Why this project is worth a look
A genuinely small estate
Forty-nine houses create a very different feel from a several-hundred-unit suburban compound. The limited scale can be appealing to owners who value privacy, but scarcity should not be confused with automatic liquidity. Large houses at this price level trade on individual condition, plot and buyer fit far more than on project unit count.
Space is the product
The original programme started around 500 sqm and extended to roughly 1,000 sqm, with room for five to seven bedrooms, staff quarters, studies and multiple family spaces. That scale is the central attraction. It also raises ownership costs: air-conditioning, roofs, pools, pumps, gardens and preventive maintenance are materially more expensive than in a standard city house.
Connected, not station-side
Bearing, Lasalle and Srinagarindra create useful road options, while the Yellow Line and BTS are close enough for a feeder journey. The estate is still fundamentally car-oriented. It works naturally for households with drivers or multiple vehicles; a buyer prioritising daily walk-to-rail convenience should treat the location as a compromise.
Amenities worth checking
The original shared offer included a proper clubhouse, large pool, fitness facilities, sauna and landscaped recreation space rather than only basic security. After more than a decade, current operation matters more than the brochure. A serious viewing should include the clubhouse, pool, garden and access system and should establish the current estate charges.
Every resale is different
Today's listings vary sharply in floor area, plot size, private pools, renovations and occupancy. There is no sensible single project-wide value per house. Comparison becomes useful only after normalising for registered land, approved built area, structural condition, refurbishment quality, furnishings, tenancy and the legal position of the property.
About the project
Prukpirom Regent Sukhumvit is a small, high-end detached-house estate by Quality Houses in Bang Na, on the Lasalle–Bearing side of eastern Bangkok. With only 49 homes, it operates very differently from the large suburban compounds that dominate much of the city's landed market. The project was completed in March 2012 and the developer sale is long finished, so the market today consists of individual resale properties. That makes the condition and history of each house more important than the original brochure. Two homes inside the same gate can now differ substantially in plot size, extensions, renovation quality, pool condition, landscaping, building systems and legal documentation.
The original product was unusually large by Bangkok standards. A detailed project profile describes homes starting at roughly 500 sqm with five bedrooms and five to six bathrooms, rising to an approximately 1,000 sqm seven-bedroom format with six bathrooms. Core spaces included formal living and dining areas, kitchens and staff quarters; the larger format added a study and multipurpose space. Current resale stock no longer fits neatly into two brochure sizes. Live listings show reported internal areas around 530, 585, 650, 720, 750 and 850 sqm, reflecting renovation, extensions and different measurement practices. For a buyer, the useful question is not which old model name applies, but whether the present physical house matches its title, approved structures and seller documentation.

The shared facilities are more substantial than the basic guardhouse-and-park package common in older landed estates. Detailed project material describes a clubhouse, a 25-metre salt-water swimming pool with a children's section, fitness facilities, saunas, a library, meeting space, karaoke room, barbecue and activity areas, children's facilities and a landscaped European-style garden with a jogging route. Access was designed around a double-gate security system with resident key cards, CCTV and 24-hour guards. These are worthwhile features for a family using a large private house, but their 2026 value depends on current maintenance rather than launch-era specifications. A viewing should therefore include the common areas, not just the house for sale.
The word 'Sukhumvit' in the project name can be misleading if read too literally. The estate is not on Sukhumvit Road itself; it sits along the Bearing–Lasalle connection in Bang Na Tai. This gives drivers several ways to reach Sukhumvit, Bearing and Srinagarindra, while rail access requires a short road leg. DDproperty's project guide places Si La Salle on the Yellow Line at about 2.6 km and BTS Bearing at about 3.6 km. That is workable for a household combining cars, taxis and rail, but it is not the same proposition as a house or condominium within a few minutes' walk of a station.
The surrounding district is mature and service-rich. Published project information places La Salle Bangkok School at roughly 1.7 km, Berkeley International School at about 4.4 km, Big C and Makro on Srinagarindra at about 3.4 km, and both Bangna 1 and Thai Nakarin hospitals at about 4.6 km. For a family buying a very large house, these practical routes usually matter more than an abstract neighbourhood label. The distances are useful orientation points, not commute guarantees. Traffic patterns across Bang Na, Lasalle, Bearing and Srinagarindra change sharply by time of day, so a buyer should test the actual school and work runs that will shape daily life.
Resale pricing is concentrated at the very top end of the local house market. As checked on 7 October 2026, several active listings were asking THB 75M, while other visible stock sat around THB 87M to THB 98M. Reported plots span roughly 224 to 371 sq wah in the current sample, with internal areas commonly between about 530 and 850 sqm. Some homes include private pools, extensive renovations or tenants in place. That makes THB 75M a useful current entry marker but a poor shortcut for valuation. Plot size, corner position, refurbishment, private amenities, structural condition, lease status and registered alterations can explain large price differences between houses that share the same project name.
A completed 2012 estate gives buyers more certainty about the environment but less uniformity in the buildings. Roads, planting, neighbouring houses, access control and the real scale of the community can all be inspected today. The hidden condition of a large house is another matter. Roofs, waterproofing, electrical capacity, air-conditioning, pumps, tanks, drainage, windows, private-pool equipment and later extensions can generate substantial costs. At this price point, a technical survey has more decision value than a polished renovation alone. A beautiful interior can be replaced; a difficult structure, undocumented extension or failing building system is a much more expensive problem.
Foreign buyers also face a fundamentally different ownership question from condominium purchasers. Resale platforms call the properties freehold because a Thai owner can hold and transfer the land and house together. Thai land law, however, generally prevents a foreign individual from registering land directly in their own name. Section 96 bis provides a narrow residential exception subject to statutory conditions rather than a normal purchase route. Before committing funds, a foreign buyer should review the plot title, registered owner, encumbrances, any land lease and the ownership of the building. The legal structure needs to fit the actual buyer; nominee arrangements should not be treated as a workaround.
Ownership format
Resale portals describe the houses as freehold, but a detached house here is inseparable from its land plot. As a general rule, a foreign individual cannot register Thai land directly in their own name; Section 96 bis of the Land Code provides only a narrow exception subject to specific conditions. The selected property's title, registered landowner, any land lease and ownership of the building must therefore be checked separately.
Home types & sizes
Even the smaller original format was a very large city residence: five bedrooms plus formal living and dining spaces, kitchen, staff accommodation with its own bathroom and two covered parking spaces. Current resale homes commonly report roughly 530–850 sqm, so today's stated area should not be assumed to match the original specification.
The largest documented format adds a study, multipurpose space and staff accommodation to a seven-bedroom layout. It functions more like a family residence than a conventional house. On resale, its plot, building systems and later alterations matter at least as much as the headline room count.
No reliable original model names were found in the source set. The detailed project profile documents an approximately 500–1,000 sqm range and characteristic five- and seven-bedroom formats, while current listings show many intermediate sizes and altered layouts. The cards above therefore describe the supported original product logic rather than claiming that every resale house still matches its 2012 plan. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Current price: From THB 75M in active PropertyHub and DDproperty resale listings checked on 7 October 2026; PropertyHub listings at THB 75M were refreshed on 6 October 2026. This is a lower asking-price anchor for an individual resale house, not a project-wide price: plot size, altered floor area, private pool, condition, furnishings, tenancy and title documents need to be checked for the selected property.

Best for: A family that genuinely needs roughly 500 sqm or more, multiple bedrooms, staff accommodation and a large private plot within Bangkok.; A car-owning household that values several road routes through Lasalle, Bearing and Srinagarindra more than a station immediately outside the gate.; A buyer comfortable purchasing a mature house on its actual condition and commissioning technical inspection of the roof, systems, pool and extensions.; Someone who values a 49-home community and meaningful shared amenities while being prepared to verify current maintenance and estate charges.; may not suit: A foreign buyer who requires simple direct registration of the land in their own name without a separate lawful ownership structure.; Someone wanting a new-build house with a developer warranty and uniform condition rather than a 2012 resale estate.; A car-free buyer whose non-negotiable requirement is rail access within a few minutes' walk..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The project is indexed both as Prukpirom Regent Sukhumvit and Prukpirom Regent Sukhumvit 107. Developer, 49-unit count, completion date, district and coordinates align, so the dossier treats them as one estate; '107' is treated as a geographic alias connected to the Sukhumvit/Bearing 107 approach.
- DDproperty's detailed project description gives the total estate area as '3 rai 70 ngan', which is internally invalid in Thai land-area notation. The number has not been corrected by inference and is excluded from the main specifications until a primary site plan is available.
- Reliable original model names were not found. A detailed project profile documents roughly 500–1,000 sqm and five- to seven-bedroom formats, while today's listings show numerous intermediate areas after renovation; the selected house therefore needs its own plan and document check.
