Central Phuket address
The project is positioned for daily life around Central Phuket and Phuket Town rather than for beach access. That works well for residents who value retail, schools, healthcare and cross-town travel, but it is a different proposition from a west-coast resort condominium.
A simple unit mix
There are three clear size bands rather than a long list of near-duplicate layouts: two one-bedroom formats and a roughly 49 sqm two-bedroom. That makes the trade-off between entry price, usable space and household size relatively easy to understand.
Dedicated clubhouse
A separate clubhouse carries part of the amenity programme, including pool, exercise, work and social spaces. In a 585-unit scheme this matters because the real test is not how many facilities appear in a brochure, but whether they are sized and managed well enough for the resident population.
Multiple price signals
Public listings currently sit below the developer's advertised starting figure, with a THB 2.96M one-bedroom listing versus Origin's THB 3.19M headline price. That can create opportunities, but portal mixing between Origin Place and The Origin Centre Phuket means a cheap number is useful only after the exact unit and contract are verified.
Timing is the risk
The project has EIA approval and a building permit, yet Origin's July 2026 construction update still reports 0% progress. The original Q1 2027 transfer target therefore needs current contractual confirmation rather than being treated as a reliable handover promise.
About the project
Origin Place Centre Phuket is best understood as an urban Phuket condominium rather than a beach-resort development. It sits in Wichit, close to the Central Phuket retail cluster, and its practical appeal is built around access to Phuket Town, schools, hospitals and everyday services. Origin's current project page describes three eight-storey residential buildings, a separate clubhouse, 585 residential units and two retail units. The legal disclosure in the brochure gives a more precise site area of roughly 4 rai, 3 ngan and 84.10 square wah, slightly above the rounded four-rai figure used in the main marketing material.
The location is one of the easiest parts of the project to evaluate. The developer's map places the site on Muang Naka Road in Wichit, Mueang Phuket. Origin lists Central Phuket Floresta at about 400 metres, Makro at about 900 metres, HeadStart International School and Darasamuth School at about 900 metres, Bangkok Hospital Siriroj at 2 kilometres and Phuket Old Town at 3.8 kilometres. Short map distances do not automatically translate into pleasant walking routes in Phuket, where heat, road design and crossings matter, but the overall use case is clear: this is a central-island address for people whose daily routine revolves around town rather than the beach.

With 585 apartments across three buildings, this is not a low-density boutique scheme. Parking is stated at around 45% of the residential count, including tandem spaces. That is worth treating as a real lifestyle question on an island where many residents rely on cars. The scale does, however, support a meaningful common-area programme. The current Origin material lists a swimming pool, fitness room, yoga room, coworking space, lobby and clubhouse, while the brochure adds meeting and creation spaces, a play lawn and rooftop landscaping. A buyer planning to live here full time should look beyond the facility list and ask how access, opening hours, parking rights and common-area management will work once hundreds of units are occupied.
The apartment range is intentionally simple. Smart Living runs from 26.50 to 27.80 sqm, Leisure Living from 30.80 to 31.70 sqm and Master Living from 48.80 to 49.60 sqm. The official brochure explicitly presents Master Living as a two-bedroom layout with a living area and a balcony connected to the main bedroom. Independent project pages identify the two smaller ranges as one-bedroom units. The difference between the compact and larger one-bedroom formats is meaningful: four or five extra square metres can change whether there is room for a proper work setup, more storage or simply enough circulation space for two people to live comfortably.
Pricing needs to be read as a range of live public signals, not a single authoritative number. A Keller Henson unit page last updated on 29 May 2026 lists a 26.7 sqm one-bedroom at THB 2.96M. DDproperty currently shows the project from THB 3.12M to THB 5.47M, while Origin's own page advertises a starting price of THB 3.19M. We therefore use THB 2.96M as a lower market anchor rather than a promise that the developer will sell a fresh unit at that price. The distinction matters here because several portals combine direct developer stock, agency listings and entries filed under the neighbouring The Origin Centre Phuket project. Unit number, building, seller status and contract type should all be checked before money moves.
The most important due-diligence issue today is construction timing. Origin's original brochure targeted a Q3 2025 construction start and Q1 2027 transfer, with the legal disclosure also referring to expected completion in February 2027. Yet the developer's official progress page, updated for July 2026, still reports 0% overall progress, with structure, architecture and M&E works each shown at 0%. The same page says the EIA has been approved and the building permit has been obtained. That combination makes the old Q1 2027 handover target difficult to treat as a dependable date. Buyers should focus on the current contractual completion date, grace periods and remedies for delay rather than relying on the brochure schedule.
The naming history also deserves care because it can create false comparisons. Origin currently markets this development as Origin Place Centre Phuket. Its brochure names the legal project developer as Origin Condo Center Phuket 2 Co., Ltd. Smart EIA Plus records an approved EIA for that same company under the name The Origin Centre Phuket Phase 2. At the same time, The Origin Centre Phuket is still listed by Origin as a separate project and its EIA is tied to Origin Condo Center Phuket 1 Co., Ltd. In other words, The Origin Centre Phuket without a Phase 2 qualifier should not be treated as a simple alias for Origin Place Centre Phuket, even though some property portals merge their listings.
For a foreign buyer, the practical ownership question is not whether a listing says 'freehold' but whether foreign-quota freehold remains available for the specific unit. DDproperty describes the project as freehold and specialist sales pages market foreign freehold, while Thai condominium law limits foreign ownership to 49% of the total unit area in a condominium building. Origin also publicised substantial pre-launch sales to foreign buyers within the foreign allocation. That makes quota availability a real transaction variable. Before reservation, the buyer should obtain written confirmation of the proposed ownership form for the exact unit and understand what happens if foreign quota is unavailable at transfer.
The payment structure also needs to be checked against the exact unit rather than copied from a sales card. Public agency material shows a THB 100,000 reservation fee, 30% paid before handover and the remaining 70% at transfer; one portal splits the first 30% into two 15% instalments following reservation and contract signing. That is a useful working reference, but it is not presented on Origin's current project page as a universal schedule for every available apartment. A buyer should confirm whether the reservation fee is credited toward the purchase price, the dates or milestones attached to each instalment, and what the contract says about money already paid if the project is delayed or the intended ownership structure cannot be registered. With official construction progress still at zero, those clauses are materially more important than a promotional monthly-payment headline.
Taken on its own merits, Origin Place Centre Phuket makes most sense for buyers who want a central Phuket base rather than a resort address. Its strengths are legible: strong access to the Central Phuket area, a straightforward apartment mix and a substantial shared-facility package. The more important questions are less glamorous. Is 45% parking sufficient for the intended lifestyle? Is the current purchase price compelling relative to other Wichit projects? What handover date is actually written into the contract today? And for an investor, how much competing rental stock will come from the other 584 apartments? Those questions matter more than generic promises about Phuket's growth.

Ownership format
The project is sold as a condominium ownership product. A foreign buyer can register a unit as freehold only within Thailand's foreign quota, which is capped at 49% of the aggregate unit area in a condominium building. If foreign-quota freehold is unavailable for the selected unit, leasehold is commonly considered as an alternative, but the exact structure offered at Origin Place Centre Phuket must be confirmed before reservation.
Unit types & sizes
