Why this project is worth a look

One site, different lifestyles

The project spans compact apartments, larger lofts and private-pool villas. That variety makes it possible to choose a home for personal stays rather than force every buyer into the same rental-led model. It also means operating costs and guest profiles will vary substantially.

About the project

ELYSIUM Eco City is a BREIG residential development taking shape along Jalan Babadan in Pererenan, on Bali’s south-western coast. Its appeal is not a single signature building but the range of ways to stay there: small apartments, split-level lofts, two-bedroom smart villas and larger three-bedroom homes occupy the same resort-style estate. The developer presents it as roughly two hectares of residences and landscaped facilities bordered by a river and rice fields. Listings using the shorter names Elysium and Elysium by BREIG point to this development. The blocks and villa clusters shown on the master plan form part of the broader site, although delivery milestones and lease documents may be different for each section.

The most dependable published location description is Jl. Babadan, Desa Pererenan, Mengwi, Badung Regency. It appears both in a July 2026 project profile written by BREIG and in independent property listings. BREIG places Babadan Beach at approximately 600 metres; another promotional site says 700 metres. Either figure describes a nearby coastline rather than a guaranteed door-to-sand walk from every home. Pererenan offers access to Canggu’s cafés, fitness studios and restaurants without being identical to central Canggu. Traffic conditions, road quality and the atmosphere of a particular frontage can nevertheless differ sharply within a short distance, so the exact entrance matters as much as a pin on a map.

This is an amenity-led design. The published plan shows a main pool, poolside bar, gym, spa treatment space, sauna and cold-water pools, riverside paths, a rooftop restaurant, volleyball, gardens and parking. BREIG estimates that around 2,500 square metres will be dedicated to shared amenities. For someone spending much of the year on Bali, having exercise and social space within the grounds could change how often they need to travel. For a short-stay guest, it could make an apartment more useful than its modest floor area suggests. Those benefits still depend on execution. These are planned facilities at an active construction site, and public information does not yet establish which amenities will open with each building, their operating hours or the fees residents will pay.

The apartment range starts at 24 square metres and extends to 43; lofts span 50–83 square metres. Smart villas are presented at 114–120 square metres on BREIG’s newer page, with a three-bedroom villa format of 263 square metres. These are markedly different living arrangements. A compact apartment may work for occasional use or a single traveller, but offers little storage or separation. A loft can accommodate more activity without a villa-sized footprint, though stairs are not ideal for everyone. A private pool gives villa residents autonomy, alongside additional maintenance and cleaning. As in any multi-building development, orientation, daylight, privacy and proximity to shared spaces can have more day-to-day impact than the broad category printed on a brochure.

The publicly advertised entry price is USD 99,500, quoted by BREIG for a compact apartment on an instalment basis and echoed in Newhomes’ update of 8 October 2026. In BREIG’s broader catalogue, example asking prices begin at USD 280,000 for a two-bedroom loft, USD 364,000 for a smart villa and USD 629,000 for a three-bedroom villa. These are format-level illustrations, not a live inventory confirmation. An older Russian version of BREIG’s project page still displays USD 93,500, while intermediaries may quote different deposit percentages and floor areas. BREIG states that final currency calculations are made in Indonesian rupiah. A quotation for a named residence should therefore show its IDR amount, payment milestones, taxes, other transaction costs and what furniture is actually included.

Construction timing deserves a careful read. BREIG’s main project listing and its July 2026 Property Awards profile point to completion in late 2027. Yet the newer ELYSIUM landing page describes December 2026 as the first-phase handover, specifically for Block I and villas, and directs buyers to obtain separate dates for other phases. Some sales agencies now publish 2028 targets. These claims may refer to different parts of the development, but they have not been reconciled against a current signed master schedule. BREIG’s dated construction material from May and June 2026 establishes that work was underway then; it does not establish acceptance, occupancy approval or a promised completion date for any particular unit. A practical comparison of offers has to start with the relevant block.

The proposed interest is contractual leasehold, not direct ownership of Bali land. BREIG’s dedicated site refers to a total term of up to 60 years with renewal provisions; an older BREIG page describes 30 years plus a further 20. One intermediary reports a current underlying expiry date of 10 May 2053, with renewal and priority rights after that. None of those descriptions should be treated as an unconditional 60-year right for every buyer. The usable term depends on when it starts, who grants it, what happens on resale or inheritance, how renewal costs are calculated and whether the party promising the extension can actually perform. Indonesian land titles, including Hak Milik ownership and Hak Pakai use rights, are not synonyms for a private lease contract.

BREIG says it holds project-level KKPR land-use documentation and a PBG building approval. It also describes the plot as being in a tourism-designated zone. The claims are more specific than ordinary sales copy, but the underlying signed documents and their parcel boundaries were not independently authenticated in this research. A PBG addresses building approval; an SLF is the separate certificate relating to a completed building’s fitness for use. No SLF for a finished ELYSIUM phase was reviewed. Buyers planning holiday rentals should also establish what use is permitted for their particular residence and which operating licences, registrations and management permissions apply. A tourism label on a sales page does not alone determine what an owner can legally operate.

BREIG markets an integrated development-to-management service. Its own site identifies PT. BREIG JAYA PROPERTI as the company operating the website, but that does not establish the identity of the land-right holder, the seller named in a purchase agreement or the bank account receiving funds for an individual sale. Furnishing and rental management are attractive parts of the offer, provided their real scope is documented. It remains unclear from public material whether every format receives the same furniture specification, what management and replacement reserves will cost and when common facilities become usable. The developer’s rental-return calculator is expressly illustrative and excludes several costs. A genuine net-income case needs rental comparables, a credible occupancy assumption, fees, maintenance, taxes and periods without guests.

The landscape is a selling point, but also something to evaluate as a physical site rather than a picture. A riverside boundary makes drainage, access during heavy rain and the placement of utilities worth investigating; it does not, by itself, prove a flooding problem. Ocean-facing windows will not deliver the same view from every floor or orientation. In a phased project, early residents may also live beside ongoing work on later buildings. The precise scope and timing of shared amenities, construction-access rules and noise protections all matter when choosing a unit for immediate use or rental operation. Good project-level design cannot substitute for those unit-level details.

Elysium makes most sense as a development to compare within a particular budget and lifestyle, rather than as a single investment product with one projected outcome. A 24-square-metre apartment, a two-bedroom loft and a large villa call for different operating assumptions and attract different guests. The sensible decision package is concrete: the numbered floor plan and view, updated IDR price, lease documents and renewal formula, identified contracting and receiving companies, planning and building paperwork, delivery obligations, furnishing schedule and realistic running costs. Until those are in hand, it is possible to assess the concept and its location, but not to certify the security or profitability of an individual residence.

Unit types & sizes

Studios and compact apartments

The entry-level residence is positioned for occasional stays and the short-stay market. Before comparing asking prices, consider storage, bathroom layout, external space, access to facilities and the building’s actual handover date. A small apartment can look efficient on a plan yet feel very different once circulation and luggage space are taken into account. BREIG’s entry price should not be assumed to apply to every orientation or payment option.

Split-level lofts

Lofts trade the simplicity of a single-level apartment for more separation and ceiling height. BREIG illustrates the category with a 78-sqm two-bedroom layout incorporating a terrace and private pool. Not every loft necessarily shares those features. Internal stairs, upper-level temperature, privacy and usable floor area can make a bigger difference than the headline square metres.

Two-bedroom smart villas

These villas offer a more private stay while remaining part of Elysium’s shared grounds. The newer BREIG page gives a 114–120-sqm range, whereas an older 113-sqm sales example was advertised from USD 364,000. It is worth distinguishing a change in specification from a genuinely different villa plan. Pool care, rooftop maintenance and security arrangements should be priced into ownership rather than treated as incidental extras.

Three-bedroom private villas

The largest published format targets households or groups who value privacy and space. BREIG’s example includes a pool, terraces and a usable roof, although what belongs exclusively to the villa must be settled in its plans and contract. A larger home can attract a different type of guest, but carries a materially different maintenance burden. Check the detailed inclusions before assuming the marketing images represent the handover specification.

Best for: Part-time Bali residents who would use shared wellness and fitness facilities regularly, particularly those comparing a small apartment against an independently managed villa elsewhere. The proposition becomes stronger if the desired amenities open alongside the selected building rather than a year later.; A couple or family seeking a private-pool home without arranging every maintenance visit themselves. Smart villas may offer an appealing balance, but the practical benefit depends on an operating agreement that works with personal stays, pool care and access to the common grounds.; Buyers comfortable with development risk and milestone payments. Elysium is easier to evaluate when a purchaser has the flexibility to tolerate changes in the timing of individual phases and does not need rent to begin on a fixed date. Contract remedies matter more than a completion estimate on a brochure.; Investors willing to build separate cases for apartments, lofts and villas. Smaller units may be exposed to a different guest market than larger family homes, while lease duration, management fees and refurbishment needs affect each resale case. A plausible investment comparison begins with net income and an enforceable set of rights, not the developer’s projected return.; Anyone who needs an immediately occupiable property with building-use documentation for the particular residence. Construction is still reported as active and no completed-block SLF was independently reviewed.; Buyers who specifically require unrestricted, direct ownership of the underlying land. The marketed product is a contractual lease interest, with renewal provisions that must be read rather than assumed.; Purchasers whose financing only works if holiday-rental income begins on a specified date or reaches a particular advertised yield. Neither opening dates nor property-level net performance are established by the public marketing material.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • There is no reconciled unit schedule: a BREIG-authored July 2026 industry profile says 356 residences, Balinsky lists 350, a separate sales site says 279 and Rise Real Bali says 277. The counting boundaries for phases and formats are not published. Delivery dates conflict by source and phase: December 2026 for Block I and villas on the newer BREIG site, Q4 2027 in its main catalogue and Q2 2028 on Rise Real Bali. No signed unit-specific handover schedule or completed-phase SLF was reviewed. BREIG advertises KKPR, PBG and leasehold of up to 60 years with renewal, but the original parcel documents and enforceable lease wording were not authenticated. A broker instead quotes an underlying expiry of 10 May 2053 followed by conditional extensions.
