Overview of Address Bali in city to be confirmed

From $196,875October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A genuine coastal setting

The project is marketed for its proximity to Lima Beach, not merely for a generic Canggu postal address. That can make a small residence enjoyable for repeated personal trips as well as attractive to visitors. A particular apartment still needs its own sightline and access checked; the beach claim does not make every balcony ocean-facing.

About the project

ADDRESSBALI® is planned as a small hotel-operated apartment residence on the Pantai Lima stretch of Pererenan, rather than a conventional condominium where owners organise everything themselves. The mix covers studios, one-bedroom apartments and penthouse variations within a four-level building. Marketing places the beach within an easy walk, while the operating concept brings together housekeeping, guest services and managed letting. That is a distinctive proposition for a buyer who wants a Bali base without the work of running a stand-alone villa. It is also a commitment to a shared building, with service charges and rules that may matter as much as the room count. A buyer considering a long-term home should judge the practical apartment layout and the expected day-to-day atmosphere before the hospitality branding.

There is a useful distinction between a good coastal position and a legally dependable one. The address trail points to Jalan Babadan in Desa Pererenan, Mengwi, Badung, close to Pantai Lima. The project website consistently identifies the Lima Beach setting, and property portals show the same development, so the area itself is not in doubt. What is missing from the available material is a verified parcel boundary, a site survey and documentary evidence of any promised private route to the shore. For a unit sold on the strength of a sea view, floor position and orientation deserve more attention than a general claim that the building faces the ocean. Other buildings and vegetation may affect what a particular window actually overlooks.

The public inventory needs reading with care. Recent detailed listings across FazWaz, Rumavi and Tinora describe a single block with 46 residences and four floors. Another catalogue still presents 23 apartments in its narrative while showing 31 in its feature list; its later summary has also displayed a different figure. There is no convincing evidence that these are three separate schemes. The names Address Bali Estate and ADDRESSBALI® refer to the same marketed beachfront concept, with consistent amenities and location. Forty-six is therefore the best-supported current figure, but it remains a marketing and listing figure until matched against the approved drawings and the legal unit schedule. Buyers should not assume that a supposedly limited collection necessarily means the same number of independently transferable interests.

The strongest tangible design idea is the roof level. An infinity pool, restaurant and bar are presented alongside spa and fitness facilities, a Japanese garden, lifts, parking and a staffed lobby. On paper, this changes how a compact studio might feel: guests have places to spend time without requiring every activity to fit inside their room. The reverse side is operational. A restaurant open to visitors can bring noise and movement; a rooftop pool needs maintenance; security, air conditioning in shared spaces and a concierge require a recurring budget. None of the material reviewed establishes a complete service-charge schedule, the management contract, or which facilities will be open to outside guests. These are commercial terms, not decorative details.

The published layouts are more varied than a simple studio-versus-one-bedroom menu suggests. There are smaller studio offers, 65-square-metre apartments, a 90-square-metre one-bedroom example and larger penthouse configurations. Some are promoted for sea views, others for garden or pool outlooks. The developer's concept also mentions joining neighbouring units under a '2 Become 1' idea. That does not establish a legal right to combine them. Changes to the structure, fire separation, service connections and unit registration may all require consent. Anyone depending on the combined layout should ask for an approved plan rather than treating an illustrative graphic as permission to reconfigure a finished building.

Naming the delivery party is especially important at Address Bali. FazWaz identifies PT Dao Lima Bali as the developer, while Balinsky describes that company as the project's entity. NewHomes and Rumavi associate the property with ADE-Bali Construction, an architecture and construction business. Those descriptions can be compatible if one company owns or develops the project and the other delivers construction work, but the accessible materials do not establish the whole contractual chain. The legal party granting the buyer a right to occupy, the owner of the underlying land, the recipient of stage payments and the hotel operator all need to be identified separately. A recognisable brand and a contractor profile do not, on their own, prove authority to grant a lease over the identified apartment.

Published handover dates are not aligned. Older pages still say the second quarter of 2026. The project's own website now refers to August 2027, a date repeated in several listings, while Tinora and Elsewhere advertise the second quarter of 2028. As of 16 October 2026, the source review found no independently verified handover to purchasers and no project-specific SLF certificate available for inspection. The official website's August 2027 date is the most defensible headline target, not a contractual commitment we can validate. If a reservation becomes binding before the parties have reconciled the schedule, an apparently attractive instalment plan could still leave a buyer paying for much longer than expected without being able to occupy or rent the unit.

Price evidence is similarly layered. A NewHomes listing identified a USD 196,875 entry point in July 2026. Tinora's project page and Elsewhere show starting offers around USD 200,000, and FazWaz posts unit-specific prices in IDR. None is proof that the exact apartment remains available at that number. There is also no single verified payment schedule: brokers publish different deposits, milestone splits and instalment arrangements. The advertised tenure is a contractual lease, commonly described as 27 years with a possible additional ten years or an extended 37-year option. The start date, extension price and enforceability of that option cannot be established without the actual paperwork. For a rental buyer, occupancy and nightly-rate assumptions need the same treatment: projections on the developer site do not include all operating costs and do not constitute a guaranteed income stream.

What remains compelling is the possible combination of a coastal neighbourhood, a furnished apartment and central management. That could work for an owner spending a few months each year in Bali or for someone who wants a professionally operated holiday let. It is less obviously suitable for a household expecting the autonomy and privacy of a villa, or for an investor who needs immediate cash flow. The best way to compare Address Bali with another development is not to rank the renderings. Put the usable floor plan, documentary tenure, completion protection, all-in purchase price and recurring charges next to each other. Much of the apparent investment difference may disappear once those practical details are known.

Unit types & sizes

Studio

Tinora advertises a second-floor 45 sqm studio at USD 200,000. It is an example rather than the minimum size of every studio. The main trade-off is straightforward: an easy-to-maintain room can be attractive to short-stay guests, while work and storage space may feel tight for longer visits.

Sea-view studio

The FazWaz offer is for a furnished studio marketed with a sea view. Buyers should match that promise to the floor, unit number and view corridor rather than to a project-wide photograph. The quoted sum is an asking price, not an all-inclusive acquisition cost.

Garden / pool-view studio

A separate FazWaz listing identifies a 65 sqm studio oriented towards the garden or pool. The extra floor area may be more useful than an ocean-facing label for owners who stay for longer periods. Privacy and potential poolside noise should be considered with the actual unit plan.

One-bedroom residence

FazWaz shows a furnished 65 sqm one-bedroom apartment marketed with an ocean outlook. Separating the bedroom from the living area may improve comfort for two people, especially on workdays. The listing does not establish that a higher asking price will produce proportionately higher rental revenue.

Large one-bedroom apartment

The Tinora example is a 90 sqm one-bedroom apartment on the second floor. Its size may suit longer owner stays or guests who need more breathing room, but the larger commitment changes the economics. The payment schedule attached to this particular offer should not be assumed to apply elsewhere in the building.

One-bedroom master penthouse

FazWaz lists a 100 sqm one-bedroom master penthouse. The label says little about exclusive roof rights, terraces or access to common areas, all of which should be confirmed on the plans. Buyers should pay for private usable space and documented rights rather than for the word 'penthouse' alone.

Best for: Owners looking for an occasional Bali base rather than a full-time house to maintain. The advertised hotel operation could be useful when the apartment is empty for most of the year, provided the owner can reserve personal-use dates on workable terms and is not trapped by restrictive booking rules.; Travellers who care more about reaching a surf beach and walking to local cafés than about a large private garden. For them, an appropriately oriented studio may make sense, although an extended stay may justify paying more for a separated bedroom and a genuinely usable working area.; Buyers comfortable with shared hospitality amenities and the social environment around a managed residence. They should expect staff, guests and activity around public spaces; someone seeking secluded residential living may see those same features as drawbacks.; Investors with the patience and financial capacity to assess an unfinished project. They need to test downside scenarios, including late delivery, weak occupancy and higher management costs, rather than building the entire case around a projected annual return shown in marketing.; International owners who want a local team handling bookings, cleaning and guest relations but who also expect proper accounting. Operator identity, fee deductions, reserve funds, access to performance records and exit arrangements determine whether the service is genuinely convenient.; Anyone who needs immediate occupancy or rental income should be cautious. The published completion targets are inconsistent and the inspected sources do not establish finished, legally operable units.; A buyer seeking direct foreign ownership of the underlying land will not find that promise here. Listings describe a contractual lease; an extended term is valuable only to the extent that its legal mechanism and price are documented.; Families requiring multiple independent bedrooms, a private outside area and quiet residential surroundings may be better served by another property type. A hospitality-led building will have rhythms and shared rules that a detached villa does not.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Final inventory and delivery: older material states 23 or 31 apartments and Q2 2026; several newer sources say 46 units. The official website lists August 2027, while Tinora and Elsewhere advertise Q2 2028. No approved unit schedule, recent independent construction inspection or handover certificate was reviewed. Land and permissions: the marketed 27-year lease and potential ten-year extension or 37-year package have not been tested against an executed lease or the underlying land record. Elsewhere claims PBG approval and tourism zoning, but the PBG, official zoning evidence, SLF and site-specific title documents were not available for independent inspection. Contracting parties and total costs: listings attach both PT Dao Lima Bali and ADE-Bali Construction to the project without a verified contractual role chart. Asking prices and instalment plans differ, while current inventory, taxes, operator fees, renewal cost and precise surveyed lot location remain to be confirmed for an actual purchase.
