Why this project is worth a look
Residential, not resort
Pano Village makes more sense as a permanent home in the Bang Lamung–Laem Chabang corridor than as a classic Pattaya holiday property. That changes the buying checklist: commuting time, land plot, parking, house condition and the quality of the shared estate matter more than a sea view or walkability to tourist streets. For a household tied to local industry, the port or Si Racha, the location can be practical; for occasional beach holidays, it is a much less obvious fit.
A family-sized layout
The documented house plans are predominantly two-storey, three-bedroom, three-bathroom homes with parking for two cars. Published plans point to several sizes, including roughly 150, 155, 181 and 185 sqm. That gives the estate a usable family format, but it also means a resale buyer should identify the original house model before comparing prices. Two Pano Village listings can differ meaningfully in land, extensions and interior condition even if their basic bedroom count looks identical.
You can inspect reality
This is a built and occupied estate, so buyers can assess the roads, neighbours, landscaping, security practice and common facilities as they actually operate rather than relying on a future promise. The trade-off is that age now matters at house level. Roofs, waterproofing, drainage, electrical work, settlement cracks, extensions and owner-built kitchens may differ substantially between properties, making a detailed physical inspection more valuable than a generic project review.
Resale pricing varies
Current asking evidence spans from a THB 2.223M bank-owned property to standard portal listings around THB 2.6M and above. That spread should be segmented rather than averaged. A distressed or bank-held asset is not automatically comparable with a renovated owner-occupied house or a larger corner plot. The lower price can be attractive, but its value only becomes clear after the buyer understands title, condition, occupancy status and the repair budget needed after completion.
Land rights come first
For a foreign buyer, a landed house requires a different legal analysis from a condominium because the transaction is tied to land as well as the building. Direct foreign land ownership is generally restricted in Thailand. Before modelling rental return or resale, the buyer needs to know the title of the specific plot and the legally available structure for that property; a registered lease and rights over the building may be relevant, but the exact terms must be checked house by house.

It is an established residential community serving people who value access to Laem Chabang, Si Racha and the surrounding industrial and port economy. The same development appears online as Pano Village, Pano Village Laemchabang and Pano Village Laemchabang–Wat Thung Krat. For this record, those names refer specifically to the Estate Creation development with 265 homes at Moo 8 on Thung Krat Road. A separate 116-home project carrying the same Pano Village name under another developer has been excluded rather than blended into the specification.
The estate is fairly substantial for a landed community, with 265 homes on roughly 39 rai. Published material points to a mix of two-storey detached and semi-detached houses, typically configured with three bedrooms, three bathrooms and parking for two cars. Named house plans range from about 150 sqm to 185 sqm across different sources. For a resale buyer, this matters more than a headline project size: two properties inside Pano Village can have different original layouts, different land plots and very different levels of owner modification after several years of occupation. A sensible comparison therefore starts with the original house model and then moves to extensions, kitchens, carports, garden changes, maintenance history and the condition of the structure itself.

The project is unquestionably completed, but the published completion year is not perfectly clean. FazWaz, Thailand-Property and Dot Property consistently show August 2019, while ZmyHome lists 2017. EC Group’s own portfolio places Pano Village under 2015, which appears more likely to be a project or launch year than a precise final-handover date. August 2019 is used in the registry because it is the most consistently repeated completion date across large project directories, but the conflict is preserved rather than silently reconciled. For an individual resale house, the more useful questions are the date of its own transfer, how it has been maintained, whether it has been altered and whether those alterations are properly documented.
Community facilities are straightforward rather than resort-style. Multiple sources support a clubhouse, swimming pool, fitness room, landscaped or garden areas, a children’s playground, security and CCTV; older project reviews also mention key-card access. Those features suit a permanent residential estate, but a brochure-era facility list should not be treated as proof of present-day operating quality. A 2026 buyer should look at the pool, gym, roads, drainage, security practice and common landscaping in person, and should confirm any current common-area fee or management arrangement directly from the seller or estate management. What matters now is not only what was built, but how the shared environment has aged.
The address sits off Thung Krat Road in Bang Lamung, with road connections toward Sukhumvit Road and the wider Laem Chabang–Si Racha–Pattaya network. Historical location reviews describe access through the Wat Thung Krat area, while current project directories continue to position Pano Village around Bang Lamung and the Laem Chabang employment zone. In practical terms, this is a car-oriented location. It may make sense for a household whose daily life is tied to the port, industrial estates, Si Racha or nearby workplaces. It is much less compelling for someone whose priority is walking to the beach, nightlife or the tourist core of Pattaya. The same Chon Buri map can hide very different daily routines, and Pano Village clearly belongs to the residential/employment side of that divide.
Pricing is now a resale story. The lowest current offer found inside the estate is a bank-owned property at THB 2.223M, while mainstream project portals show ordinary resale stock from roughly THB 2.6M and above. The gap should not be read as a simple valuation contradiction. A repossessed property, a renovated house, a corner plot, a larger original house model or a home with extensions can all sit at different levels. Buyers should compare land size, usable area, original plan, physical condition, furniture, registered rights, outstanding obligations and likely repair costs before treating two asking prices as comparable. The number on this page is therefore a lower market anchor, not a promise that a typical Pano Village house can be bought for that amount.
Estate Creation Co., Ltd., trading as EC Group, is the developer of the target 265-home Pano Village. EC Group’s official corporate page includes Pano Village in its project history and says the group has created more than 5,000 homes across its wider track record. That establishes the developer identity, but it does not replace transaction-level due diligence on a resale property. The seller in 2026 may be an individual owner, a bank or another asset holder, so the buyer needs the specific land and building documents for the selected house, not only the original project brochure. This is especially important for foreign buyers because direct land ownership in Thailand is generally restricted; the land title and the legal structure for the chosen property need to be reviewed before the economics of the purchase can be judged properly.

For a specific house, the land title and permitted structure need to be checked separately, for example a registered long-term land lease together with rights over the building; nominee-company structures are not treated as a recommended route.

On a resale property, later extensions can change the practical usable area, so the original 150 sqm is best treated as a reference against the plan rather than a substitute for checking the house as it stands today.
The published Kelly plan is listed at 155 sqm over two floors, with three bedrooms, three bathrooms and two parking spaces. It sits close to the Ida in headline size, so the land plot, condition and later owner work may matter more in a resale comparison than the five-square-metre difference in original area. If a seller identifies the house by model, that model should be checked against the plan and property documents, particularly where the home has been altered.
Laura is described as a detached two-storey house of about 181 sqm, with three bedrooms, three bathrooms and two parking spaces. That makes it a different proposition from the semi-detached plans even inside the same estate. A buyer should compare not only internal area, but also plot size and shape, separation from neighbouring homes, usable garden space and how much of the asking price is effectively being paid for the land position.
Older project reviews show Mina Plus as a semi-detached two-storey home of 185 sqm with three bedrooms, three bathrooms and two parking spaces. That figure sits above the 150–181 sqm range quoted by some project-summary pages. The 185 sqm specification is therefore retained as a documented individual house plan rather than used to rewrite the overall project range without further evidence.
There is no single clean, internally consistent catalogue of every house type across the available sources. Several project summaries quote a 150–181 sqm range, while the Mina Plus plan is separately published at 185 sqm. A subtype unit-count breakdown also fails to reconcile mathematically with the confirmed total of 265 homes.
