Current and historical listings include townhouses and detached homes from two to five bedrooms. Plot size, private outdoor space, renovation level and building area vary enough that a project-level average can be misleading. The comparison needs to be made between individual houses, not simply between project names.
Useful shared basics
A communal pool, parking, security and CCTV are supported across the better project records. These are practical amenities for a long-term residential village rather than a resort-style package. Because the community is around 25 years old, buyers should inspect how well those shared assets are maintained today.
Due diligence matters
The biggest decision point is not the age of the village but the documentation of the exact resale property. Land title, building ownership, seller authority, alterations and the transaction structure can differ from house to house. Country Club Villa rewards property-specific checking more than template assumptions.

Country Club Villa is an established East Pattaya housing community in Nong Prue rather than a developer-led new launch. Homes have long since moved into private ownership, so buyers are looking at a resale village where condition, land size, renovations and title structure can differ materially from one property to the next. The strongest cluster of sources places completion in 2000, with FazWaz specifying May 2000 and 120 homes. The stock is not limited to a single house design: detached homes, villas and townhouses all appear in current or historical listings.
The location works best for residents who drive. The village is tied to Soi Muban Country Club Villa / Thung Klom–Tan Man 9 in Nong Prue, and Waze resolves the entrance to the same road. Local agency pages put it roughly 600 metres from Sukhumvit Road and the railway bypass. That creates straightforward access toward central Pattaya, South Pattaya and Jomtien, while major supermarkets and retail on the Sukhumvit corridor are close enough for routine errands. It is not a beachside, walk-everywhere proposition; its practical value comes from road access and a quieter residential setting east of the city core.

Shared facilities are relatively simple. FazWaz consistently lists a communal pool, parking, 24-hour security and CCTV, while Cornerstone also describes internal village roads and communal gardens. That is enough to distinguish Country Club Villa from a standalone house on an ordinary street, but buyers should judge the facilities as they exist now rather than from any old marketing description. In a community of this age, current maintenance, drainage, road condition, security practice and the state of the pool matter more than the original specification.
The resale evidence shows a broad spread of property sizes and asking prices. In September 2026, FazWaz displayed a 4-bedroom, 4-bathroom townhouse of 220 sqm at THB 3.9M, while 5-bedroom villas of roughly 280–284 sqm were listed around THB 10.9M to THB 12.8M. Pattaya Condos and Homes also had 5-bedroom houses in the 280–300 sqm range, with different plot sizes. Hipflat records older sales of a 2-bedroom 145 sqm home and a 3-bedroom 220 sqm home in December 2024. These examples are more useful as a picture of the village’s variety than as an official unit schedule.
For an overseas buyer, ownership needs to be handled property by property. Some resale ads describe a Thai-company ownership structure, but that is a seller-side statement for a specific home and should not be treated as the ownership model of Country Club Villa itself. Thailand’s Department of Lands maintains separate rules on land acquisition by foreigners, and normal direct foreign ownership of residential land is restricted outside narrow statutory exceptions. A proper review therefore needs the land title, building ownership evidence, seller identity and the proposed transaction structure for the exact house under consideration.
The unresolved issue is the archive record. Most large portals and PropertyScout point to completion in 2000, and FazWaz reports 120 homes. Cornerstone gives 2001 and 106 homes. No surviving primary developer source was found that settles the discrepancy. The original developer is also unverified: FazWaz lists no developer, while Thailand-Property attributes the project to 124 Privacy Condominium without a supporting primary source. For publication, 120 homes and May 2000 are the better-supported working figures, but the conflicting 106-home / 2001 record should remain visible as an uncertainty rather than being silently discarded.
Home types & sizes
Hipflat records a 145 sqm, 2-bedroom home sold in December 2024. It should not be read as an official developer floor plan; it is useful evidence that the village contains smaller homes as well as the large 5-bedroom resales that dominate current advertising.
A 220 sqm, 3-bedroom home appears in Hipflat’s December 2024 transaction record. That is more useful for present-day comparison than trying to reconstruct an old launch catalogue, because the village now trades as individual resale properties.
FazWaz shows a 220 sqm townhouse with four bathrooms and a plot of about 208 sqm. Its THB 3.9M asking price is the lowest live market anchor found in this review, but the listing is not recent enough to treat availability as guaranteed.
Five-bedroom homes are the most visible part of the current resale market. Pattaya Condos and Homes lists 280 sqm and 300 sqm examples, while FazWaz shows homes around 280–284 sqm, with materially different plot sizes. That makes land, pool provision and renovation quality as important as interior area when comparing prices.
This is not an original developer unit schedule. Country Club Villa is an established resale community, and the public record consists mainly of individual listings and transactions from different years. Building area, plot size, storeys, private pool provision and the extent of renovation need to be checked for each property.
