This is a Wichit address tied to the central Phuket retail and hospital zone rather than a beach resort enclave. For full-time living, that can make daily errands and access to Phuket Town or Kathu straightforward. The same setting means traffic, road noise and parking are part of the buying decision, so a weekday inspection is more informative than a quiet off-peak visit.
Active resale choice
The 2026 market contains materially different properties, from lower-priced renovated townhomes to larger four-bedroom homes. That creates choice but makes a single project average misleading. Compare like with like: similar plot size, number of storeys, usable area, renovation standard and parking, rather than treating every listing under the project name as the same product.
Live-work heritage
The development has long been associated with a home-office concept, which can appeal to buyers who want residential space with a work component. Actual permitted use still depends on the selected property's documents and local rules. A neighbour operating a business or displaying signage is not evidence that the same use is automatically permitted for another plot.

Current resale examples range from roughly 84 to 196 square metres of usable area, and an older project specification gives 225.5 square metres for a home-office format. The practical consequence is that the project name alone does not tell you what you are buying. Before comparing prices, match the exact plot or house number, land area, built area, actual number of storeys and the title documents; two homes under the same project name can be materially different products.

It is a practical base for shopping, hospitals, schools, the university side of town and road connections between Phuket Town and Kathu. That makes the address easier to understand for owner-occupiers, local long-term tenants or a small business than for someone prioritising sea views or walking access to a beach. The trade-off is the urban environment itself: when inspecting a specific house, traffic patterns, road noise, parking and ease of access at peak times matter more than they would in a quieter suburban estate.
The resale market also shows why property-by-property comparison matters. As of 16 September 2026, the lowest live asking price found was THB 3.39 million for a three-bedroom, two-storey home with 156 square metres of usable area on a 24-square-wah plot. Other active examples are around THB 3.99-4.39 million for three-bedroom homes, while a four-bedroom 196-square-metre townhouse is listed at THB 6.28 million. These figures are market snapshots, not a single project price list. Renovation quality, corner positioning, plot size, parking, furnishing and owner-made extensions can all explain substantial differences. The cheapest headline price is therefore only a starting point for inspection, not a reliable proxy for value on its own.
Shared facilities repeatedly listed for the project include a communal pool, 24-hour security, parking and an on-site restaurant. In a mature estate, the more useful question is not simply whether a facility appears in a directory but whether it is operating, maintained and funded as expected today. A buyer should establish who manages the common areas, whether there are regular community charges, whether the selected property has arrears, and what rules apply to alterations, signs or commercial activity. That point is particularly relevant here because the scheme has long been marketed around a live-work or home-office concept, while modern portals classify different resales as houses, townhouses and commercial property.
The identity boundary is also important. Phanason Residence (Makro) is not the neighbouring Phanason City Condominium (Makro). A foreign buyer generally cannot register the underlying land in their own name; ownership of the structure and any lawful right to use the land must be checked against the selected property's title and transaction documents. A current resale example with two storeys, a 24-square-wah plot and one parking space. The listing is unfurnished and was asking THB 3.39M on 16 Sep 2026. It is useful as a lower market anchor, not as a standard plan for the whole development.
Resale stock also includes homes on 28-square-wah plots with one parking space; current listings describe comparable three-bedroom properties at 150 and 160 sqm. Asking prices around THB 4.39M illustrate how condition and area reporting can vary even within the same estate.
