The appeal here is an observable resale market rather than a launch promise. In 2026, listings can start around THB 1.30M, with many small one-bedroom asks above that level. A buyer can compare real units by condition, floor, furnishing, tenancy and documentation instead of relying on a decade-old promotional starting price. The cheapest ask still needs context: a low figure can reflect renovation needs, a tenanted unit, weaker orientation, urgency or transaction conditions that are not visible in the headline.
Compact plans with real differences
The original 25, 27.5 and 30 sqm layouts all fall under the one-bedroom label, but they do not live the same way. The smallest plan is more compressed; the 27.5 sqm version creates room for a small dining setup and a separated kitchen; the 30 sqm units were positioned as corner layouts. That makes the actual floor plan, orientation and furniture load more relevant than a simple price-per-square-metre comparison, especially because every extra cabinet or oversized sofa changes how a compact apartment functions.
Yellow Line access matters now
The location is easier to understand today than at launch. Si La Salle on the Yellow Line is now the nearer rail option, with current portal data placing it at roughly 850 metres. Bearing BTS is substantially farther away. The project therefore works better for someone who is comfortable with the Yellow Line, local transport or driving than for a buyer whose priority is a short walk to the Green Line. That distinction changes both daily convenience and the likely tenant profile.
Phase identity affects the deal
The surrounding Excel Groove phases share branding and access but do not represent one legal condominium. Phase 1 is Building A with 182 units, while later phases have their own unit counts and juristic persons. Some portals merge their listings anyway. This matters because current common charges, parking rules, reserves, foreign quota and transfer certificates belong to the specific condominium juristic person. The building and title should therefore be matched before relying on any project-level portal data.
About the project
The Excel Groove Lasalle 52 is a completed low-rise condominium in Bangkok’s Lasalle area. This dossier is intentionally limited to the first phase: Building A, eight storeys and 182 units, completed in 2017 by All Inspire Development. That boundary matters because two later phases were developed immediately alongside it under very similar names, and several property portals now combine listings from the wider Excel Groove cluster. Multiple independent Phase 1 sources point to the same developer, 182 units, eight floors, Lasalle 52 address and almost identical map coordinates. Figures such as 232 units and two buildings, which appear on some aggregators, are therefore treated as cross-phase contamination rather than core facts for this page.
This is now a resale project rather than a developer-sales story. Primary sales closed years ago, so a 2026 buyer is choosing between individual owners, individual unit conditions and individual transfer circumstances. Current resale results include a 27 sqm unit at THB 1.30M, while other recent small one-bedroom asks sit around THB 1.49M to THB 1.80M. The spread is normal for a mature resale building: floor, orientation, furnishing, renovation, tenancy and the seller’s urgency can matter as much as a few square metres. The lower figure is useful as a market entry point, not as a promise that every comparable unit can be bought at that level.

Phase 1 was designed around compact one-bedroom apartments. Launch material lists three principal layouts at 25, 27.5 and 30 sqm, each with one bedroom and one bathroom. That tells a prospective buyer more than a generic 'condo' label does. The building is naturally better suited to a single resident, a couple or a rental tenant who values an independent small apartment over family-sized space. Resale portals sometimes show units around 31–32 sqm as well. Those listings should be checked against the condominium title rather than assumed to represent a fourth original floor-plan type, because registered areas and portal inputs can differ.
The three original sizes were not merely the same plan stretched by a few metres. The 25 sqm show unit was laid out with a living area, a bedroom separated by a glazed sliding partition, a bathroom and a kitchen next to the balcony, allowing the kitchen to ventilate directly outside. The 27.5 sqm version used the extra depth for a small dining position and added a sliding door to separate the kitchen. The 30 sqm units were described as corner layouts. On the resale market, this makes the actual plan and orientation worth checking: two ads can both say 'one bedroom' while offering noticeably different cooking, dining and storage arrangements.
The transport context is better today than it was when the project launched. In 2016 the sales story relied on BTS Bearing plus a future Yellow Line station. The Yellow Line is now the closer rail option, and current property listings place Si La Salle station at roughly 850 metres. BTS Bearing remains much farther away, so the project is not a strong fit for someone whose non-negotiable requirement is an easy daily walk to the Green Line. The address makes more sense for residents who use the Yellow Line, drive, take local transport along Lasalle, or need road access toward Srinakarin, Sukhumvit and Bang Na–Trat.
The immediate area has long had schools, hospitals, local shops and roadside services rather than depending on a single new mixed-use destination. The original project review placed La Salle School at about 220 metres, Bangkok Patana School at about 1.3 km and Sikarin Hospital at about 1.2 km. Those are source-reported distances, not distances calculated for this dossier. This established neighbourhood context is useful for day-to-day living and for a rental audience tied to nearby education and healthcare. The trade-off is traffic: Lasalle and the Srinakarin junction can become busy, particularly around school and commuter peaks.
The original common-area package was straightforward but reasonably complete for an entry-level low-rise scheme: swimming pool, gym, lobby, shared seating/work space, landscaped garden, jogging path, access control, CCTV and 24-hour security. The launch review described a separate clubhouse arrangement with a 6 × 15 metre salt-water pool and a work/lounge area below the gym. A resale buyer should treat that as the original design, not as proof of current condition. Nearly a decade after completion, the maintenance standard, reserve position, planned repairs and actual management of the juristic person matter more than the brochure checklist.
Parking is one of the more concrete limitations in the original data. The launch-era project review reported parking equal to about 43% of units when tandem spaces were included. That ratio can be workable in a compact one-bedroom project, but it becomes more important if a high proportion of residents own cars. A buyer should therefore ask how parking rights are allocated today, whether tenants have the same access as owners, how tandem parking is managed, and what the site feels like after residents return in the evening. Those operational rules can change over time and have not been treated as permanently fixed just because a launch review described the original provision.
For a foreign buyer, the ownership framework is conventional for a Thai condominium but still unit-specific. Current resale portals describe units here as freehold. That does not automatically mean a foreign buyer can register any available unit in their own name. Thai rules cap aggregate foreign ownership at 49% of the total unit area in the condominium building, and the condominium juristic person must certify the available foreign proportion for the transfer. On a resale purchase, the title, seller identity, foreign-quota status, debt-free certificate and payment documentation are therefore part of the unit-level due diligence rather than generic project facts.
The most important practical warning is phase identification. Phase 1 sources describe Building A with 182 units. The second phase is separately recorded with 238 units and the third with 232, while project material states that the phases share an access road but have separate condominium juristic persons. Property portals, however, can place ads labelled Building A, C and E and even an explicitly named Phase 3 listing under one generic The Excel Groove project page. A portal project name is therefore not sufficient for a transaction: the building, unit number, title and juristic person should all point to the same phase before money changes hands.
Ownership format
Resale listings are offered as freehold condominium units. A foreign buyer can register freehold only if foreign quota is available: foreign ownership may not exceed 49% of the total unit area in the condominium building. The juristic person must confirm the available foreign proportion before the transfer is registered.
Unit types & sizes
The smallest original layout. The show-unit review describes a living area leading to a bedroom behind a glazed sliding partition, with the kitchen next to the balcony so it can ventilate directly outside. It can work well for one resident or a couple with a light furniture footprint. On resale, the actual fit-out matters: 25 sqm can feel efficient when storage is planned well, but bulky wardrobes, extra tables or oversized appliances can quickly consume the useful circulation space.
The middle layout keeps the same compact one-bedroom idea but uses the extra depth to make room for a small dining position. The original review also notes a sliding door separating the kitchen, a feature the smallest type did not have. That can make a meaningful difference for someone who cooks regularly or needs a proper table rather than using the apartment mainly as a place to sleep. Resale listings around 27–29 sqm should still be checked against the title and actual plan rather than assumed to be identical.
The largest of the three original Phase 1 layouts.
