Seven housing choices
The estate combines two townhouse plans, one semi-detached plan and four detached-house designs. That lets a household compare bedroom count, parking and plot size without changing neighbourhood, management environment or developer brand. It also means that quoting one 'project price' is misleading: the compact CLAYTON and the much larger SOMERSET serve different buyers and sit far apart on budget. The useful comparison is model by model, then house by house.
Seller structure is visible
Q House is the public-facing brand, while the official project disclosure names Gusto Village Co., Ltd. as the project and land owner and publishes the land-allocation licence. That does not remove the need to review the sale agreement or the title for the selected plot, but it gives buyers a clearer starting point than a project where the marketing name is disconnected from the legal counterparty. The entity taking the money and signing the transfer documents should match the documented structure.
Rail is still future
Yaek Rom Klao appears prominently in the project name, but the Orange Line station is not in passenger service yet. As of September 2026, BEM's stated plan was trial operation in late 2027 and commercial service in early 2028. Buyers should therefore value the project on today's road access and treat the rail connection as a future improvement rather than a current commute benefit. That distinction matters if daily mobility is the reason for buying.
Family-oriented amenities
A clubhouse, pool, fitness room, garden and playground fit the needs of long-term family living. The missing piece is a verified current estate-fee schedule for a specific house. Amenities and running costs should therefore be assessed separately: a larger common-area package can be valuable, but only if the ongoing charge and management standard are acceptable. Ask for the fee basis and what is included before comparing monthly ownership costs with another estate.
Land rights come first
For a foreign buyer this is fundamentally different from buying a condominium unit. Every home is tied to land, while direct foreign land ownership in Thailand is generally restricted except for narrow statutory routes. The developer's public material does not explain a project-specific foreign ownership solution. Before price negotiation, establish what registered right can legally be held over the land and building for the actual purchaser.
About the project
Q District @MRT Yaek Rom Klao is a sizeable low-rise housing estate on Nimit Mai Road in Min Buri, eastern Bangkok, rather than a single-product development. Q House markets two-storey townhouses, semi-detached homes and detached houses within the same project. That matters because the entry-level CLAYTON and the top-end SOMERSET are not minor variations of one unit: they sit in very different budget brackets, come with different plot sizes and provide different bedroom and parking capacity. The official range currently spans seven house designs with approximately 113–278 sqm of living area and plots of roughly 18–72 square wah, giving a family a genuine step-up path inside one estate rather than forcing a move to another location or developer.
The consumer-facing brand is Q House, part of Quality Houses Public Company Limited. The legal disclosure at the foot of the official project page adds an important layer: it names Gusto Village Co., Ltd. as the project and land owner, gives land-allocation licence No. 110/2566, lists 38 title-deed numbers and states that 71-2-57.1 rai of land is included in the allocation. For a buyer, this is more useful than simply relying on brand recognition. The reservation and sale documents should make it clear which legal entity is selling the selected house and land and how that entity relates to Q House. Here, the official developer page at least exposes that structure rather than leaving the legal seller behind the marketing name.

The same disclosure says construction started on 25 August 2023 and gives an expected completion in 2027. The project should therefore be treated as under construction at the time of this review, even if individual houses, show homes or common areas look substantially finished. In a large landed estate, project completion and the handover status of one house can be very different things. A buyer needs to know whether the exact home is structurally complete, whether utilities and road access around that plot are finished and whether adjacent phases will remain active after move-in. The published project-wide date is useful context, but it is not a substitute for inspecting the selected property and its immediate surroundings.
The house range is one of the project's clearest strengths because it covers several family stages. CLAYTON and CHARLTON are the compact townhouses at 113 sqm and 134 sqm. CEDAR moves to a 138 sqm semi-detached format. The detached-home range starts with the 171 sqm SAINSBURY and continues through COVENTRY at 211 sqm, FREMINGTON at 239 sqm and SOMERSET at 278 sqm. The practical differences go beyond floor area. The smaller plans provide two or three bedrooms and two parking spaces; the larger homes offer four bedrooms, up to four bathrooms and three parking spaces, while SOMERSET also lists a maid's room. House-model selection should therefore start with household routines, cars, work-from-home needs and bedroom privacy rather than façade preference alone.
Officially listed shared facilities include a large two-storey clubhouse with a co-working area, a saltwater swimming pool with separate adult and children's sections, a fitness room, a large communal garden, a playground, CCTV and separated resident/visitor access control. That is a credible family-oriented amenity package, but the public project material does not provide a verified current common-area fee for a specific house or a detailed schedule showing what each household will pay once the full estate is operating. Buyers comparing this project with another gated estate should therefore treat the amenity list and the running-cost structure as two separate questions. A pool and clubhouse are attractive only when the long-term maintenance model is also acceptable.
The project's name needs careful interpretation. Q House states that Yaek Rom Klao station on the Orange Line is about 2.5 km away and the Min Buri interchange area about 3.3 km away. However, the Orange Line is not carrying passengers to Yaek Rom Klao as of 30 September 2026. On 2 September 2026, BEM said the eastern section was expected to enter trial operation late in 2027 and commercial service in early 2028. In other words, the rail connection is a future transport benefit, not a service a resident can rely on today. The current day-to-day proposition remains strongly car-oriented, which is a very different buying case from a completed condominium next to an operating MRT entrance.
For road-based living, the location is straightforward. The development sits on Nimit Mai Road in Min Buri, and the official project page quotes approximately 9.5 km to the Kanchanaphisek outer ring road. It also lists Lotus Min Buri at about 3.1 km, Navamin 9 Hospital at about 4.2 km and Synphaet Seriruk Hospital at about 4.4 km. Those distances make the estate workable for a household that drives, but they do not turn it into a walkable central-Bangkok neighbourhood. Anyone with a daily school or office commute should test actual travel times at the hours that matter to them rather than reading straight-line proximity to future rail as a complete transport answer.
Foreign buyers face a different issue from Thai buyers because every product here is tied to land. This is not a condominium where foreign freehold can be assessed against the 49% quota. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions, and the project's public material does not set out a dedicated foreign-purchaser structure. It does not explain whether a registered land lease, separate building ownership or another lawful arrangement is offered for a particular home. That means the ownership analysis has to come before the lifestyle comparison: establish who can own or lease the land, what right attaches to the building and how those rights are documented before treating the advertised house price as directly comparable with a condominium purchase.
Pricing also needs a little discipline. The official page still displays model-level special prices ranging from THB 2.69M for CLAYTON to THB 11.5M for SOMERSET, yet its headline showed THB 6.59M–10M when checked. A separate official-page variant recently showed THB 2.59M–10M. This is not a reason to average the numbers. It is a signal that marketing prices, historic model prices and live inventory are not necessarily the same dataset. The useful next step for a real purchase is to obtain the exact house number, plot size, construction status and written net price for that home, including any temporary discount or bundled items. The registry therefore uses the lowest clearly published model price only as a market anchor, not as a promise of current stock.
Taken as a whole, Q District @MRT Yaek Rom Klao is best understood as a family-focused low-rise estate in eastern Bangkok with a broad choice of house sizes and a substantial communal package. Its case is strongest for buyers who value bedrooms, private parking and plot space and who are comfortable with road-based mobility while the Orange Line remains a future benefit. The decision becomes weaker if the buyer needs an operating MRT within walking distance today, wants the simplicity of foreign condominium freehold or is looking for a fully completed estate with no remaining construction. The decisive due-diligence questions are concrete: the selected home's readiness, the live net price, the exact plot, the legal seller, the ongoing estate costs and the land-right structure. Those matter more than the English-style architecture or the station name in the branding.
Ownership format
The project sells houses together with land plots. A foreign individual generally cannot own Thai land directly except under narrow statutory exceptions, and the project does not publicly spell out a foreign-buyer structure. For a specific home, the land and building rights therefore need to be established separately, including whether the seller offers a lawful structure suitable for a foreign purchaser.
Home types & sizes
The smallest published plan in the range, on a plot of about 18 square wah with two parking spaces. It is the natural entry point for a smaller household, but the exact plot position still matters: an end unit and an internal townhouse can have very different light, side space and privacy even when the floor plan is the same.

Compared with CLAYTON, the extra budget buys a genuinely different household layout rather than a cosmetic size increase, especially for a family needing a separate child's room or home office.

Living area is close to CHARLTON, so the main reason to pay more is the larger plot and different building form rather than a dramatic increase in internal floor space.

It suits a family that wants a fully detached building without moving into the largest price bracket. Bedroom dimensions and storage should still be checked in the actual plan because room count alone does not guarantee comfortable proportions.
A four-bedroom, three-bathroom detached house with three parking spaces on a plot of about 52 square wah. The plot is only moderately larger than SAINSBURY's, while the internal area grows more substantially, making this plan more relevant to a household that values larger interior zones and a third car space. The floor plan should decide whether that extra area lands in the rooms that matter to you.
A larger four-bedroom home with four bathrooms, three parking spaces and a plot of about 59 square wah. It makes more sense for a household that values bedroom privacy and multiple bathrooms over keeping the purchase price down. The official model description does not list a separate maid's room here, unlike SOMERSET, so service-space needs should be checked carefully.
The largest confirmed model, on a plot of about 72 square wah with four bedrooms, four bathrooms, three parking spaces, living and dining areas, a kitchen and a separate maid's room. This is a lifestyle choice rather than simply a bigger version of the smaller houses. The extra budget makes sense when the household will genuinely use the service room, larger shared areas and additional private space.
The official page simultaneously carries model-level special prices and a different headline price range. The cards above therefore show published model anchors, not confirmed live inventory.
