Seven homes create a very different ownership experience from a large gated estate. There is less internal traffic and it is easier to understand the immediate neighbours, but public data and comparable transactions are also thinner. The sensible way to assess this project is house by house, with attention to the adjacent plots and access rather than relying on broad project statistics.
Inspect what exists
Completion in 2022 means the buyer can inspect the actual result: finishes, pool condition, drainage, water pressure, access, noise and privacy. For a resale landed home, those observations can be more useful than launch-stage marketing. Any furniture, appliances, repairs or equipment promised by the seller should be identified clearly in the transaction documents.
Lake district, not waterfront
The name may suggest a direct lakeside setting, yet FazWaz places Mabprachan Lake roughly 2.4 km away. The project still sits within the broader lake-area lifestyle of eastern Pattaya, but a buyer should not assume water views or direct lake access unless the specific house proves it. Road access, schools and daily services are better location tests here.
Title over branding
With no verified developer identity in the public sources and a market dominated by resale homes, legal due diligence should focus on the selected property. Foreign buyers in particular need clarity on the land title, registered landowner, ownership of the structure and the legal mechanism used for any lease or other rights over the land.
About the project
Pansuk Lakeside is a very small residential community in Pong on the eastern side of Pattaya. The major property databases agree on the core identity: it is a house-and-villa project completed in November 2022 with only seven homes. That scale matters. This is not a resort condominium where the project brand, common facilities and a large inventory dominate the buying decision. A buyer is effectively choosing one specific landed home inside a small neighbourhood, so the condition of that home, the seller's documents, the land title and ongoing practical costs matter more than a broad development brochure. As of September 2026, the visible market consists mainly of three-bedroom resale homes, several with private pools, but no reliable original developer catalogue has been found. Current listings therefore should not be treated as the complete original unit mix.
The location is best understood as Pong and the Mabprachan reservoir area rather than beachside Pattaya. FazWaz places Mabprachan Lake about 2.4 km from the project. Dot Property also locates the community in Pong and lists The Regent School at roughly 2.4 km, Wat Pong at about 1.2 km and local convenience retail within a short drive or walk. The word 'Lakeside' in the project name should not be read as evidence of direct waterfront positioning. Nothing in the stronger sources supports a first-line lakefront claim. In practical terms, this is low-rise suburban Pattaya housing with access to the lake district, schools and everyday local services, not a seafront or waterfront resort product.

Resale pricing currently spans a wide range because the homes are not presented as identical stock. FazWaz shows a three-bedroom, three-bathroom house at THB 6.29 million, described as a single-storey home with 268 sqm of internal area, a 268 sqm plot, furniture and a private pool. Another FazWaz listing is a three-bedroom, four-bathroom villa at THB 11 million with 166 sqm of internal area and a 400 sqm plot; that listing also specifies a 4-by-8-metre saltwater pool and two parking spaces. A separate Connex and DDproperty listing advertises a three-bedroom, four-bathroom home at THB 9.9 million with a 100-sq-wah plot, equivalent to 400 sqm, and claims 400 sqm of usable area. Those records may represent different houses or partly overlapping marketing, so the figures should remain attached to their individual listings rather than be blended into a fictional standard floor plan.
Because the project is complete, due diligence is different from an off-plan purchase. The buyer can inspect the actual house, pool, access road, drainage, boundaries and surrounding homes before committing. At the same time, the legal work becomes very specific to the selected resale property: who owns the land, what title is registered, whether the seller can transfer the relevant rights, whether any mortgage or other encumbrance exists, what fixtures and furniture are included, and whether the physical boundaries match the title documents. One current FazWaz villa listing refers to a Chanote title, but that is evidence for that particular advertised property only. It should not be generalized across all seven homes without title documents for each lot.
The common-facility story appears deliberately modest. FazWaz and Dot Property consistently identify CCTV as a project feature, and the project profile also states that pets are allowed. Private swimming pools are visible in several current listings, but reliable project-level evidence for a communal pool, gym, clubhouse or resort-style amenity package is lacking. PropertyHub displays a much broader facility checklist, but it looks like a generic platform matrix and conflicts with the narrower data on better-established project pages. A cautious buyer should therefore view Pansuk Lakeside as a small private-home community with limited confirmed shared facilities and verify any additional services on site rather than assuming they are provided by a formal management operation.
The main information gap is the developer. FazWaz and Connex both show the developer as unavailable, and no credible official website, launch brochure or primary source identifying the Pansuk Lakeside developer was found in the research pass. A separate nearby development, Banpansuk 2, is listed by another database as having been developed by TY Land & House Co., Ltd. However, PropertyHub treats Banpansuk 2 and Pansuk Lakeside as distinct neighbouring projects and places them roughly 170 metres apart. That is not enough to transfer the developer identity from one project to the other. For that reason, no developer is attributed here. In a real transaction, the stronger path is to inspect the title chain and seller documents for the selected house rather than rely on an unverified project-brand connection.
The THB 6.29 million figure should not be read as a conventional developer launch price. Pansuk Lakeside is already complete and the visible stock is resale inventory, so each asking price reflects a particular plot, pool, fit-out, furniture package, condition and seller. The public range from THB 6.29 million to THB 11 million does not by itself explain value differences, and some agent listings may overlap. A useful comparison starts only when the same information is collected for each candidate home: title document, plot plan, verified built area, included furniture, pool equipment age, recurring charges and known repair history. Until then, the listing prices are market signals rather than a clean price ladder.
A rental listing at around THB 48,000 per month is also visible for a three-bedroom home, but an asking rent is not the same as proven owner income. An investment case would need actual occupancy, negotiated long-stay discounts, pool and garden costs, maintenance, management, vacancy periods, insurance and the owner's tax position. For this reason, Pansuk Lakeside is easier to evaluate first as an existing private home and only then as an income property. Automated yield figures on property portals can be useful as a rough screen, but they are not a substitute for real rental contracts and operating costs.
For a foreign buyer, the legal structure is fundamentally different from buying a freehold condominium unit. Thai official guidance restricts direct foreign ownership of land except in specific statutory circumstances. That does not automatically prevent a foreigner from using a villa or holding rights in the building, but the structure must be clear in the registered documents rather than explained only verbally by an agent. Where a long lease is proposed, the buyer should review the registered term, renewal mechanics, transfer and inheritance provisions, and the relationship between rights over the land and ownership of the house. Nominee-style arrangements through a Thai company should not be treated as a substitute for proper legal due diligence.
One further point is not recoverable from the public project profiles: how shared maintenance is organised now that the homes are completed and individually resold. Reliable information on a recurring common fee, owners' entity or defined management scope was not found. In a seven-home community, that matters because access roads, lighting, gates, CCTV, waste collection and shared utility areas may be handled more informally than in a large estate with a professional management office. Before buying, it is worth asking the seller for recent actual payments and a clear explanation of who decides and pays for shared works. A light amenity package is not necessarily a disadvantage, but the responsibilities should be transparent.
Ownership format
Pansuk Lakeside is a landed house-and-villa project, so the key issue for a foreign buyer is the land rather than a condominium foreign quota. Direct foreign ownership of Thai land is generally restricted; for the selected home, the land title, registered owner, ownership of the structure and any lease or other contractual arrangement must be checked separately.

Current resale listing: single storey, 268 sqm plot, furnished and with a private pool. The platform presents 268 sqm as internal area; the figure should be checked against the plans and documents for the specific house.
Another current FazWaz listing: 400 sqm plot, a 4×8 m saltwater private pool, two parking spaces and full furniture. These are features of that advertised home, not a guaranteed specification for every property in Pansuk Lakeside.
No original schedule of all seven homes was found. The cards above show only verified configurations visible in the current resale market; they do not prove that the development had only two original house types. A separate Connex/DDproperty listing advertises a 3-bedroom, 4-bathroom home at THB 9.9M on a 400 sqm plot with 400 sqm of claimed usable area, which should not automatically be merged with the FazWaz villa on a plot of the same size.
