The same development appears online as Coco Park Sukhumvit-Rong Po, CocoPark By Sirisa 21, Coco Park Pattaya and simply Sirisa 21. The address, original house plans and developer trail line up, so these names are treated as aliases rather than separate residential projects. Baan Sukniwate's own website lists Coco Park in its detached-house portfolio, while Home.co.th identifies Sukniwate Group Co., Ltd. as the project owner. For a buyer today, however, this is a resale community. The original developer specification is useful background, but the condition, title, alterations and sale terms of the individual house matter more than the old launch brochure.

The strongest practical reason to look at Coco Park is space. Thai project databases preserve three original house designs: Aster at about 187 sqm, Beryl at about 220 sqm and Calla-lily at about 240 sqm. They are two-storey detached homes, generally arranged as three or four bedrooms with three bathrooms and two parking spaces in the original plans. Current resale properties can differ because owners have renovated, extended or reconfigured them over the years. A current listing therefore should not be assumed to match the original plan just because the internal area is similar. In 2026, one visible resale example offered a three-bedroom, three-bathroom house of roughly 220 sqm on a 61 sq.wah plot for THB 5.0M, while other houses in the same community were marketed at higher prices. That spread is typical of a mature housing estate where refurbishment, plot position and fit-out can matter as much as headline floor area.

The location is better understood as a Bang Lamung and Laem Chabang commuter location than as a central Pattaya resort address. Homenayoo places the project at 13.036175, 100.928421 on Sukhumvit Road and describes the approach from the Laem Chabang side, with DoHome next to the development. This gives straightforward road access for residents who work, study or run businesses around Bang Lamung and Laem Chabang, and it connects naturally with the wider highway network. The trade-off is equally clear: the project is not designed around a walk-to-the-beach or walk-to-nightlife lifestyle. A household that drives daily may find the position practical; a buyer wanting the urban convenience of central Pattaya without a car should compare it with locations much farther south.

The original amenity package included a clubhouse, communal swimming pool, gym, landscaped common areas, a playground and security. Later project directories also list CCTV and controlled entry. Those features are relevant, but in a completed community of this age their current operating condition is more important than the historical checklist. A buyer should look at the actual pool and gym, street maintenance, drainage, security presence and the way common areas are managed. None of the sources reviewed provided a reliable current common-fee figure. That missing number matters because maintenance quality and recurring charges can vary over time, and both affect the cost of ownership and how the community feels to live in.

There is a material data conflict on project size and completion year. FazWaz and the international portals using the same project record state 189 units and completion in October 2010. ZmyHome and some Thai project records for Coco Park Sukhumvit-Rong Po state 137 units and 2013. Baan Sukniwate's current project page does not publish either figure in text. Following the source-priority rule for this dossier, the registry fields use 189 units and October 2010, while the 137-unit and 2013 figures remain explicitly unconfirmed. The discrepancy does not appear to represent a different location or a different detached-house community, but it is a reminder that historical portal data should not substitute for project-level or title-level documents when a specific house is being purchased.

Foreign ownership requires more care here than it would for a condominium unit within the foreign quota. Thailand's government information portal states that foreigners generally cannot own land directly, apart from narrow statutory exceptions. A registered long-term lease is generally limited to 30 years, and ownership of a building can be structured separately from the land. The public sources reviewed for Coco Park do not disclose the land title of a specific resale house or a standard foreign-buyer structure for the estate. It would therefore be inaccurate to describe a house here as straightforward foreign freehold of both building and land. Before a meaningful deposit, the buyer needs the selected plot's title document, the registered owner's details, any mortgages or encumbrances, and a clear explanation of the legal right that will actually be transferred or registered.

There is evidence of both resale and long-term rental activity, but not enough to turn the project into a simple yield story. FazWaz showed a three-bedroom house of about 220 sqm offered at THB 30,000 per month in 2026, while sale listings ranged from around THB 5.0M upward depending on the property. Those numbers are useful market observations, not a project-wide rental return. An investment case should be built from the actual house: documented rental history if available, maintenance and renovation costs, ownership structure, taxes and transfer expenses, and realistic resale demand for that particular plot. For an owner-occupier, the decision is more tangible — room sizes, commute, road access, condition and whether the northern Bang Lamung location suits daily life.

The project's age can work in a buyer's favour because there is little need to imagine what the completed environment will look like. Streets, neighboring plots, common areas and the physical house are all there to inspect. The same age also creates a wider condition gap between properties. Roofs, waterproofing, electrical systems, water pressure, drainage, air-conditioning, windows, signs of moisture and the quality of any owner-built extensions deserve a proper inspection. One renovated listing cannot be used as evidence for the whole estate. Coco Park therefore rewards house-by-house diligence: confirm the legal documents and physical condition first, compare the asking price with other homes inside the community, and only then negotiate the transaction structure and price.
