Launch-period material also gave minimum land sizes of 52.3, 60.1 and 69.2 sq wah for those three types. The current SC Asset page now lists two additional names, HORIZON and SOLIS, alongside Captivate, Shade and Calm. They appear to be later additions within the same project rather than separate phases, but the accessible page text does not expose their areas or room schedules, so this dossier does not manufacture specifications for them.

Project scale is another useful piece of context. Multiple Thai project profiles state a total site area of 28 rai 3 ngan 66 sq wah and 87 houses. That is large enough to support a proper internal amenity zone yet still materially smaller than a mass-market suburban estate with several hundred homes. In practice, the sense of privacy will depend on the street and plot rather than the unit count alone, but the overall number is meaningful. One aggregator gives a different project area of 36,800 sqm; because that conflicts with multiple Thai project sources, the smaller metric is treated as an unresolved discrepancy rather than silently averaged or converted.

The shared facilities are broader than a basic guarded subdivision. SC Asset currently lists a clubhouse, swimming pool, fitness room, co-working space, kids' area, main park, playground, jogging track, CCTV and controlled access. Launch-era reporting also described a saltwater pool, skate area, outdoor exercise stations, 24-hour guards and a vehicle recognition gate. Those features make the estate easier to use as a full-time family home, but a completed project should be judged in its current physical condition. A buyer can inspect the pool, clubhouse, landscaping, security routines and resident rules rather than relying only on the original specification.

This is still a car-oriented Bangkok location. Published distances put Ram Inthra Road at roughly 3.4 km and the Kanchanaphisek Outer Ring Road at about 3.3 km from the estate. The Pink Line has improved public transport along the broader corridor, but the houses are not beside a station entrance. A 2022 location review placed Bang Chan station at around 3 km, while the developer promotes an approximate three-minute drive. The practical reading is straightforward: rail is available as a connection, but most households will still rely heavily on a car for the first and last part of daily trips.

Retail, schools and hospitals are concentrated around the Ram Inthra corridor. Updated project data places Fashion Island and The Promenade at about 6.1 km, Amorini Mall at 5.9 km and JAS Green Village at 6.5 km. Synphaet Seriruk and Nawamin 9 hospitals are listed at roughly 6.2–6.3 km. These are useful suburban distances rather than inner-city walking distances. The estate can support a self-contained family routine without a daily trip into central Bangkok, but that routine is largely built around driving out of the soi and using the surrounding road network.

Pricing in 2026 needs to be read as two overlapping markets. SC Asset still keeps the official project page active, accepts registrations and publishes a range of THB 9.99M to THB 30M. At the same time, there is an active resale market for completed houses: September 2026 asking prices ran from about THB 16.9M to THB 32M, while some lower individual listings appeared earlier in the year. Those numbers are not directly interchangeable. Plot size, house type, position within the estate, owner upgrades, furniture and whether the seller is the developer or an individual owner can move the price materially.

Because the estate is completed, due diligence shifts away from construction delivery and toward the individual asset. Buyers can inspect traffic noise, street width, neighbouring homes, drainage, security operation and the condition of shared facilities in real time. For a resale house, the building itself also matters: roof and façade condition, air-conditioning, signs of water ingress, garden works, fitted furniture and previous alterations can all differentiate two homes with the same original plan. A 365 sqm Captivate on one plot is not automatically comparable with another 365 sqm Captivate if the land, fit-out and maintenance history are different.

Ongoing charges are another area where the public record is incomplete. A detailed launch-period review quoted a common-area fee of THB 57 per sq wah of land per month, but that was a 2022 figure. We did not find a current public schedule confirming that the same rate still applies in 2026. For a completed managed estate, buyers should verify the latest fee, any reserve or special assessments, current resident rules and whether the selected property has outstanding charges. The cost of maintaining the private house, garden and equipment sits on top of the estate fee and becomes more material as house and plot size increase.

Foreign ownership requires a separate legal check because each house sits on land. Market project profiles label the tenure as freehold, but that is not evidence that a foreign individual may register the underlying plot in their own name. Thailand's Department of Lands maintains specific rules for foreign land acquisition, with direct ownership available only in narrow statutory circumstances. A foreign buyer therefore needs to confirm the actual land title, registered landowner and ownership of the building. A registered lease can be a lawful tool in some transactions, but its term, registration and renewal wording must be established from the specific contract rather than inferred from a project listing.
