Why this project is worth a look
A genuinely smaller scheme
The developer identifies 19 residential units, rather than the 114 shown in some aggregators. That scale may appeal to buyers who dislike large apartment blocks, although neither quiet living nor lower service charges follows automatically from the unit count.
A choice of living formats
Studios, apartments and townhouses are all part of the stated mix. The appeal is flexibility for different lengths of stay, subject to reviewing the actual floor plan and current supply for the selected format.
Spaces for working residents
The founder describes coworking and an on-site café with room-ordering service. This adds a practical dimension for longer stays, provided the facilities have been delivered and their access terms are confirmed.
Rental support is contemplated
The developer offers to organise guest bookings after handover. The value depends on the operating licence, fees, transparent accounts and property upkeep, all of which need to be specified in the management agreement.
Two distinct entry routes
An individually acquired home and a fractional interest in an apartment pool are marketed alongside each other. They may meet very different budgets, but the rights, cash flows and exit mechanisms must be assessed separately.
About the project
Piece of Paradise – Seseh is a coastal residential project that is smaller, and more varied, than some online directories suggest. Bali Prime Developments describes 19 homes comprising studios, apartments and townhouses. Its founder also refers to 19 units in a separate interview. Several property portals, however, label the very same name as a 114-unit studio condominium. That discrepancy changes almost everything a buyer might assume about the scale and layout of the development. With no reconciled master schedule in the public record, the developer’s first-hand 19-unit description is the sounder starting point, not an invitation to disregard the competing listing altogether.

The distinction is especially useful because the founder discusses another Seseh development, Segara, in the same interview. He identifies Segara as a separate, larger project with 88 units. It would be tempting to combine overlapping marketing names, neighbouring sites and differing totals into one master development, but there is no documentary basis for doing that here. Piece of Paradise is treated as its own 19-home scheme; no independently documented phase or additional tower under the same name has been found. A buyer can now ask for a plan of these 19 homes rather than trying to make incompatible directory totals add up.
The brand behind the scheme is Bali Prime Developments. Its founder, Erik Steinhiller, explains that Bali Prime Construction is a construction business serving both the group and external developers, while Bali Prime Developments handles the group’s own development projects. That makes the common directory attribution to Bali Prime Construction an incomplete answer to the question of who is selling the property. The company website lists an office in Legian, not a project address in Seseh, and the reviewed public material does not identify the exact Indonesian legal entity that owns or controls the project rights. The entity named in a sale agreement matters more than the logo above it.
The developer’s mix of three residential formats makes this more than a collection of identical holiday studios. A purchaser choosing between a studio, an apartment and a townhouse is effectively choosing how much personal space, separation and privacy they need. A studio might be entirely adequate for one person visiting Bali periodically, whereas a longer stay may make an apartment or townhouse worth considering. But the names alone do not establish bedroom counts, internal areas, storey numbers or private outdoor space. Those particulars have to come from an actual unit schedule and plan, which were not available in the official material reviewed.
One studio can be described with greater precision. The published listing gives a total area of 40 square metres, including a 12-square-metre outdoor terrace, and lists one bathroom. It also describes a furnished interior, a rain shower and stone finishes. That combination may suit someone who wants an uncomplicated short-stay base with room to sit outdoors. It should not be read as 40 square metres of interior accommodation, however, or as a universal specification for every studio. A floor plan, furniture schedule and view from the actual unit are needed before the advertised description becomes a purchase decision.
There are two different ways of putting money into the project, and the distinction should be made before considering any return forecasts. In its March 2026 article, Bali Prime quoted a starting point of €90,000 for an individual unit and €40,000 for fractional participation. Its website offers an example of investors participating together in a portfolio of six apartments. The smaller number is not the cost of acquiring a self-contained studio. A pooled interest raises separate questions about who holds the underlying rights, who controls the property, which income belongs to participants and what happens when one participant wants to leave. The reviewed pages do not establish those legal terms.
A property portal also advertises a 40-square-metre studio at IDR 1.85 billion, a figure visible when the listing was checked on 18 October 2026. This gives a useful indication of what one seller is asking, but it is not a validated current developer price. The euro figures were published months earlier by a different source, so there is no reason to infer a discount or price movement by comparing the numbers without the underlying offers. Nor can the portal price establish which taxes, transfer charges, furnishing items or legal costs are included. Those amounts, and the identity of the person receiving the money, belong in a unit-specific written offer.
Actual stock is a particularly uncertain part of the story. The March developer article said that 18 of 19 units had been sold, while its main website still displays one available. In an interview publicised in May 2026, Steinhiller described Piece of Paradise as fully sold out. Yet the property listing remains live. A cancelled booking, a resale or simply a stale advertisement could explain the situation, but none has been confirmed. Buyers should not assume that a “for sale” card gives access to uncommitted developer inventory. The first commercial question is whether the particular home or participation interest exists and can be contracted today.
The delivery timeline deserves the same care. July 2026 was the stated handover month, and the founder spoke in the first half of the year about completion being close. By 18 October 2026, that planned date is in the past. One catalogue now describes the development as ready to move into; another continues to classify it as off-plan, while the company website still uses construction-stage wording. Neither label is equivalent to evidence of handover or an occupancy certificate. Without signed delivery records and the relevant building documentation, the current completion status cannot be established responsibly, and a fresh completion date would be invented.
Location is part of the appeal, but it is worth understanding which coastline is being discussed. Seseh belongs to the Cemagi area of Mengwi in Badung, to the west of Pererenan and the more familiar Canggu districts. The official Cemagi village website identifies Seseh within its territory. It is reasonable to see this as a different daily setting from central Canggu, not to assume that all Canggu amenities are on the doorstep. A quiet coastal routine may appeal to longer-stay residents, while people who expect to walk to their favourite Canggu restaurants every evening should examine local road access much more closely.
Bali Prime said the site was around 500 metres from the beach in March 2026. FazWaz cites a different approximate distance to Cemagi Beach. Neither source supplies a sufficiently verified plot entrance and walking route for us to endorse the figure as an independently measured journey. The exact address and a reliable site pin were also not located. That leaves several meaningful distinctions unresolved: being near the coast is not being directly on the beach, having a terrace is not having a sea view, and a short straight-line distance does not guarantee a comfortable pedestrian route.
What the project proposes on site is more specific than a generic holiday apartment concept. In the Bali Business Club interview, the founder describes coworking space and a café whose food and drinks can be ordered to apartments and townhouses. This suggests a scheme designed to accommodate working residents, not just overnight guests. A third-party catalogue adds car parking, round-the-clock security and CCTV to the facilities list. These are described features, not amenities whose operating condition or continuing access arrangements have been independently inspected. Opening hours, service costs and the rules for residents and guests remain practical questions for handover.
Rental management is another part of the developer’s offer. Bali Prime discusses handling bookings through major online accommodation platforms and direct reservations after completion. For a non-resident owner, an operator can reduce the work of managing enquiries, cleaning and guest turnover. The financial effect is less automatic. The owner still needs to know what the management fee covers, how maintenance is approved, whether replacement furniture is charged separately, who pays utility bills and how frequently accounts are issued. Promised access to a digital income report is useful only if the figures can be reconciled to booking records and actual bank receipts.
The operating licence is not a minor administrative detail. In May 2026, Indonesia’s Ministry of Tourism described plans to strengthen business-permit verification for accommodation marketed through online booking platforms. Advertising a home as suitable for short stays does not demonstrate that the relevant business activity is properly authorised. The project therefore needs a clear answer as to who will be the licensed accommodation operator and what permissions cover the proposed use. That question is distinct from the land rights and from building approvals. A purchaser may have a valid private agreement yet still need a lawful operating route for commercial guest stays.
Land rights require an equally careful distinction. The marketed studio is described as a 25-year leasehold with a 15-year extension option. That statement has not been checked against the executed contract, its start date or the underlying registered land title. A contractual lease is not the same thing as direct ownership of Indonesian land, and a renewal option does not necessarily fix the conditions or cost of the additional term. Indonesian rules also distinguish land titles and rights in apartment units. Without the specific documents, there is no sound basis for telling a foreign purchaser that the same ownership mechanism applies to every home or to the fractional investment structure.
The building permits have not been established in the reviewed record either. Indonesia’s building system distinguishes PBG, approval relating to construction, from SLF, the document confirming fitness for use. The absence of a publicly viewed copy does not prove a document was never issued. It does mean the developer’s quality-control claims and a portal’s “ready to move” label cannot replace the legal paperwork and a physical handover inspection. Claims of European supervision or unusually generous construction warranties are likewise only meaningful to a purchaser when the responsible company, coverage, exclusions and remedy process are written down.
The development has been promoted using attractive rental-return and occupancy projections. They should not be mistaken for realised performance at Piece of Paradise. No independently verified series of actual bookings, operating costs and owner distributions was available to substantiate them. Nor would the same revenue assumptions necessarily work for a studio and a townhouse. A realistic calculation should separate room income from operating expenses, taxes, replacements, empty periods and the days an owner wants for personal use. For the fractional product, the investor must then understand what costs and reserves are applied before any distribution is made.
Beyond the paperwork, coastal living brings ordinary property questions that photographs and sales copy rarely settle. Drainage during heavy rain, corrosion, ventilation, access for service vehicles and the future use of neighbouring land can all affect a resident’s experience. These are not defects identified at Piece of Paradise; no independent technical inspection has been completed. They are the kinds of physical conditions worth understanding on site, especially where a home is intended to alternate between personal occupation and paying guests. A managed property still needs repairs, and a pleasant location does not remove the owner’s long-term maintenance exposure.
Exit deserves attention before entry. A future buyer of a leased home will usually be evaluating the remaining contractual term and the conditions for transferring it, not just the original advertised number of years. A participant in a pooled investment may have an even narrower set of possible buyers or may need approval to transfer an interest. Without the actual agreement, one cannot tell how a sale price would be agreed, whether management continues after transfer or how disputes are resolved. For someone looking for a quick resale rather than personal use or a long holding period, these omissions matter more than a promotional yield percentage.
Piece of Paradise has a recognisable proposition: a small coastal community with several types of accommodation, planned work and dining facilities, and rental operations offered by the group. That is sufficient to understand why someone might be interested, but not enough to settle an investment. A useful next step is a dated inventory of the 19 homes, the precise site identification, evidence of actual handover, the relevant permits, and a draft agreement for the specific home or investment interest. Those documents would show what is actually available, how it can be used, who is responsible for it and what the purchaser is committing to.
Ownership format
The marketed studio is offered on a 25-year contractual lease with a further 15-year extension option. Neither the executed lease nor its commencement date, renewal mechanics or underlying land title has been verified. A separate fractional participation product is also marketed, but its legal rights have not been documented and should not be confused with acquiring an individual unit.

- Bali Prime Developments referred to a beach distance of roughly 500 metres in March 2026; a property portal gives a different figure. Neither establishes a verified walking route from a precisely identified entrance.
- Coworking and a café are part of the developer’s stated on-site concept, which may reduce the need to travel for everyday work and meals if those facilities are delivered and operated as described.
- A reliable street address, site coordinates and access point are still missing from the reviewed record. Travel times and sea-view expectations should remain open until the exact plot and selected unit are identified.
