The current developer page shows an asking range starting at THB 22.9 million and running to THB 40 million. The confirmed house programme is unusually spacious by Bangkok suburban standards: TUSCAN offers 391 sq.m., ANTAE 446 sq.m. and COLONNADE 523 sq.m. TUSCAN has four bedrooms and five bathrooms, while the two larger layouts provide five bedrooms and six bathrooms. All three include four parking spaces and staff/service functions. Those plot figures should be treated as starting references rather than fixed specifications. Within a detached-house estate, a corner plot, road orientation, garden depth and usable side setbacks can matter as much as the headline built area. The location sits in Bangkok’s eastern residential corridor rather than in a walkable inner-city district. The rail connection is useful, but this is a four-parking-space housing product for a reason: day-to-day convenience comes from road access to schools, retail, hospitals and employment areas across Ramintra, Min Buri and the wider eastern side of Bangkok.
The common facilities are substantial enough to be relevant without turning the estate into a resort product. SC Asset confirms a clubhouse, swimming pool, fitness room, lobby, co-working area, main garden, CCTV, controlled access, security staff and underground electrical infrastructure. Independent project reviews also describe children’s areas and additional communal functions. Buyers should still separate the facility list from the cost of maintaining it. The published common fee on PropertyHub is THB 44 per sq.wah, but the billing basis, payment frequency and any reserve or one-off charges should be checked against the current sale documents for the selected plot.
The construction timeline needs careful wording because public sources do not line up. PropertyHub and some DDproperty records label the project as completed in 2025, while other current profiles and sale listings refer to 2027. At the same time, there are clearly completed houses being marketed now. The most plausible reading is phased delivery: individual houses can be finished and transferable while construction continues elsewhere in the estate. The extra room is meaningful for a larger household, multigenerational living or a permanent office/guest suite without sacrificing the main family spaces.
The largest confirmed plan provides 523 sq.m., five bedrooms, six bathrooms and four parking spaces. Current listings show land from roughly 101.9 sq.wah and sometimes materially more. Compared with ANTAE, the decision is less about bedroom count and more about larger shared spaces and plot size. It makes sense when the household will genuinely use that volume rather than paying primarily for scale.
