Why this project is worth a look
Genuine family scale
Verified resale examples are roughly 389–393 sq m with four bedrooms and large plots. This is primarily a substantial owner-occupier format rather than a compact investment product.
A lived-in estate
The neighbourhood can be judged as it exists today rather than from launch renders. The same maturity makes a technical inspection of the individual house more important than it would be for a newly completed unit.
Useful shared amenities
A clubhouse, pool, gym, children's space and security appear consistently across sources. They support family use, although present-day condition, operating rules and fees should be checked before purchase.
Resale is house-specific
Renovation quality, plot position, orientation, systems and owner alterations can move value substantially even between homes with similar headline dimensions.
Land rights come first
For a foreign buyer, the key legal issue is the land. The plot title, registered owner and lawful acquisition structure need to be established for the specific property rather than inferred from a portal's tenure label.
About the project
Ladawan Sathorn-Ratchaphruk is an established Land and Houses detached-home community around the lower Ratchaphruek corridor in Phasi Charoen. The useful way to approach it today is as a resale neighbourhood rather than as a standardised new launch. Individual houses have had years of different ownership, maintenance and renovation histories, so two homes in the same estate can vary materially in condition, layout and capital expenditure required after purchase.
The listings that can be tied confidently to Ladawan point to substantial two-storey family homes. Two separate sale records show roughly 389–393 sq m of usable area on plots around 117.6–123 sq wah, both with four bedrooms; bathroom counts differ between three and four, and one listing reports four parking spaces plus a maid's room. Those examples are useful for understanding scale, but they should not be treated as a complete original house catalogue because a reliable archived master plan was not found.

Historic project data is unusually messy. PropertyHub carries a combined Ladawan - Baan Nantawan Sathorn - Ratchaphruk profile with 116 units, while several other portals describe Ladawan as a 21-home project. Completion dates also conflict, with 2009 and 2019 appearing in secondary databases. Rather than choose whichever figure looks most plausible, this dossier leaves both total unit count and completion year out of the confirmed fields. A buyer does not gain anything from a false precision that cannot be traced to a primary project record.
The estate itself is nevertheless identifiable. Resale advertisements repeatedly place Ladawan Sathorn-Ratchaphruk on Ratchaphruek Road in Bang Waek, Phasi Charoen and identify Land and Houses as the developer. Bangkok-area public data also refers to Ladawan in Bang Waek, while transit material labels a stop for Ladawan Village / Nantawan Sathorn-Ratchapruk. That local naming overlap helps explain why some portals merged the neighbouring estates; it is a reason to check identity carefully, not a reason to treat Ladawan and Nantawan as the same project.
For an owner-occupier, the main appeal is space. A near-400-sq-m detached house with its own land, multiple bedrooms and several parking spaces serves a very different lifestyle from a central Bangkok condominium. It can suit a family that values private rooms, a ground-level or flexible bedroom, storage and car access. The trade-off is that day-to-day convenience is more road-oriented; buyers who want to walk to work, restaurants and rapid transit should judge the location against their actual weekly routine rather than a marketing distance to a station.
Multiple sources consistently show a clubhouse, communal pool, fitness facilities, children's space and security. Resale descriptions also mention landscaped common areas and underground utilities. Those features add value to a lived-in estate, but for a mature house project the condition of the specific property is likely to matter more than a facility checklist. Roofs, waterproofing, air-conditioning, electrical systems, drainage, extensions and previous renovation work deserve a practical inspection and documentary review before the common-area amenities become a deciding factor.
As an investment, Ladawan is not a uniform yield product. Large landed homes have a narrower tenant and resale audience than small condominiums, and two houses in the same estate can have very different values because of plot position, renovation quality, orientation and usable layout. A project-wide yield promise would therefore be misleading. The sensible analysis is house-specific: current asking price, evidence of achievable rent for comparable homes, expected maintenance, transfer structure and likely resale pool.
Foreign buyers also need to separate the house from the land beneath it. Thailand's Department of Lands states that foreigners generally cannot buy land directly, subject to narrow statutory exceptions. The practical question is therefore not whether a listing casually labels the property 'freehold', but what title the plot carries, who can legally hold it, what rights over the building are transferred and which lawful structure is actually available to the buyer.
Ownership format
This is a landed detached-house project, so ownership of the building and ownership of the land must be treated separately. As a general rule, a foreign individual cannot directly own Thai land except under narrow statutory exceptions. The plot title and the legally available transaction structure need to be checked for the specific house.
Home types & sizes
This verified range comes from two resale houses, not from a complete archived launch catalogue. One listing reports a 117.6-sq-wah plot and four parking spaces; another reports 123 sq wah. A specific home's measured area, layout and any later extensions still need to be checked.
A reliable archived master catalogue of the original Ladawan Sathorn-Ratchaphruk house types was not found. The card therefore shows only dimensions verified in identifiable resale listings and does not present them as the estate's complete original range. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 26.5M in a secondary-market listing updated on 12 April 2026. This is the lowest verified anchor among the recent listings found, not a developer price list; availability, condition, inclusions, title documents and the final negotiated price need to be checked for the specific house.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families seeking a large detached Bangkok home with several bedrooms and private land.; Buyers comfortable underwriting a specific resale house rather than buying a standardised product from a developer price list.; Owner-occupiers who value gated-community amenities and security more than a highly walkable central location.; Car-based households whose real weekly routes make the Ratchaphruek and western Bangkok corridor practical.; may not suit: Buyers wanting a new-build product with one current developer price list, warranty and uniform unit specifications.; Anyone prioritising minimal maintenance: a large mature house requires both technical diligence and an ongoing upkeep budget.; A foreign buyer expecting direct land ownership to work like condominium freehold..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Total unit count conflicts across portals: PropertyHub reports 116, while several other databases report 21. No primary archived project document was found to resolve the discrepancy, so no unit total is presented as confirmed.
- Completion year conflicts between 2009 and 2019 in secondary databases. Neither date is promoted to a confirmed project fact without a primary archival record.
- Address references vary between Bang Waek and Bang Chak. Resale listings and Bangkok public-location evidence more strongly support Bang Waek; the map coordinates therefore use a wider radius.
