Why this project is worth a look

Land is the differentiator

The official project range is roughly 650–1,600 sqm per plot, with an average close to 932 sqm. That creates genuine privacy and outdoor space, but it also means higher upkeep than a compact villa with a small garden.

Not one standard house

The core three-bedroom layouts sit alongside larger four- and five-bedroom homes and customised versions. Buyers should separate internal living area from total built area, terraces, pool zones and land rather than comparing homes by bedroom count alone.

East Pattaya lifestyle

Mabprachan is a car-based residential area where school access, golf, outdoor space and road connections matter more than beachfront walkability. It can be practical for a family routine and wrong for someone who wants Pattaya's urban or seaside life immediately outside the gate.

Mixed stock, mixed process

The estate now combines completed homes, resale listings and made-to-order villas. That creates choice, but the purchase process, payment milestones, included specification and delivery risk can differ materially from one property to another.

About the project

The Plantation Estate is a low-density villa community in Pong, near Mabprachan Lake on Pattaya's eastern side. It is not a beach resort and it is not an urban residential scheme. The proposition is a private house on a substantial plot, with a pool and a lifestyle that assumes regular driving. Plot sizes are stated at 650 to 1,600 sqm, with an average of roughly 932 sqm. That land component is one of the most meaningful differences between this estate and many newer villa compounds around Pattaya.

The standard concept is a single-storey home with an open plan and a strong connection between indoor living space, terrace, pool and garden. The core three-bedroom layouts are stated at 185–224 sqm of internal living area. The market also contains much larger houses within the same estate: four- and five-bedroom homes, two-storey versions, and villas advertised with stated areas from roughly 418 sqm to around 1,000 sqm. The estate therefore should not be treated as one uniform house type. Some homes have been expanded, customised or built to larger designs, so bedroom count alone is a poor basis for comparison.

Base Real Estate (Thailand) Co., Ltd. is identified as the developer. Older company material refers to Phase 1 and Phase 2 sales, but those phases do not appear as separately documented developments with distinct addresses, specifications and current product pages. For this dossier they are treated as sales phases within one estate rather than as separate projects.

Completion status is less straightforward than the marketing cards suggest. Public project data uses both 2020 and 2024 as completion years, while new homes are still marketed on a roughly ten-month made-to-order basis. Those statements can coexist if the infrastructure and earlier houses are complete while selected new villas continue to be built after purchase. A buyer therefore needs to identify the nature of the exact unit: completed resale, completed developer stock, or a new build tied to construction milestones.

The strongest repeated figure for the estate is 28 homes. Most project profiles use that number. One portal has shown smaller totals at different times, which may reflect the way its project card or active inventory was populated rather than a separate development. We keep 28 as the main project figure, but the discrepancy is worth preserving. For a direct developer purchase, the current master plan with plot numbers is a more useful document than a portal count because it shows the real estate layout, sold plots and the exact position of the selected home.

The amenity model is private rather than club-heavy. Individual villas are built around their own swimming pools and gardens. Project-level features repeatedly include 24-hour security, CCTV, parking and landscaped common areas. That gives owners control and privacy, but it also transfers a meaningful part of the operating burden to each household. Pool equipment, landscaping, air-conditioning, pumps and a large plot all need ongoing care. We did not find a reliable current common-area fee in the source set, so running costs should be built from the actual house specification rather than an assumed estate average.

Pong and the Mabprachan area work best for buyers who are comfortable with a car. The estate sits close to Highway 36 and access towards Motorway 7, with international schools and several golf courses in the wider East Pattaya catchment. Pattaya city is reachable by road, but this is not a walk-to-the-beach or walk-to-dinner address. That distinction matters more than the nominal distance to central Pattaya. A family choosing the area for space, school access and privacy can find the location practical; a buyer expecting a resort district outside the front gate may find it inconvenient.

As of 7 September 2026, published project inventory starts at about THB 22.5 million, while several major portals cluster closer to THB 23.9 million at the lower end. Larger four- and five-bedroom villas are marketed around THB 40–65 million and sometimes more depending on land, build size, furnishing and condition. These numbers should not be read as a clean developer price list. The estate now contains a mix of resale houses, completed stock and made-to-order offers, so the relevant comparison is between like-for-like homes with the same legal and physical scope.

For a foreign buyer, the legal structure of the land is more important than a listing's headline use of the word freehold. Foreign nationals generally cannot own Thai land outright in their personal names. The building and the land rights therefore need to be examined separately. A specific transaction may involve a registered long lease of the land and separate ownership or contractual rights over the structure. Before paying a reservation, the buyer should know who owns the land, what title exists, what right will be registered, how transfer or succession works, and whether any extension beyond the registered lease term is merely contractual.

The estate is best understood as a collection of substantial private homes within one gated environment rather than as a standardised investment product. Its advantages are tangible: large plots, private pools, a lower-density setting, flexible house designs and a location that can work well for school- and golf-oriented households. Its limitations are equally tangible: car dependence, a wide variation between individual houses, inconsistent public completion dates and a land-rights structure that must be checked carefully for foreign ownership. The larger and more customised the villa, the less useful project averages become and the more important the exact title, plan, contract and delivered specification are.

Ownership format

A foreign buyer cannot hold the underlying land outright in their personal name. For a specific villa, the land title, any registered long lease and ownership of the building need to be checked separately. Listings that describe a property as freehold refer to the status of that particular asset and do not override Thailand's restrictions on foreign land ownership.
