Why this project is worth a look
Only 24 homes
The small unit count has practical consequences. Residents are not sharing the internal roads and common areas with several hundred households, yet the project still includes a pool, fitness room, garden and security. The trade-off is that a small owner base also carries the cost of maintaining those shared facilities. Before buying, the useful document is the current common-area budget and the mechanism for future fee changes, not an old launch-period figure copied from a review.
Genuinely large layouts
The smaller house is already 243 sqm with four bedrooms, while the larger detached plan reaches 321 sqm with five bedrooms and four-car parking. That is enough space to separate children, parents, guests, home working and service functions without forcing every room to do two jobs. The same size can be a downside for a couple or a very small household: more floor area means more air-conditioning, cleaning, furnishing and maintenance, so the value depends on whether the space will actually be used.
Finished product
The project is currently marketed by Supalai as ready to move in. Buyers can therefore inspect the real house rather than relying on renderings, proposed landscaping or a model unit. That makes due diligence more concrete: check the specific plot, sunlight, neighbouring houses, road noise, drainage, workmanship, installed equipment and the condition of shared areas. Remaining inventory may differ from the original launch selection, so a generic project tour is not a substitute for inspecting the exact home being offered. A second visit at a different time of day can be useful because sun exposure, shade from neighbouring homes and internal-road noise are easier to judge on the finished site than from a site plan.
Built around driving
The location works through road connectivity rather than immediate rail access. The Pink Line is useful but the quoted station distance is about 2.8 km, while Kanchanaphisek Road, Ramintra and major retail destinations are readily reached by car. This can suit a family with two vehicles and different commuting patterns across eastern Bangkok. It is a weaker match for someone whose main goal is a car-light lifestyle or a short walk to rapid transit.
Listed developer
Supalai is a Stock Exchange of Thailand-listed property developer with regular public reporting. That gives a buyer a deeper evidence trail on the company than is available for many small private developers. It should be treated as transparency, not as a warranty. The selected plot title, sale contract, handover specification, warranties and actual payment instructions remain transaction-specific documents that still need to be checked.
About the project
Supalai Essence Ratchada–Ramintra is a small 24-home landed development in Khan Na Yao, eastern Bangkok. The project is built around two three-storey house formats rather than a long list of near-identical plans: a 243 sqm semi-detached home and a 321 sqm detached home. Both are designed around family space, with four or five bedrooms, multiple bathrooms and parking for three or four cars. The entire development occupies 5 rai 1 ngan 61 sq wah, so the defining characteristic is not resort-style scale but a relatively compact community with a limited number of households.
The address is on Soi Ratchada–Ramintra 3, with practical road access toward Ramintra, Kaset–Nawamin and Bangkok’s eastern ring-road network. It is not a walk-to-transit proposition. The published distance is roughly 2.8 km to Wongwaen Ramintra station on the Pink Line, around 3 km to Kanchanaphisek Road and about 8 km to the Chalong Rat Expressway. Fashion Island and The Promenade are each listed at about 4.3 km. That geography makes more sense for a household that expects to drive and has daily destinations spread across eastern Bangkok than for someone choosing a home primarily around rail commuting.

As of 30 September 2026, the project is categorised as ready to move in and carries a starting price of THB 9.99 million. This is a meaningful update from launch-era material. Reviews from 2024 and early 2025 commonly quoted a THB 12.59 million launch price and described the development as under construction, while A 2024 corporate report recorded 84% construction progress. The current developer status therefore takes priority for today’s buyer. The THB 9.99 million figure should still be treated as a live starting point rather than a promise that either house type, on any plot, is available at that number.
The two layouts are materially different in how a family would use them. The 243 sqm semi-detached model has four bedrooms, four bathrooms and parking for three cars, plus a large second-floor terrace. The 321 sqm detached model expands to five bedrooms, five bathrooms and four-car parking; The published plan also highlights a double-height living area of about six metres and a maid’s room. The extra 78 sqm is therefore not merely decorative floor area. It changes the number of private rooms, parking capacity and the amount of separation available between living, family and service functions.
Shared facilities confirmed by the developer include a swimming pool, fitness room, communal garden, CCTV and 24-hour security. The homes are also marketed with rooftop solar, provision for an EV charger, home-control technology and a built-in kitchen. Because the development is now completed, these features can be inspected in the actual house rather than judged only from a brochure. A buyer should distinguish between what is installed in the particular unit, what is merely pre-wired or prepared, what is included in the sale price and which systems carry an active warranty after transfer.
International buyers need to separate ownership of the house from ownership of the land underneath it. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions that are not the normal route for a residential purchase. Enforcement against nominee land-holding structures was also tightened in 2026. Supalai’s public project material does not set out a project-specific foreign-buyer structure, so the legal work cannot stop at the marketing name of the property. The land title for the selected plot, the sale agreement and the rights to be registered over the land and building need to be reviewed together before money is committed.
Home types & sizes
Four bedrooms, four bathrooms and parking for three cars, with a large second-floor terrace highlighted in the project material. Launch-period reviews quoted plots starting at 48.4 sq wah for this model, but the land area of any remaining home should be taken from that plot’s title and plan rather than assumed from the original minimum.
Five bedrooms, five bathrooms and four-car parking. The published plan highlights a roughly six-metre double-height living room, a separate second-floor family area and a maid’s room. Launch reviews quoted a minimum plot of 57.6 sq wah for this model; the current land area is specific to the selected house.
The development has two main house types. The 243 sqm and 321 sqm figures are confirmed building areas, not land areas. The 48.4 and 57.6 sq wah plot figures come from launch-period reviews; for completed remaining inventory, the selected plot’s title and plan should take priority.

Location
- Wongwaen Ramintra station on the Pink Line is about 2.8 km away, which is more naturally a short ride than a daily walk.
- Kanchanaphisek Road is about 3 km away, giving access to Bangkok’s eastern ring-road network and outbound routes.
- Fashion Island and The Promenade are each listed at roughly 4.3 km, putting major retail within the immediate eastern-Bangkok catchment.
- Phyathai Nawamin Hospital is about 1.8 km away and Navavej Hospital about 2.3 km away.
- Lertlah School is listed at about 5.5 km. Families should still test the actual school-run journey at peak time rather than relying on distance alone.

Best for: A family that will genuinely use four or five bedrooms, separate areas for children, parents, guests or home working, and parking for at least three cars.; A buyer who prefers a 24-home community to a large suburban estate while still wanting a pool, fitness room, garden and security.; Households whose daily routes are concentrated in eastern Bangkok and who expect to drive, with access toward Ramintra, Kaset–Nawamin, Kanchanaphisek and the Pink Line.; Someone who values being able to inspect a finished house, specific plot, installed equipment and actual surroundings before committing.; may not suit: A buyer whose priority is a car-free daily routine and walking distance to rapid transit; the quoted Pink Line station distance is about 2.8 km.; A foreign buyer looking for a simple freehold transfer of the land into their personal name. That is not the standard legal route for landed housing in Thailand, and the project does not publish a ready-made foreign ownership structure.; Someone who does not need 243–321 sqm of house area, because the extra space also means more air-conditioning, cleaning, furnishing and maintenance..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public project material does not show the title deed for the individual plots or explain a project-specific transaction structure for a foreign buyer. Before reservation, the selected title and draft agreement need to be reviewed together with the rights that will actually be registered over the land and building.
- Reviews from 2024–2025 quoted a common-area fee of THB 45 per sq wah per month, in some cases collected two years in advance. Current public material does not state the rate, so it should not be treated as current without a fresh statement for the selected home.
- A THB 9.99 million starting price is current as of 30 September 2026, but public material does not identify which exact home is available at that figure, its plot size, position or included package. Those details require the current inventory sheet.
