Why this project is worth a look
Only 17 homes
The small unit count gives the estate a much lower-density feel than a typical Bangkok housing compound. It also means fewer genuinely comparable transactions, so valuing one house requires more than simply checking the last asking price next door.
More than 500 sqm
The original homes start at 516 sqm and were designed around four bedrooms, staff accommodation, multiple cars and private leisure space. That is a strong fit for a large household, but it also raises the maintenance burden for cooling, pool systems, the lift and general building upkeep.
Completed since 2019
A buyer can inspect the property that actually exists rather than an off-plan promise. The flip side is that maintenance history now matters: two houses of the same original type can be in very different condition after several years of individual ownership.
Road-led connectivity
The project’s strongest transport logic is access to Rama 9, expressways and the airport direction. Buyers who prioritise a walkable central district may find the location less convenient even though nearby rail connectivity has improved.
About the project
The Urban Reserve Rama 9-Motorway is a very small gated development of large three-storey detached houses in Suan Luang, on Bangkok’s eastern side. It is not a conventional mass-market estate with hundreds of near-identical homes. The main project records converge on 17 residences, while the developer’s own brochure shows just two original house types. Both are substantial: 516 or 536 sqm of usable area, four bedrooms, four parking spaces, a private pool and an internal lift. That scale defines the product more clearly than the luxury branding does. This is a high-space, high-maintenance family house with a relatively narrow future buyer and tenant pool.
Mekha Real Estate Co., Ltd. is identified as the developer in the project brochure itself, alongside the Rama 9–Motorway location. That primary-source attribution matters because older resale projects often circulate under a marketing name while the actual developer becomes difficult to trace. The development is no longer an off-plan proposition. Major property platforms and contemporary project profiles place completion in June 2019. A buyer can therefore inspect the actual pool, lift, building systems, finishes and common areas rather than relying on promised specifications. The trade-off is age: by 2026, seven years of individual ownership means maintenance history can vary significantly from house to house.

The original product mix is unusually easy to understand. Type A, labelled Garden Courtyard in the developer material, has 516 sqm of usable space on 77–87 sq wah of land, with four bedrooms, five bathrooms, four parking spaces, a courtyard, a 2.5 by 8 metre private pool, a private lift, a maid’s quarter and a prayer room. Type B, called Sky Courtyard, increases usable area to 536 sqm on 70–97 sq wah of land and is shown with four bedrooms, four bathrooms, four parking spaces, a sky courtyard, the same pool size, a private lift, a multipurpose room and staff accommodation. The brochure also presents both layouts as wheelchair-accessible homes. Those details give a buyer something concrete to compare against the house being offered today.
Resale listings are less consistent than the original brochure. In 2026, agents advertise houses in the project with stated internal areas ranging from roughly 377 to 595 sqm and with four, five or six bathrooms. That does not automatically mean the listings are wrong. Owners may have altered rooms, extensions may have been added, and agencies often use different conventions when reporting floor area. It does mean that the standard project specification should never be copied directly onto a specific resale house. For a purchase decision, the relevant documents are the plan, the building and land records, and the physical house as measured and inspected now.
The location works best for a car-based lifestyle. The project is associated with 3888 Rama 9 Road, while practical driving directions in several sources route access through Soi Phatthanakan 53 and Krungthep Kreetha 11 near the motorway parallel road. This suits households that regularly move between eastern Bangkok, the Rama 9 corridor, the expressway network and Suvarnabhumi Airport. It is less compelling for someone who wants to step outside and live on foot. Rail access has improved since launch: the developer brochure still described the Yellow Line as a future project, but the line entered commercial service in July 2023 and Hua Mak is now an operating station. Even so, the estate should still be viewed primarily as a large residential compound for drivers, with rail as an additional option.
A notable feature of the scheme is that much of the amenity value sits inside each house rather than in a large shared leisure complex. The original specification gives both house types a private pool, lift and four parking spaces. Shared features are more restrained: the developer brochure lists a clubhouse, a private linear garden, 24-hour security and underground electricity, while later project profiles also refer to CCTV and controlled access. That can be attractive to an owner who prefers private facilities over paying for a long list of common amenities. The missing piece is the current operating budget. We could not verify a current common-area fee schedule or a recent maintenance statement from public sources, so ongoing costs should be checked directly rather than inferred from the project’s marketing material.
The resale market is active in 2026. Large platforms show asking prices roughly between THB 30M and THB 49M, with listings around the original 516 sqm specification commonly appearing at approximately THB 38M and above. The THB 30M figure is useful as a lower market anchor, but it should not be treated as a promise that a standard, fully documented Type A or Type B house is available at that number. One lower-priced listing reports floor area that does not match the developer’s original two house types. Price comparisons only become meaningful once the underlying houses are normalised for land size, documented built area, renovation level, furniture, pool and lift condition, tenancy status and any structural changes.
As an investment, this is not a project where a simple price-per-square-metre comparison tells the whole story. There are only 17 houses, each is large and expensive, and the buyer pool is naturally much smaller than for a mainstream condominium. Rental listings do exist, with asking rents seen from roughly THB 150,000–200,000 per month and upward, but that is not enough to claim a yield. Houses differ materially and public sources do not show a complete ownership-cost picture. The investable proposition is therefore more about scarcity of format — a completed 500+ sqm house with private pool and lift inside Bangkok’s eastern transport network — than about a standardised rental product.
For a foreign buyer, land ownership is the first legal issue to solve. Property portals may label the houses freehold, but that label describes the tenure of the property and does not remove Thailand’s restrictions on direct land ownership by foreign individuals. Public project material does not establish the land-title type for every resale house or the exact legal structure available to a non-Thai purchaser. A foreign buyer should therefore not treat the word freehold in an advertisement as a complete acquisition route. Before a material payment is made, the land title, registered owner, building documentation and proposed contractual structure need to be reviewed for the specific property.
The Urban Reserve Rama 9-Motorway makes the most sense for a household that genuinely needs space and values privacy, a private pool, an internal lift and road access more than central-Bangkok walkability. The project has enough primary material to understand what was originally built, and enough current resale activity to establish a real market range. The important distinction is that this is now a seven-year-old resale community rather than a new launch. The right decision depends less on the generic project brochure and more on how closely the selected house still matches its original design, how well its systems have been maintained, and what the land and building records actually show.
Ownership format
Project profiles and resale listings describe the houses as freehold, which is straightforward for an owner legally eligible to hold Thai land. A foreign individual generally cannot directly own the underlying land, so any foreign-buyer transaction must be checked against the specific land title and the lawful structure of rights over the land and building. Nominee ownership structures are not considered.
