Older material and some property portals also call it Nirvana Beyond Suanluang Rama 9. The location, developer, house types and project details line up, so this appears to be an alternate project name rather than a separate phase. That matters when searching the resale market because a relevant listing can sit under either label. The estate is closely associated with Suan Luang Rama IX Park and with the Srinakarin–Bang Na side of the city. It is best understood as a family-house proposition in east Bangkok, not as a transit-led central-city purchase where daily life starts at a station entrance.

The original range was unusually consistent in one respect: all four named house types — Keen, Niche, Live and Most — are three-storey homes built around four bedrooms and four bathrooms. What changes is the usable area, starting from 310 sqm and rising to 418 sqm, plus the plot size, parking provision and internal arrangement. Early detailed project material also identifies a maid's room in Niche, Live and Most. For a household that wants separate bedrooms, work areas and shared family rooms, the scale is meaningful. The trade-off is vertical circulation. A 300-plus-square-metre house spread over three floors can feel very different from the same area over two floors, especially for young children, older relatives or anyone who wants the essential daily rooms to remain on the entry level.

The most useful design distinction is not the marketing language but the way the plans handle privacy, daylight and the centre of the house. A detailed 2015 review shows courtyard-oriented planning in parts of the range, with rooms separated around open space rather than packed against one another. Keen was presented differently, without the same central court and with a larger upper terrace. Those choices affect how the house feels and how it performs. More glazing and internal open space can make a deep plan brighter, but in Bangkok they also make shading, air-conditioning load, waterproofing and long-term maintenance more important. On a resale inspection, the condition of roof edges, seals, drainage, exterior walls and any later extensions deserves more attention than the original brochure finish.

The shared facilities are substantial for a detached-house estate: a clubhouse, salt-water pool, gym, landscaped common space, children's area, controlled access, CCTV, 24-hour security, automatic gates and underground power distribution are repeatedly documented. Early project material also described individual alarm systems in the houses. None of that should be treated as a promise that every feature is in original condition today. Because the estate has been occupied for years, the more relevant question is how the common property is being run now. A viewing should include the roads, drainage, landscaping, pool area, gate operation and visible maintenance backlog, not just the house being sold.

The address works particularly well for buyers whose routines already sit in east Bangkok. Chaloem Phra Kiat Rama 9 Road connects toward Srinakarin and the On Nut/Sukhumvit 77 direction, while multiple project profiles place the estate immediately by Suan Luang Rama IX Park. A detailed site review published coordinates of 13.683391, 100.666210. Mapping sources place Si Udom on the Yellow Line at roughly 2.4 km and Suan Luang Rama IX station at about 3 km, so rail is available in the broader neighbourhood but not at the gate. For a car-based household using Bang Na, Srinakarin, Suvarnabhumi and nearby schools or retail, the location can make practical sense. For someone commuting every day into the central business districts, the peak-hour drive should be tested rather than inferred from off-peak travel claims.

By 2026 this is a resale market with property-by-property pricing, not a developer launch where one price list describes the whole estate. Current portals show asking prices from around THB 18.4M, while larger or heavily upgraded homes are marketed much higher. Fresh DDproperty listings in August 2026 included asks around THB 19.9M to THB 24.6M. Rental portals have also shown asking rents around THB 120,000–140,000 per month. These figures are useful only as market signals: they are not recorded transaction prices and they do not establish an investment return. For a particular house, the original plan type, registered land size, extensions, renovation quality, mechanical condition and title position can easily matter more than a headline price comparison.

The developer trail is clearer than it is for many older Bangkok estates. Historic project documents identify Nirvana Development Co., Ltd. The wider group later traded as Nirvana Daii Public Company Limited and, effective 28 April 2023, changed its name to Nirvana Development Public Company Limited. The company remains publicly listed and publishes corporate information through Thailand's securities infrastructure. That helps with project provenance, but a resale buyer is still buying a specific asset from a specific owner. The current title, encumbrances, plot boundaries and seller authority need their own due diligence. Foreign buyers face an additional layer: a portal's 'freehold' label describes the property being offered, but it does not override Thailand's restrictions on direct foreign ownership of land.

Ownership format

Resale listings commonly describe these homes as freehold property, but that does not mean a foreign individual can simply register the underlying land in their own name. Thai law restricts foreign land ownership except for narrow statutory exceptions. For a specific house, the land title and the legally workable structure need to be verified. One common lawful route is a registered land lease of up to 30 years together with separately documented rights to the building where appropriate; any promised renewal should be assessed as a contractual commitment rather than assumed to arise automatically.
