Why this project is worth a look
A real resale market
The estate is old enough that buyers are comparing real houses rather than launch promises. Current listings already differ materially in plot size, internal area, bedroom count and renovation level. That creates choice, but it also means the project name cannot substitute for a house-by-house inspection.
A 199-home estate
The estate has 199 units. It is large enough to function as a proper residential community without being a multi-thousand-unit new township. For a resale buyer, the current condition of roads, security and shared areas is more relevant than the developer's historic brochure.
Transport has improved
The Pink Line is now operating to Min Buri, changing the transport context from when the estate was launched. The stations are not at the gate, but roughly two kilometres is practical for a short feeder ride. The Orange Line could improve rail access again, although its 2028 target remains a future milestone rather than a present benefit.
Age changes due diligence
If the 2007 completion record is correct, these are mature resale homes rather than recent construction. Roofs, drainage, moisture, electrical work, plumbing and later extensions deserve more attention than fresh paint. A renovated unit can be attractive, but cosmetic finishing is not evidence that the underlying work was properly executed.
Land rights matter
A townhouse transaction includes land, so a foreign buyer cannot use the condominium ownership model. The actual title, registered owner, encumbrances and the lawful structure for land use need to be established before a deposit. In this segment, the legal structure is part of the asset value, not a paperwork detail to resolve after choosing the house.
About the project
Pruksa Ville 5 Nimitmai is an established townhouse estate in Min Buri, eastern Bangkok, rather than a project still selling new homes from the developer. Multiple project directories consistently identify 199 units and Pruksa Real Estate Public Company Limited as the developer. ZmyHome records the estate as completed in 2007. That age matters more than the original marketing story: a buyer is effectively choosing an individual resale house with years of use, maintenance, extensions and owner decisions behind it. The condition of the specific structure, the plot, title documents and any later alterations now matter far more than the launch specification.
The resale stock also shows why the original unit mix should not be reconstructed from current ads. Two-storey houses are being marketed with plots around 18 to 24.3 square wah and with three or four bedrooms. Reported internal areas range from 72 to 115 sqm, while one listing claims 200 sqm for a heavily altered house. Those numbers are useful as examples of what exists today, but they do not prove that Pruksa originally sold all of those configurations. In a mature townhouse estate, extensions, enclosed rear yards, added rooms and inconsistent measurement conventions can materially change the apparent size. For any shortlisted home, the physical layout should be compared with the title, permits where applicable and the actual building on site.

The location is defined by Min Buri and the road network of eastern Bangkok. The estate sits off Pracha Ruam Jai Road, with practical access toward Suwinthawong, Nimit Mai and Ram Inthra. This is not a central-Bangkok, walk-to-everything address, and daily life is still likely to be more road-dependent than in an inner-city condominium. Public transport is better than it was when the estate was built, however. MRT Pink Line Min Buri station is roughly 2 km away and Min Buri Market station about 2.3 km away. The Pink Line is in service, so those stations are a real current option, although the distance means many residents will still use a short feeder ride rather than walk every day.
There is also a future rail story, but it needs to be kept separate from current accessibility. The future Orange Line Suwinthawong station is roughly 1.1 km away. The current official schedule targets January 2028 for operation of the Thailand Cultural Centre–Min Buri section. Until trains actually run, that should be treated as potential upside rather than existing infrastructure. A buyer moving in now should judge the estate using today's roads and the operating Pink Line; a longer-horizon buyer can take the Orange Line into account without assuming that the published schedule is guaranteed.
Pricing is entirely secondary-market driven. Recent listings include homes below THB 2 million as well as renovated or larger-plot examples above THB 2 million. The lowest live project-level asking price found in this review is THB 1.49 million for an 18-square-wah resale. That figure is only a market entry point. A cheaper 2007 townhouse can become the more expensive option once roof work, waterproofing, rewiring, plumbing, windows, kitchens, bathrooms or poorly executed extensions are added. Comparing asking prices without inspecting the building fabric would give a false sense of value.
Foreign ownership requires a different approach from buying a condominium. This is landed housing, so the condominium foreign freehold quota does not apply. Foreigners generally cannot take direct freehold title to Thai land except under narrow statutory exceptions. Before paying a deposit, a foreign buyer should see the actual land title, confirm the registered owner and encumbrances, check the plot boundaries and understand the legal relationship between the land and the building. A registered lease may be one lawful route, but future renewal promises should not be treated as if they were already registered rights. Nominee-company structures are not a shortcut we would treat as a safe ownership solution.
Inspection should separate estate-level qualities from house-level condition. Roads, security and the surrounding neighbourhood apply to the community as a whole; leaks, cracking, wiring, water systems, extensions and renovation quality belong to the individual resale. Fresh finishes can conceal old defects just as easily as an unrenovated but well-maintained house can prove technically sound. Plot boundaries should also be compared with the title, and later additions should be identified rather than assumed to be part of the original build. With attached townhouses, changes around party walls, awnings, rear kitchens and enclosed yards can affect ventilation, drainage and future repair work. A sensible approach is therefore to shortlist several houses within the estate and compare their documents and physical condition, rather than deciding that the entire project is good or bad from a single listing.
Pruksa Ville 5 Nimitmai therefore works best as a value-oriented residential resale rather than a packaged investment product. The strengths are straightforward: a recognised developer, a finite 199-unit community, several current resale references and improving transport around Min Buri. The limitations are equally tangible: age, variable renovation quality and a thin public archive of original plans and management documents. Two houses in the same row can now be very different purchases. The sensible decision is made at house level—title, structure, extensions, drainage, roof, electrical system, plot position and access—not from the project name alone.
Ownership format
This is landed housing, not a condominium unit. A foreign buyer generally cannot take direct freehold title to the land, so the selected resale needs a separate check of the land title and the lawful structure for the building and land use. A registered land lease is generally limited to a term of up to 30 years; contractual promises of later renewals are not the same as a right already registered on title.
Home types & sizes
18-square-wah plot. This is the lowest active asking-price reference found; the listing does not state internal floor area, so it should not be inferred from the plot size.
Two-storey house on an 18-square-wah plot. Four bedrooms within a reported 72 sqm illustrate how later alterations can make resale layouts very different from any original developer plan.
Two-storey house on a 24.3-square-wah plot. It is a useful example of how plot size and usable space can differ materially between homes in the same estate.
Two-storey house on a 22-square-wah plot marketed after a full renovation. Its asking price reflects both the estate and the refurbishment, so it should not be compared directly with an unrenovated home without checking the quality of the work.
The original brochure and complete developer floor-plan range could not be located. The cards above are current or recent resale examples, not the official Pruksa model lineup; homes may have been extended or reconfigured over time. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.49M in BaanFinder resale listings, checked on 7 October 2026. This is a lower secondary-market anchor, not a developer price; condition, land size, alterations, availability and title documents vary by house and need a separate check.

Best for: A household looking for a relatively affordable landed home in eastern Bangkok and valuing house-and-plot space more than a central address.; A buyer comfortable with the resale market and willing to inspect structure, extensions, utilities and renovation requirements in detail.; Someone whose daily routes already fit Min Buri, Suwinthawong, Nimit Mai and Ram Inthra, with the Pink Line as an additional transport option rather than the only way to travel.; A foreign buyer who understands the restrictions on Thai land ownership and is prepared to use only a lawful structure after title due diligence.; may not suit: A buyer who wants a new home with a developer warranty, modern clubhouse facilities and a complete primary-market document package.; A foreign buyer expecting simple direct freehold ownership of the land in the same way as a qualifying condominium unit.; Someone who needs a genuinely walk-at-the-gate rail station and wants to avoid cars or feeder transport in daily life..
