Family space, not tower living
The 205-home, two-storey format gives buyers a private entrance, land, two-car parking and three or four bedrooms. It suits households prioritising space over walkability to central Bangkok.
A useful size ladder
Confirmed usable areas run from about 125 to 160 sqm. The choice is not simply small versus large: it moves from a compact townhome to a twin house with materially more land and less attached-wall exposure.
Headline price needs decoding
The advertised THB 3.19M entry point sits below most identifiable current listings. Ask for the live plot-by-plot availability sheet before treating the headline number as your working budget.
Foreign ownership is different
Because these are landed homes, the foreign-buyer question is about the land title and lawful ownership or lease structure, not just the house itself. No plot should be treated as equivalent to condominium foreign freehold without the documents.
About the project
The Connect Panya-Ramintra is a new low-rise Pruksa community in Bang Chan, Khlong Sam Wa, on Bangkok's north-eastern side. This is not a condominium development: the product is a mix of two-storey townhomes and twin houses, each tied to its own land plot inside a managed housing estate. Pruksa's project page states 205 homes on 23 rai 3 ngan 43.2 sq wah, with usable areas from 125 to 160 sqm and plots from roughly 19 to 35.7 sq wah. That tells a buyer more than the architectural marketing does. The project is designed around family space, private entrances and car ownership rather than walk-to-transit urban living. The typical buyer is choosing three or four bedrooms and at least two parking spaces, not a compact unit near a central BTS station. At the same time, this is still Bangkok proper: the address is on Soi Phraya Suren 35 in Bang Chan, with road connections towards Ram Inthra, Kanchanaphisek Outer Ring Road and the Chalong Rat Expressway network.
Sales are active, but the handover timeline needs disciplined reading. Pruksa still presents Panya-Ramintra as a new project open for booking, and BaanScope classifies it as under construction. Zmyhome gives 2027 as the completion year; Home.co.th and PropertyHub leave the completion field blank; one Connex broker record shows 2025, which does not sit comfortably with Pruksa's current launch-stage presentation. The sensible working position is therefore 'under construction, exact handover to be confirmed for the selected house'. A buyer should not rely on a generic year copied from a portal. The contract needs to identify the specific plot, construction stage, contractual handover date, inspection process and consequences of delay. If a particular unit is already structurally complete, check utilities, access roads, drainage, landscaping and shared facilities in their actual delivered condition rather than assuming the whole master plan is already operating.

Pricing also needs context. In September 2026, Pruksa's current The Connect project carousel and NewBaan's project snapshot show a headline starting price of THB 3.19M. Home.co.th, last updated on 18 June 2026, showed THB 4.49M. Live listings for identifiable homes are higher: a 144 sqm townhome has been advertised around THB 4.5M, while 160 sqm twin houses have appeared around THB 5.9M to THB 6.8M depending on the listing and fit-out. These figures should not be averaged into a fictional 'market price'. The THB 3.19M number is best treated as the lowest advertised developer entry point for selected stock or a promotion. The real budget depends on house type, plot size, corner or internal position, construction progress, specification and any included package. Before making a reservation, ask for the current availability sheet showing exact plot numbers and all-in prices; a generic 'from' figure is not enough to compare two homes.
Three house-plan families are consistently associated with the project under the URBANLUX name. The hierarchy is straightforward: two three-bedroom townhome formats and a larger four-bedroom twin house. The smallest and largest types are relatively consistent across sources: roughly 125 sqm on land from 19 sq wah for the entry townhome, and 160 sqm on about 35.7 sq wah for the twin house. URBANLUX II is the one area where the public record is messy. Current PropertyHub material gives 144 sqm, while Home.co.th shows a 24.8 sq wah plot; an older Homenayoo launch preview described the second townhome as 125 sqm on land from 19 sq wah. That difference matters in practice because it changes the relationship between internal space, frontage, storage, parking and price. This dossier uses the newer 144 sqm / 24.8 sq wah combination but flags it for plot-level confirmation against Pruksa's current sales plan.
The shared facilities are family-oriented rather than resort-led. Home.co.th lists a clubhouse, main pool and children's pool, fitness room, public park, playground, 24-hour security, CCTV and key-card access. Current resale/new-home listings also mention a co-working area, basketball court, jogging track and licence-plate-recognition vehicle access. Those additional items are useful but should be verified on site because broker listings can blend delivered amenities with the final sales specification. For a horizontal estate, operational basics often matter more than the length of the amenity list: internal road quality, drainage, lighting, landscape maintenance, gate operation and security staffing affect every resident daily. A buyer viewing a nearly completed house should therefore spend time walking or driving the estate, not only inspecting the show unit.
The location is suburban Bangkok rather than a transit-first inner-city neighbourhood. BaanFinder places the nearest Pink Line stations at roughly 3.3 to 4.6 km, so rail is useful but usually requires a feeder leg by car, taxi or motorcycle. The stronger part of the location is road connectivity. Soi Phraya Suren 35 feeds into the broader Phraya Suren, Ram Inthra and Khu Bon network, with access towards the Kanchanaphisek ring road and Chalong Rat Expressway. Fashion Island, The Promenade, JAS Green Village, major supermarkets, schools and hospitals are repeatedly cited around the project. That makes The Connect Panya-Ramintra most coherent for households already anchored in Bangkok's north-east by work, school or family. If daily life is centred on Sukhumvit, Silom or Sathorn, commute behaviour should be tested at actual peak times rather than judged from straight-line distance.
Foreign buyers need to separate the house from the land issue. This is not a condominium where a foreign-quota freehold unit can be transferred in the ordinary way. Thailand's general land rules do not allow a foreign individual to own land directly except in narrow statutory circumstances. Public project material does not explain a foreign-buyer structure for these plots and does not publish the title type for a selected home. That means the word 'freehold' in a third-party listing should not be assumed to solve the legal question. A buyer needs to see the land title, sale contract, identity of the seller and the lawful structure that would apply to the land and the building. Nominee-company arrangements should not be treated as a workaround. Until the plot-level documents are reviewed, this project is legally more complex for a foreign buyer than a standard foreign-quota condominium purchase.

This is the clearest entry-level layout in the project: enough separation for a family without paying for the larger twin-house plot. Before booking, confirm the exact frontage and plot position because older project material described more than one 125 sqm townhome configuration.

The largest confirmed layout: 4 bedrooms, 3 bathrooms, 2 parking spaces and a plot around 35.7 sq wah. The premium is not only for the extra internal floor area but also for materially more land and the twin-house format. Current asking listings for this type have appeared around THB 5.9M to 6.8M, so the project's headline entry price should not be treated as a price for URBANLUX III.
The line-up contains two townhome types and a twin house. URBANLUX II differs between the early launch preview and newer project cards, so 144 sqm and 24.8 sq wah are used as the current working specification rather than an unquestioned figure for every plot.
