Why this project is worth a look
Inspect the real asset
Because the estate is complete, the buyer can judge the actual house, plot, street and neighbouring environment rather than relying on a future delivery specification. That removes most construction-timing uncertainty, but it replaces it with resale due diligence: extensions, repairs, built-ins and deferred maintenance can vary from one house to another.
Built for family scale
The confirmed plans start at 351 sqm and all carry four bedrooms and five bathrooms. A ground-floor bedroom, Thai kitchen and separate service zone make the layouts useful for multi-generation living, long-stay guests or household staff. Buyers who do not need that scale should be cautious: a low purchase price relative to launch does not make a 400-plus-square-metre house inexpensive to run.
A 59-home community
The low unit count matters because the clubhouse, pools, gym and landscaped areas are shared by a relatively small number of households. It also keeps the internal road environment closer to a private estate than a mass-market subdivision. The same scarcity can make resale choice uneven: the right plan, plot and condition may not be on the market at the same time.
Road-led location
Kanchanaphisek Road is the main mobility advantage, with connections toward Phetkasem and Phutthamonthon Sai 2. Lak Song MRT and major retail are within a few kilometres, but they are not on the doorstep. The project therefore makes more sense for a household that expects to drive than for someone choosing a home specifically to live car-free.
Land rights come first
For a foreign purchaser, the legal structure is more important than the portal’s freehold label. The asset is a detached house with land, and Thai land-ownership restrictions apply. Before comparing discounts or rental returns, the buyer needs to know exactly what title exists, who can hold the land, and what registered right over the land is being offered in the transaction.
About the project
Bangkok Boulevard Signature Phetkasem - Pinklao is a completed gated community of 59 two-storey detached houses in Bang Khae, western Bangkok, developed by SC Asset Corporation Public Company Limited. The most useful way to think about it in 2026 is as a resale community rather than a new-build launch. Developer sales are closed, so a buyer is choosing an actual house with a known plot, neighbours and physical condition instead of selecting from a brochure. That changes the due-diligence priorities. Two homes built from the same original plan can now differ materially in landscaping, built-ins, extensions, maintenance history and furniture, and those differences matter more than the old launch price. The completed setting is a positive for buyers who want to inspect what they are buying, but it also means there is no standard developer inventory or one current price list to rely on.
The original product line was unusually large for a city housing estate. Three plans are consistently documented: Wieden at 351 sqm, Molengant at 442 sqm and Giethoorn at 521 sqm. Each was designed as a two-storey four-bedroom, five-bathroom house with four-car parking and a separate maid/service area. The layout is more important than the headline floor area. Even the smallest Wieden plan includes a ground-floor bedroom with its own bathroom, a Thai kitchen and back-of-house space, which makes the house workable for a multi-generation family or for anyone who wants an elderly parent or long-term guest to avoid the stairs. At the same time, none of these is a low-maintenance suburban starter home. Furnishing, cooling, cleaning and eventually renovating 351–521 sqm requires a very different budget from owning a compact townhouse or condominium.

The location works best for a car-based household. The entrance is inside Kanchanaphisek Soi 7 in Bang Khae Nuea, with an older detailed project review placing it roughly 400 metres from Kanchanaphisek Road. From here, the wider road network links to Phetkasem Road and Phutthamonthon Sai 2. Lak Song MRT is around 3 km away, The Mall LifeStore Bang Khae around 3.2 km, and Kasemrad Bangkae Hospital around 3.1 km according to current project profiles. Those distances are close enough to make the area practical, but not close enough to make the estate rail-oriented or highly walkable. Buyers who expect to drive to schools, malls and daily errands may find that perfectly normal; buyers who want to structure daily life around a short walk to mass transit should treat the location as a compromise rather than a rail-adjacent home.
One of the stronger parts of the original scheme is the shared amenity package relative to the number of houses. The project documentation and detailed reviews show a clubhouse cluster, separate adult and children’s saltwater pools, a gym, a co-working area, a meeting room, landscaped common space and a children’s play area. The common green and clubhouse zone was described at roughly 1.5 rai. There is a single controlled entrance, 24-hour security and CCTV within the estate, while the original house specification included magnetic and shock sensors. With only 59 homes, these facilities are not being shared by several hundred households. The trade-off is that this is now an operating community, not a newly opened sales gallery: a buyer should inspect the current condition of the pool, clubhouse, roads, landscaping and security systems. The common fee is listed at THB 44 per sq.wah of plot area per month; the latest juristic invoice should be checked before purchase.
The resale market is thin enough that one cheap-looking listing should not set the whole project’s value. A currently identifiable 442 sqm Molengant house on a 117 sq.wah plot was marketed at THB 23.9M, while another listing for the same 442 sqm size appeared around THB 26M. That is more useful than the old THB 20–30M launch range, but it is still only a market anchor. Plot size, renovation quality, furnishing and exact position inside the estate can move a house away from that level quickly. There is also a legal point that should come before yield or discount calculations for a foreign buyer: these are houses with land. Thai portals may call the asset freehold, but a foreign individual generally cannot simply take Thai land title in the same way as a Thai eligible owner. The proposed rights over the house and the lawful structure for the land have to be checked in the actual resale documents.
Ownership format
These are detached houses sold with land plots. Thai portals may label the property as freehold for an eligible landowner, but that label does not override Thailand's restrictions on foreign land ownership. A foreign buyer normally needs the house rights and the land arrangement to be documented separately for the specific resale transaction; a registered long-term land lease is one possible structure. Nominee ownership through Thai individuals should not be treated as a lawful substitute for proper structuring.
Home types & sizes
The smallest confirmed plan is still a substantial 351 sqm house, with the original standard plot starting from about 100.9 sq.wah. Its practical advantage is the ground-floor bedroom with an ensuite, plus a separate Thai kitchen, laundry/service zone and maid’s room. Upstairs space is organised around the remaining bedrooms and a family area. It is the most sensible version for a buyer who wants the estate and the four-bedroom programme without stepping up to the much larger 442 or 521 sqm layouts.
Molengant expands the house to 442 sqm, with original plots starting from roughly 104.4 sq.wah. The extra area is used for more than one living zone on the ground floor and a larger family space upstairs, so the difference from Wieden is functional rather than simply decorative. Condition, extensions, furniture and plot size should still be compared house by house.
Giethoorn is the largest original plan at 521 sqm, with original plot sizes starting from about 119.8 sq.wah. It is aimed at buyers who genuinely need large-house scale rather than simply an extra bedroom count: multiple living zones, four full bedrooms, back-of-house space and four-car parking. On resale, the plan name alone is not enough to value it. Renovation quality, exterior condition, air-conditioning systems, landscaping and owner alterations can have a much larger financial impact on a house of this size.
These are the original project house types, not a statement of current inventory. Developer stock is sold out, so the market consists of individual resale houses whose plot size, furniture, extensions and interior specification may differ from the launch product. The selected house should be checked against its land title, approved alterations and actual measurements, particularly when a portal listing shows a floor area or bedroom count that does not match the confirmed original range.

Best for: A family that genuinely needs four bedrooms, several living zones and a separate service area rather than simply more floor area on paper.; A multi-generation household that values a ground-floor bedroom with its own bathroom for parents or long-stay guests.; A buyer who prefers a completed, established community and wants to inspect the exact house and surroundings before committing.; A car-based household that values Kanchanaphisek and western Bangkok road access, with MRT as a backup rather than the main daily mode.; may not suit: A foreign buyer whose non-negotiable requirement is simple direct personal ownership of the underlying land; that is not the standard legal outcome for a house-and-land purchase in Thailand.; Someone choosing a home primarily for walkable rail access and a car-free routine; the MRT is a few kilometres away.; A buyer looking for a compact, low-maintenance property with highly predictable running costs; even the smallest original plan is 351 sqm..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public sources disagree on the exact completion year: some report 2022 while others use 2023. Current profiles agree on the decision-relevant point — the estate is completed and developer sales are closed — so the handover year for a specific house should be verified from that house's documents.
- Historical sources give slightly different total project-area figures: 30-3-19, 30-3-37.9 and 30-3-84 rai. The 59-home count is consistent, so the exact total project area should be treated as unconfirmed.
- One portal groups cheaper three-bedroom listings of roughly 242 sqm under the project, which does not match the confirmed original Wieden, Molengant and Giethoorn line. Those entries should not be treated as a clean price benchmark without checking the exact address, title and project identity.
