The original project materials emphasise efficient storage, Japanese-inspired entrance details, more practical kitchen separation and bathtubs in selected two-bedroom layouts. The common areas extend beyond the standard pool-and-gym formula: the developer lists a swimming pool, gym, kids’ club, library and shuttle service at ground level, with rooftop yoga space, an onsen-style facility, cabanas, a sun deck, golf practice and a barbecue area. For a buyer, the practical takeaway is that this is a relatively small building carrying a fairly broad amenity package, so management quality and the condition of those shared spaces matter.

The location is better understood as 'inside Phrom Phong' than 'next to the BTS'. Phrom Phong station is the nearest Skytrain stop, but published distances cluster around roughly 1.0 to 1.35 kilometres. The project has a shuttle service, which makes that distance less inconvenient, yet buyers who expect to walk out of the lobby and reach the platform in a few minutes should see the route in person. The upside is the character of Sukhumvit 39 itself: the street links the Phrom Phong core to Phetchaburi Road and sits in one of Bangkok’s best-established Japanese residential areas, with supermarkets, restaurants, healthcare and long-stay housing woven through the neighbourhood.

The apartment mix is broader than the compact one-bedroom focus seen in many newer inner-Bangkok low-rises. One-bedroom units are recorded at 30.32–35.82 sqm, two-bedroom units at 50.35–70.9 sqm, three-bedroom units at 81.58–93.3 sqm, plus a larger three-bedroom layout of 121.72 sqm. The original project material supports the same general progression, citing starting sizes of about 30 sqm, 51 sqm and 81.5 sqm for one-, two- and three-bedroom homes. Current resale listings often round those figures, so a 30 sqm, 35 sqm, 59 sqm or 61 sqm listing does not necessarily indicate a different product line. The condominium title deed remains the definitive area reference for a transaction.

Resale pricing is fragmented because buyers are comparing individual owners rather than a single developer price list. A 30 sqm one-bedroom unit was offered at THB 3.29 million on 12 September 2026, which is a useful lower market anchor rather than a project-wide price. Other September listings showed one-bedroom asking prices around THB 3.499–5 million, two-bedroom stock from roughly THB 6.9 million upward, and a 123 sqm three-bedroom listing at THB 18.9 million. Those figures should not be read as a clean price ladder: renovation quality, floor, outlook, tenancy status, furniture and ownership quota can materially change the value of two units in the same building.

The rental market is active enough to give a buyer real comparables rather than relying on a theoretical yield claim. During 2026, one-bedroom units around 30–35 sqm were being advertised at roughly THB 22,000–27,000 per month, while two-bedroom units around 51–64 sqm appeared around THB 39,000–50,000. These are asking rents, not guaranteed achieved rents. An investment case should therefore be built around the actual unit and lease evidence: current tenant or vacancy, deposit, lease expiry, management or leasing commissions, common fees, maintenance and realistic downtime. Mixing the cheapest sale listing with the highest rent listing is not a meaningful return calculation.

Pet-friendly positioning is a genuine part of the project’s identity, not just a single agent’s sales line. Major Development currently promotes pet-oriented residential concepts across its portfolio, and Maestro 39 is repeatedly marketed and rented as a pet-friendly building. The detail is less uniform. Some listings mention small pets, others dogs only, and others state that all pets are accepted; third-party sources also publish different fee or deposit conditions. A buyer for whom pet access is essential should therefore obtain the current house rules from the condominium juristic person rather than relying on an old listing or a broker’s summary.

Foreign ownership is structurally straightforward but still unit-specific. Thailand’s condominium rules allow eligible foreign buyers to hold condominium freehold, subject to the foreign-ownership ceiling of 49% of the total unit area in the building. Resale portals commonly mark Maestro 39 units as freehold, but that does not by itself prove that a particular unit can be transferred into a foreign buyer’s name on the intended date. The condominium juristic person must confirm the foreign quota and issue the relevant certificate for the Land Department. This is one of the checks that should happen before money is committed, not after a reservation has been paid.

The project makes the most sense when a buyer values a mature Sukhumvit address, low-rise scale, a broad choice of layouts and a building culture that accommodates pet owners. It is less compelling for someone whose top priority is a brand-new building, direct station access or high-floor skyline views. Because Maestro 39 has been occupied for more than a decade, the best inspection is not limited to the apartment: the buyer can judge the pool, rooftop areas, lifts, parking, security, landscaping and management in their real operating condition. The building has enough history to replace marketing promises with observable evidence, which is an advantage if the due diligence is done properly.

Ownership format

A foreign buyer can register a unit in freehold only if space remains within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium.
