Most project databases date completion to 2014, with FazWaz specifying February 2014. That changes the buyer's job completely compared with an off-plan purchase. There is no construction timetable to underwrite and no developer instalment plan to assess. The transaction is about one existing resale unit: its title, quota status, physical condition, outstanding common charges, furniture, floor, view, seller documents and the quality of the building as it operates today.
The development sits within the Quality Houses group history, but public sources use several corporate names. Property portals commonly label the developer as Q Houses or The Confidence, while historical project disclosures identify Casa Ville (Chonburi 2554) Co., Ltd. as the project and land owner. Quality Houses' own corporate disclosures confirm that The Confidence and Casa Ville (Chonburi 2554) are group property-development companies. For a 2026 resale buyer, the seller is normally the current unit owner rather than the original developer, so this corporate history is not the centre of the sale contract. It still matters when tracing old approvals, project registration records or the origin of documents presented by the condominium juristic person.

Its location makes more sense as a road-connected South Pattaya base, with Sukhumvit providing the main axis for trips across Pattaya and toward Jomtien. Buyers whose first requirement is walking out of the lobby onto the beach should treat that as a clear mismatch rather than trying to turn a road-side urban location into a resort story.
The original published unit mix was compact. Historical project profiles consistently show studios around 23.60 sqm and one-bedroom units around 29.70 sqm. The 2026 resale market is broader: current listings include studios around 22 sqm, one-bedroom units roughly in the 27–31 sqm range and two-bedroom listings around 60 sqm. We do not present all of those as original developer layouts because the older project material does not support that conclusion. A 60 sqm two-bedroom in particular deserves a title-and-plan check to establish whether it is a combined unit, a different area convention or simply a configuration omitted from the surviving public brochure data.
As of 8 September 2026, active resale advertising shows a lower asking-price anchor around THB 1.39M for a studio. One-bedroom stock appears from roughly THB 1.60–1.69M in current listings, while 60 sqm two-bedroom offers are around THB 4.29M. These are seller asking prices, not valuations and not evidence of the price at which a deal will close. For a foreign buyer, the most important qualification is that the cheapest listing is not automatically the cheapest purchasable freehold unit. The market currently contains both Foreign Quota and Thai Quota advertisements, so ownership status has to be matched to the exact unit before a deposit is paid.
The common facilities fit the profile of a city condominium from this period: a saltwater pool, fitness room, landscaped common space, lobby, parking, passenger lifts, 24-hour security, CCTV and key-card access; several project profiles also list an indoor children's area. Historical project databases report 127 parking spaces. That number is useful context but not a substitute for an on-site check. In a 609-unit building, buyers should look at actual parking pressure, sticker rules, visitor arrangements, lift condition and the current maintenance standard of the pool, gym and common areas. In a completed resale project, present operating quality matters more than the original amenity list.
The legal structure is a registered condominium, which gives a foreign buyer a route to freehold ownership if the transfer fits within Thailand's foreign quota. The statutory limit is 49% of the total area of condominium units in the building, and the condominium juristic person must certify the foreign proportion for the transfer. This is particularly relevant here because live resale advertisements show both Foreign Quota and Thai Quota units. A Thai-quota listing should not be treated as foreign freehold merely because the apartment itself looks suitable. If foreign quota is unavailable, any leasehold alternative needs its own contract analysis and should be understood as a different right, not a substitute label for ownership.
For an owner-occupier, the project is easiest to understand as a completed, relatively low-entry urban condominium rather than a new resort development. Compact unit sizes keep the absolute purchase price down but also limit family living and storage. For an investor, the sensible analysis starts with achieved rents for genuinely comparable units, vacancy, common fees, unit condition, refurbishment cost and likely resale demand. The existence of active sale and rental listings demonstrates a functioning secondary market; it does not prove liquidity, a specific yield or future price growth. The strongest case for the project is therefore practical and unit-specific: a completed building, a known address, a long operating history and a market where the buyer can inspect the exact asset before committing.
