For a buyer, this does not guarantee the condition of an individual resale home, but it does tie the estate to a clearly identifiable public company rather than an uncertain or defunct project name.

The completion date is less firmly documented. ZmyHome gives 2007 as the year completed and THB 1.85M as the original launch price, while neither the Department of Lands project record nor PropertyHub provides a construction year. The estate is unquestionably completed: M.K. places it in its historical portfolio and today's activity is resale and rental of existing houses. Still, 2007 should be treated as a secondary-source date rather than an official handover date. That distinction is relevant in a project of this age because physical due diligence on the particular house — structure, roof, drainage, electrical work, plumbing and later additions — matters more than an old brochure-style specification.

Current resale evidence also shows why buyers should avoid treating the estate as one standardized unit type. A Tperty listing updated in June 2026 offered a two-storey townhouse on 24 square wah with 160 sqm of stated usable area, three bedrooms and two bathrooms for THB 2.79M. PropertyHub showed another two-storey home refreshed around the end of September and early October 2026 on 37 square wah, around 130 sqm, with three bedrooms and four bathrooms for THB 4.3M. ZmyHome, meanwhile, preserves historical two- and three-storey townhouse configurations with different starting specifications. The variation is plausible in a nearly two-decade-old estate where homes may have been extended or renovated, but it means the project name alone is not enough to value a property.

There is also evidence of an active rental side, although the public data is far too thin to support an investment-yield claim. DDproperty showed a Chuan Chuen Pattanakan townhouse for THB 17,000 per month in September 2026, with three bedrooms, four bathrooms and a 37-square-wah plot. That is useful as evidence that the estate is not purely an owner-occupier resale market. It is not, however, a reliable yield model. The matching acquisition price, vacancy history, repair budget, common-area charges and tax treatment are not established for the same property. An investor should compare several genuinely similar houses rather than convert one advertised rent into an estate-wide return figure.

The location works best for buyers who specifically want the eastern Bangkok corridor. ZmyHome places the estate on Soi Phatthanakan 57 and reports Hua Mak Airport Rail Link at roughly 1.3 km and Hua Mak on the Yellow Line at roughly 1.6 km. It also lists Triam Udom Suksa Pattanakarn School, Stamford International University Bangkok, hospitals and retail destinations in the surrounding area. Those are source-reported distances, not calculations made here, and a house deep inside a landed estate can have a meaningfully different door-to-station route from the project marker.
