Why this project is worth a look
Inspect what already exists
The streets, shared spaces and neighbouring homes are there to see, rather than promises in a launch brochure. A proper walk through the community tells a family far more than a single polished interior viewing.
Layouts for larger households
Pine and Conical provide clear original reference plans for four- and five-bedroom living. The real decision is how your family will use three floors, including whether visitors, staff or older relatives need space on the entry level.
Amenities beyond your garden
A pool, gym, clubhouse and communal landscaping add options to life at home. Their value comes from good maintenance and reliable access, so current condition matters more than the original facilities inventory.
Established northeast Bangkok
Nawamin Road brings markets, shopping and connections to major roads into the daily picture. This is practical for households with suitable commute patterns, but much less compelling for someone who depends on a station a few minutes away.
Compare individual resale homes
There are real houses on the market at noticeably different asking prices. That lets buyers compare plot size and renovation quality directly, provided the actual ownership papers and running costs are examined alongside the advertised figure.
About the project
Buying at Narasiri Topiary now means choosing an individual resale house, not ordering a standard design from a developer's sales office. The neighbourhood is established, so you can see how the streets, entrances and shared facilities have aged. That is a genuine advantage over buying from drawings. The trade-off is that homes under the same project name may be very different. One owner may have refitted the kitchen and bathrooms, another may have kept much of the original layout, and a third may be selling a larger plot with a different outlook. The development tells you where to start looking; the condition and legal position of the particular house determine whether the purchase works.
Sansiri identifies Narasiri Topiary Nawamindra as a community of 57 three-storey detached houses in Bangkok's Bueng Kum district. The address given by the developer is 1156 Nawamindra Road, Khlong Kum, Bueng Kum, Bangkok 10230. It should not be confused with other communities carrying the Narasiri name. The site is in a built-up part of the city rather than an emerging resort district, with local shops, markets and established daily services around it. That environment appeals to people who want a proper family base in Bangkok. It will suit them less well if their ideal home is a quiet rural retreat or an apartment beside a central rail interchange.

A project's original specification and a resale listing serve different purposes. At launch, Sansiri offered two named house designs, Pine and Conical. Published floor-plan descriptions put the Pine at 281 square metres with four bedrooms, five bathrooms and two parking places. Conical was the larger 330-square-metre design, with five bedrooms, six bathrooms and three parking places. Both have spaces beyond the main bedrooms, including separate living areas, a Thai kitchen and accommodation for household staff in the original layouts. Those figures are useful reference points, not a guarantee that every house still has the same arrangement after years of ownership and alterations.
Three floors can be wonderfully practical when several generations or working adults share a home. Separate sitting rooms allow children to have friends over without taking over the main family space; a quiet room can become a study rather than a temporary corner of the dining table. Yet generous floor area does not remove the everyday friction of stairs. Bedrooms, bathrooms, laundry and kitchen circulation matter more than the headline square-metre figure. A household that includes an elderly relative may care far more about a usable ground-floor bedroom than about gaining another upstairs lounge. Walk through the proposed routine rather than simply counting rooms on a brochure.
The land attached to the home deserves just as much attention as the building. Recent market advertisements refer to plots of roughly 56, 58, 63 and 84 square wah; a square wah is a Thai measure used for land area, not an alternative label for interior floor area. Original project material is not a reliable substitute for the plot dimensions on an individual title deed. Two houses of the same plan can feel very different if one has a modest side garden and the other has a wider driveway or more separation from its neighbours. Ask to see the actual registered boundaries and what the owner is legally entitled to use, particularly where fences or landscaping make the edge of a plot look ambiguous.
The project was designed around landscaped communal space, including shaped ornamental greenery. Shared facilities identified by Sansiri include a clubhouse, swimming pool, fitness room, public garden and 24-hour guards. The developer also listed underground electrical cabling. These are tangible amenities, but an original facilities list says little about their maintenance in October 2026. A pool is only an asset if it is operating properly; a gym is worth having if equipment is usable; and well-maintained greenery requires ongoing spending. The most useful inspection includes a walk around the common areas, not just an appointment inside one beautifully furnished house.
There is a distinction between security being provided and a resident feeling secure in daily life. Ask how visitor access is handled, whether the entrance is staffed as described, what happens when deliveries arrive and who manages shared repairs. The common garden and internal streets also reveal how decisions are made after the developer's original sales programme has ended. A relatively small community can feel personal and predictable, but decisions about repairs and spending still require organisation. With 57 houses stated in Sansiri's description, it makes sense to understand the actual management arrangements and fee history rather than infer them from the size of the project alone.
Location is one of the clearer reasons to consider this address. Nawamin Road connects the community to everyday services and the wider Kaset–Nawamin and Ram Inthra area, while project information also highlights access towards the Ram Inthra–At Narong expressway. Nearby destinations mentioned in area guides include Pattavikorn Market, Fashion Island, The Promenade and The Mall Bangkapi. Those names are useful for orientation but are not a substitute for a commute test. Bangkok traffic can turn an apparently straightforward drive into a very different journey during school drop-off or the evening peak. A couple working in different parts of the city should test each regular route, not an average drive time from a listing.
This is a car-oriented residential choice. Someone who works remotely most days or whose family activities are concentrated in northeast Bangkok may enjoy the amount of space available. The picture changes for a buyer who expects frequent trips across the city by rail or wants restaurants and workplaces within a short walk. The community itself is gated residential land; it does not transform the surrounding road network into a pedestrian precinct. If children attend school locally, the morning route and after-school collection point may be more important than travel times to famous shopping centres. The right comparison is with your family's actual week, including journeys nobody looks forward to making.
The resale market gives a much more grounded budget reference than an old launch advertisement. Listings checked on 10 October 2026 included a lowest asking price of THB 13.9 million, while other offers exceeded THB 20 million. The older Sansiri project page still displays a starting figure of THB 19.99 million, which should not be treated as today’s minimum resale price. That lower figure is a seller's public asking price, not a verified transaction and not a promise that the property is still available. Asking prices can reflect plot size, renovation needs, furniture, the owner's circumstances and the way a deal is structured. A house offered at the bottom of the range could represent value, or it could require significant work before anyone moves in. Estimate the full cost of getting the home to your standard before treating the gap between advertised prices as a saving.
Property advertisements also have a data-quality problem: the same home may appear on several portals, sometimes with conflicting bedroom or bathroom counts. In this project, a THB 13.9 million listing has been described differently across the agent's own material and an aggregated listing. It is therefore risky to treat the number of online entries as the number of distinct homes available. Matching plot information, the seller's documents and an up-to-date plan is more reliable than counting cards. An agent should be able to explain whether alterations were made and provide a clear inventory of fixtures and furniture included with the sale. That matters particularly if a renovated house is being priced alongside an untouched one.
There is also evidence of a rental market, although it is small in the listings reviewed. One October 2026 rental advertisement showed THB 65,000 a month, while other project directories carried houses advertised around THB 75,000 a month. These are asking rents, not proof of signed leases. More importantly, they do not establish a dependable investment yield. Periods without tenants, marketing fees, upkeep of a multi-storey house, insurance, common-area charges and replacement of ageing equipment all sit between headline rent and money received by the owner. A family-sized home may attract long-stay tenants, but it can also take longer to place well than a compact apartment targeted at a broad pool of renters.
A foreign buyer needs to deal with land ownership before discussing rental returns or the finish of the kitchen. A house and its land are not the same legal asset in Thailand. Ordinary foreign purchasers generally cannot take direct freehold title to the land, even if a property portal describes a resale as 'freehold'. There are narrow statutory exceptions, but they should never be assumed to apply. A registered land lease of up to 30 years and separate ownership arrangements for the building may be possible where the documents permit them. Any renewal provision is contractual and must not be advertised as an unconditional 90-year property right. We have not reviewed a plot-specific title or lease for this development.
The legal checks should match the actual transaction. The seller's identity must tie back to the registered landholder, and the land records should disclose mortgages, other encumbrances and the plot boundaries. Thailand's Chanote title is the familiar form of registered land title, but the exact instrument needs to be established from the original deed rather than guessed from the neighbourhood's standing. If the buyer is arranging a registered lease, its duration, registration, transfer rights, inheritance provisions and the position of the building need a properly prepared contract. Using a nominally Thai company purely to evade foreign land-ownership restrictions is not a sensible shortcut. Legal control should be clear on paper before money moves.
Technical due diligence is equally property-specific. Three-storey houses have roofs, exterior walls, wet rooms and plumbing runs across more levels than a small apartment. A remodelled interior can conceal ageing water systems or previous leaks. Check the upper-floor ceilings, drainage, electrical installation and air-conditioning, and ask for records of significant works. Common charges should be supported by actual current bills; property tax and utilities may be separate. The attractive facilities brochure cannot tell you whether the community expects major expenditure on the pool or security infrastructure in the next few years. Those liabilities belong in the purchase budget from the outset, not as a surprise after transfer.
There is a historical information conflict worth keeping visible. Sansiri's own project page specifies 57 houses and August 2015 as the completion date. Home.co.th and Plus Property also refer to 57 houses. FazWaz, DDproperty and other databases, however, show 87 units and completion in 2012. The developer's project information takes precedence here because the address, brand and development identity otherwise align; we have found no evidence that these figures describe a separate Topiary phase. The discrepancy still deserves a note rather than being silently averaged. For the specific resale house, the dates and documents that matter most are those tied to the actual building and plot being purchased.
Narasiri Topiary is best approached as an established Bangkok family-housing option with two recognisable original house types, private plots and a collection of shared facilities. Its appeal is not a speculative future handover or an advertised capital-growth story. You can evaluate a lived-in location, inspect an actual building and compare it with the way your household travels, works and spends time at home. The compromises are real: a car-dependent setting, the demands of a three-level property, uneven resale information and the particular legal complexities of landed housing for non-Thai buyers. The right property is one whose physical condition, land rights and running costs are all understandable—not necessarily the one with the lowest visible asking price.
Home types & sizes
The original Pine design offered four bedrooms alongside several places to gather or work quietly. Published layouts included three family sitting areas, a separate reception room, dining space, Thai kitchen, staff accommodation and two parking places. That flexibility is appealing when a household needs distinct routines under one roof. It does not mean a resale example remains unchanged; confirm the current floor plan, plot dimensions and included fixtures before comparing offers.
Conical was the larger design, originally specified with five bedrooms, six bathrooms and parking for three vehicles. Its additional floor area could help a larger family avoid competing for the same shared rooms, although a fifth bedroom is only useful when the layout serves real needs. The historic description also names reception and dining rooms, a Thai kitchen and staff quarters. No reliable plan-specific minimum resale price was established for Conical; quotations must be tied to an identifiable home.
Pine and Conical are original design types, not an inventory of homes offered on 10 October 2026. Resale advertisements sometimes show different floor areas and room counts, whether due to alterations or listing errors. Match each home to its latest plans, registered plot and price rather than assume the historical model applies unchanged. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families who need space for children, visiting relatives and work, and are comfortable with the routines of a three-level home.; Households whose regular destinations are in northeast or eastern Bangkok and whose transport plans work with a road-based residential address.; Buyers willing to compare existing properties one by one, including structural condition, registered plot boundaries, access and genuine renovation costs.; Long-term landlords who understand that a large family home involves meaningful maintenance and possible vacancy, rather than treating a published rent as net income.; may not suit: Foreign purchasers seeking ordinary direct freehold ownership of the plot in their own name. The condominium foreign-quota rules do not apply to a detached house's land.; Buyers who want a rail station on the doorstep, do not expect to drive or would rather avoid the upkeep and stairs that come with a substantial detached property..

- Sansiri, Home.co.th and Plus Property identify 57 houses; FazWaz, DDproperty and ThinkOfLiving show 87. The developer's figure is used, but the difference has not been settled against a registered plot schedule.
- Sansiri specifies completion in August 2015, whereas several project directories use 2012. The build date and any later alterations of an individual resale home require property-specific records.
- The listings do not establish the land-title instrument or any registered lease and separately held building rights available to a particular foreign buyer. 'Freehold' in a sales card is not proof that the land can be registered to that buyer.
