern side looks toward Phetchaburi Road, city buildings and transport infrastructure. Floor and orientation materially affect view, noise and privacy.

Best for: Buyers who prefer an established central-Bangkok condominium they can inspect today rather than an off-plan promise.; People whose daily travel works well with the MRT Blue Line and Makkasan connections, even if they are not living directly on Sukhumvit.; Long-stay owners who value a roughly 50 sqm one-bedroom or a larger two-bedroom layout more than having the newest building.; Resale buyers comfortable judging the actual unit by condition, floor, view, documents and tenancy status instead of relying on project-level branding.; Foreign purchasers who are prepared to verify building quota and transfer eligibility before committing substantial funds.; may not suit: Buyers who specifically want a new building, current-generation common-area finishes and minimal age in lifts, pumps and other shared systems.; Drivers who are particularly sensitive to peak-hour congestion at major junctions; the Asok–Phetchaburi approach should be tested during the buyer's actual commute window.; Anyone expecting uniform resale stock. More than a decade of individual ownership means apartment condition and renovation quality now vary materially.; Buyers looking for a project-wide guaranteed rental return or a fixed developer rental programme; none is established for the present resale market..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The current foreign-quota balance at Supalai Premier Asoke has not been publicly verified. The statutory ceiling is 49%, but freehold eligibility must be confirmed for the specific unit before transfer.
- Sources alternate between 645 and 653 units. Launch material resolves most of the discrepancy as 645 residential units plus 8 retail units; 645 is therefore used as the residential unit count.
- Major portals show THB 4.2M listings described as 30 sqm, while the supported original studio range starts around 33–33.5 sqm. That price is not used as the headline lower anchor until the specific title and unit data are checked.
