The development is linked to Phanason Co., Ltd., also known in the market under the Phanason Properties brand. The most consistent project-level record is 80 Moo 5 on Wichit Songkhram Road, eight floors, six buildings and 1,410 units. Current resale stock includes units identified in Building F, which fits a multi-building estate. An older record for essentially the same location, however, shows only two buildings and 458 units. Those figures should not be combined or averaged. Until a primary document clearly maps the phases, the 1,410-unit record is the more useful project-level baseline while the smaller count remains an unresolved historical discrepancy.

That changes the due-diligence process in a useful way: buyers can inspect the actual building, access, common areas, noise and condition of a specific unit before committing money. The historical timeline is not perfectly clean, because older records also show 2012 and 2015, likely reflecting different building or phase coverage. No primary public document was found that assigns every building to a handover date, so 2014 is used as the project-level reference while phase-by-phase dates remain unresolved.
The resale stock is dominated by compact homes. Historical project profiles describe roughly 30–48 sqm or 32–50 sqm layouts, mainly one-bedroom apartments. Current listings add an important wrinkle: many units around 30–31 sqm are advertised, and the same size can be labelled either a studio or a one-bedroom by different agents. Larger one-bedroom examples around 41 sqm also appear. Buyers should not rely on the marketing label alone. The floor plan, physical separation of the sleeping area, registered area, building letter and unit number are more useful when comparing two offers. In this project, a listing title can make two apparently different unit types look more distinct than they really are, or hide a meaningful difference in layout behind the same one-bedroom label.
As of 7 September 2026, visible project inventory reaches down to about THB 1.55M, although the specific listing at that level was first posted earlier and should not be treated as guaranteed live stock. Fresher offers are more commonly around THB 1.79M–1.89M for compact units of roughly 30–31 sqm. A mature resale market gives buyers several reference points rather than a single developer price, but headline comparisons can still mislead. A cheaper unit may differ by quota status, renovation, furnishing, seller urgency or simply listing age. The THB 1.55M figure is therefore a lower market anchor, not a promise that a comparable foreign-quota unit can be bought at that price today.
Ownership needs to be checked at unit level. Thai condominium law allows qualifying foreign buyers to register freehold ownership only while foreign ownership remains within 49% of the total unit area of the condominium. Project-level portals commonly describe Phanason City Condominium as freehold, but current listings are more informative: some units are tagged as foreign quota and others as Thai quota. That means the building can accommodate foreign freehold ownership, yet a particular cheap unit may still be unavailable for registration in a foreign buyer's name. Before paying a deposit, the buyer should obtain quota confirmation from the condominium juristic person and review the unit title and seller documents. The project's general tenure label is not a substitute for that check.
Shared facilities include a swimming pool, clubhouse or club area, parking, security, CCTV, a lobby and landscaped space. For a development of this age and scale, their present condition matters more than the length of the amenity list. The current common-area fee, juristic-person reserve position and any major planned capital works are not reliably confirmed. A serious viewing should include the common areas and parking as well as the apartment, followed by a request for current common-fee statements and the seller's debt-clearance documentation. Those checks reveal how the building is functioning today rather than how it was described when first sold.
The location is best understood as part of central Phuket's everyday urban fabric. Makro Phuket, Central Phuket and Bangkok Hospital Siriroj are useful local reference points, with access through Wichit Songkhram Road and the surrounding street network. For many residents this will be a car- or motorbike-oriented address rather than a fully walkable one. The trade-off is proximity to established commercial and medical infrastructure and a location that can work for people whose routines are tied to Phuket Town and the central island. Visible resale and rental activity shows that the project has an active secondary market, but it does not establish a particular occupancy rate or net return for a future owner.
The strongest feature of an older, liquidly listed condominium is that much of the purchase can be verified in the real world. Buyers can compare buildings, inspect renovated and unrenovated units, see how the grounds are maintained and negotiate against several asking prices. The weakness is the same: two units with the same nominal size can have very different renovation standards, views, furniture, quota status and seller paperwork. Phanason City Condominium is therefore better approached as a sizable internal resale market rather than a single uniform product.
