Simple house format

The original residential product is easy to understand: two-storey twin houses with either three or four bedrooms, three bathrooms and parking for two cars. Both base layouts were published at 128 sqm of usable area with land starting from 40.8 square wah, giving buyers a clear baseline for comparison.

A finished estate

This is an established resale community, not a promise on a brochure. Buyers can inspect the actual street, neighbours and house condition before committing. The trade-off is that resale due diligence becomes more property-specific, especially where owners have modified or extended the original plan.

Northern Pattaya access

The estate sits around 1.8 km inside Soi Bang Lamung 13 from Sukhumvit Road. That can work well for households tied to Bang Lamung, Laem Chabang and northern Pattaya, but it is a different lifestyle from a central or beachfront address.

Varied resale stock

Current listings show that homes have evolved beyond the original 128 sqm template. Extensions, larger fitted areas, corner plots and added covered space can materially change one house from another, so value should be judged at unit level rather than from the project name alone.

Land rules are central

A foreign buyer cannot approach this house-and-land product in the same way as a foreign-quota condominium. The building, land title and any registered lease need to be reviewed together, with the ownership route determined from the documents of the selected property.

About the project

Pattalet 2 is a low-rise residential estate by the PATTA brand in Takhian Tia, Bang Lamung, on the northern side of the wider Pattaya market. It is neither a beachfront resort scheme nor a new-launch development. Its core product is a two-storey twin-house format intended for everyday residential use, and the market today is resale. PATTA’s own project history lists Pattalet 2 separately from the earlier Pattalet 1, so the two should not be merged simply because the names are similar. Current property databases consistently place completion around the end of 2018 and report a total of 277 plots or units.

That headline number needs context. The land-allocation disclosure reproduced by Home.co.th breaks the development into 230 twin-house plots and 47 commercial-building plots. In other words, 277 does not mean 277 identical homes. The residential product was originally straightforward: two 128 sqm layouts, one with three bedrooms and one with four, each with three bathrooms and two-car parking. The starting land size was published as 40.8 square wah. Resale homes can now differ substantially from those original plans because owners have extended kitchens, covered parking, side yards and interior space. A buyer should therefore treat the old brochure layout as a baseline, not as proof of the present dimensions of a specific house.

The location works better for car-based daily life than for a beach-holiday routine. The estate sits on Soi Bang Lamung 13, about 1.8 km in from Sukhumvit Road. A project review gives coordinates that align closely with the Street View point linked from the current FazWaz profile. Bang Lamung railway station, local convenience stores and schools are nearby, which can make the area practical for households connected to Bang Lamung, Laem Chabang or northern Pattaya. It is not a walk-to-the-beach proposition, and buyers who spend most of their time in central Pattaya should test the actual driving pattern at the times they expect to travel.

Because the estate is completed and established, the due-diligence priorities are different from an off-plan purchase. Construction completion risk and a developer instalment schedule are no longer central. The condition and legal history of the individual resale house matter much more: extensions, building permits where relevant, title documents, any registered lease, common-fee arrears, and whether the advertised common facilities are still operating as described. The lowest current listing found in September 2026 is a four-bedroom house at THB 4.69M with a stated 200 sqm of internal area, well above the original 128 sqm plan. Another recent three-bedroom listing is described as 135 sqm after additions. Those examples show why project-level specifications should never be copied into a resale contract without checking the actual property.

There is also a corporate-name issue worth keeping visible. PATTA clearly identifies Pattalet 2 as part of its own development history, so the developer brand is well supported. The underlying legal entity is less tidy across public sources. Home.co.th currently labels the project owner as PATTA Development Company Limited, while the land-allocation disclosure reproduced on the same page names Watcharin Group (Pattaya) Co., Ltd.; FazWaz also attributes the development to Watcharin Group. For a public project page, PATTA is the most defensible developer brand. For a transaction, the relevant legal company should be checked against the title, historic project documents and the seller’s paperwork rather than inferred from a portal label.

The original land-allocation structure also included 47 commercial-building plots alongside the 230 twin-house plots. That does not automatically make Pattalet 2 a conventional mixed-use development, but it is relevant to the day-to-day character of the estate. A house close to the commercial section may experience different traffic, parking pressure or activity from one deeper inside the residential streets. For a resale purchase, an evening and morning visit can reveal more than an old master plan.

Pricing needs the same resale context. Home.co.th retains historic developer-era pricing while also marking the project sold out, whereas current portals list individual second-hand houses. There is therefore no single current developer price for Pattalet 2 in 2026. The THB 4.69M figure is the lowest verified active listing found at the time of research and belongs to a specific four-bedroom home. Plot size, furniture, renovation quality and extensions can move another house materially above or below that reference.

Ownership format

The project consists of houses with land plots. A foreign buyer generally cannot hold Thai land outright in the ordinary course of purchase; the selected property therefore needs a separate review of building ownership and any registered land lease, normally capped at 30 years per registered term. Narrow statutory exceptions to foreign land ownership exist, but they are not the standard route for buying a house here.

The original three-bedroom plan spans two storeys with parking for two cars. Launch-era reviews also describe a living room, kitchen, dining area, storage and an external service area. Many resale homes have since been altered, so 128 sqm is the original type specification rather than a guarantee for every house now offered.

The four-bedroom version used a different ground-floor arrangement while keeping the same published 128 sqm usable area. Resale examples now include substantially larger four-bedroom homes after owner alterations, so the present dimensions and status of extensions need to be checked house by house.

The original two layouts are supported by several project databases. Resale stock is no longer standardised: current and recent listings show homes around 135–200 sqm after extensions and alterations. For a selected property, the documented area, physical area, plot boundary and status of additions should be checked separately.
