Why this project is worth a look
A house built for groups
Four bedrooms make it possible to host family or friends without turning the living room into overflow sleeping space. The exact circulation and bedroom layout still matter, especially when unrelated adults share the property.
Private outdoor living
The pool, garden and rooftop give each villa its own places to swim, eat and spend time outdoors. They also create recurring maintenance responsibilities that would be shared differently in a condominium.
Inspectable rather than promised
BREIG markets Red Sunset II as a completed property, so a buyer can assess an existing structure and its immediate neighbours. Legal handover and building-use documents remain a separate verification exercise.
Only five villas
A small scheme avoids the scale of a resort-style apartment development. Five homes is the project count, not a statement about live sales inventory or the likelihood of finding the exact layout available.
Access to Canggu life
The Gg. Cendana address offers a base in the active Canggu area rather than a remote retreat. It is best suited to a buyer who values that energy enough to investigate traffic and evening noise rather than assume the street will be quiet.
About the project
Buying a finished villa is a different decision from reserving a home on a construction plan. Red Sunset II belongs in the first category: BREIG Property presents it as a completed group of five four-bedroom villas in Canggu. Its current project page gives a size range of 263–265 square metres and identifies a private swimming pool, landscaped outdoor space and a rooftop terrace. The appeal is straightforward. A buyer can focus on a real building, assess how its rooms work and inspect the condition of its finishes. The unresolved part is not the architectural concept but the precise interest being sold in a given villa, the remaining duration of that interest and the legal documentation supporting it.

The name needs care before anything else. BREIG has both Red Sunset I and Red Sunset II, while advertising platforms also use Red Sunset 2, The Red Sunset II or the shorter Red Sunset. Those are not automatically interchangeable sales addresses. BREIG lists the phases separately, and its own villa-location directory places Red Sunset II at Gg. Cendana in Canggu, within Kuta Utara, Badung. The directory includes the map reference 84WH+CHP. That is a much stronger starting point than a generic Canggu pin or a listing headed Berawa. Some third-party material places the second phase at an address associated with the first. Anyone comparing offers should identify the particular house and plot before comparing prices or contract terms.
Canggu's Old Mans area is part of the proposition. BREIG uses that name on the project page, reflecting a setting connected with beaches, eating out and Canggu's social life rather than an isolated residential enclave. The surroundings may suit people who want to leave the villa and have much of their day nearby. They may suit a light sleeper less well. A narrow approach road, neighbouring businesses, evening noise and the practical route to the coast can influence how enjoyable the property is in everyday use. BREIG advertises a seven-minute journey to the beach, but does not specify the route or mode of transport. That figure is an advertising description, not a verified walking time or a substitute for visiting the street at different hours.
The accommodation is designed for a group rather than a couple looking for a compact holiday apartment. Four bedrooms sit alongside shared living and dining space, a kitchen, a private pool and a rooftop area. BREIG's earlier material describes bathrooms attached to bedrooms and an indoor-outdoor layout. Independent sales descriptions refer to two storeys. On paper, this gives guests room to gather without spending every hour in the same space. For an owner, however, the detail of the plan matters more than the label. Where are the stairs? How much covered living space is there? Can the bedrooms operate independently if the villa is rented to several adults? Those questions are best answered using the exact villa's floor plans rather than a generic brochure illustration.
Area measurements deserve the same scrutiny. BREIG's present project profile shows 263–265 sqm; a separate company listing for a four-bedroom Red Sunset villa shows 263.34 sqm. An older BREIG magazine instead gives a broader building-area range for Red Sunset 2 and another range labelled surface area. A third-party resale advertisement assigns 257 sqm of land to one specific lot. These figures need not all describe the same thing. Land, gross building area, terraces and usable internal floorspace are different measures, and a home's asking price means little without knowing which one a number represents. The main record therefore uses the current official project range, while treating the older figures as an unresolved measurement discrepancy rather than averaging them or applying the land area of one lot to every house.
A further advantage of an existing property is the possibility of inspecting the fit-out. BREIG's listing describes a furnished four-bedroom villa with a completed interior, private pool and garden. Its rental operation also markets Red Sunset villas as places to stay. None of that guarantees that every piece of furniture, appliance or landscape feature appearing in promotional material belongs to the unit offered for sale. An inventory attached to the agreement is the practical answer. The physical inspection should consider drainage after heavy rain, roof and terrace waterproofing, pool equipment, air conditioning, hot-water systems and any evidence of earlier repairs. These matters are easy to underestimate in a beautifully presented holiday home but often determine how much attention a new owner must give it.
Completion is supported by several public sources, but the dates do not line up. BREIG marks the project as completed and ready for occupancy, yet its live profile carries a fourth-quarter 2025 completion date. AsiaVillas and the FazWaz project directory date completion to September 2023, while some agency material refers to 2024. The discrepancy does not make the existing villas disappear. It does mean the correct handover date should come from the relevant completion and handover records, not from a copied property-directory field. A finished house also needs a separate check of building-use documentation. Occupation by guests, or an online hotel profile with a similar name, is not itself evidence that all permits for the intended use have been verified.
The public asking-price reference is $820,000 for a four-bedroom villa of approximately 263 sqm. Balinsky's Indonesian listing records an update on 31 August 2026, and other marketplaces show the same general offer or prices in rupiah. That is enough to give a buyer a budget starting point, not enough to announce a developer price or a confirmed unsold home. Red Sunset II contains five villas, but public advertising does not establish how many owners are willing to sell today. A resale price could include furnishings, management arrangements or other conditions that another seller excludes. It is also essential to establish whether the quotation is firm in dollars or merely displayed in dollars while settlement follows a rupiah amount. Taxes and legal fees are a separate question.
The biggest economic variable may be the lease rather than the décor. Public advertisements describe a leasehold or contractual lease structure, sometimes as a 30-year term and sometimes as an agreement ending in 2051 with a possible additional 30 years. These statements are not the same as an examined agreement. For a buyer taking over a completed villa, the original start date, what remains at transfer, the landlord's consent, assignment rights and the cost of any extension are all central. A seller cannot make an option valuable merely by placing '+30 years' in a listing. The clause has to identify the parties, the obligation to extend, the price-setting mechanism and what happens if the parties disagree. Otherwise the purported extension is a negotiating prospect rather than an established asset.
Indonesian land rights should not be reduced to an English sales label. Hak Milik is a land-ownership title, not something a foreign individual can simply assume will be registered in their own name. Other rights, including Hak Pakai and Hak Guna Bangunan, have their own legal conditions and holders. Here the publicly marketed transaction is described as a contractual lease assignment, but neither the underlying land title nor a signed assignment agreement for a chosen unit was available for examination. BREIG Property is a clearly identifiable developer brand; that does not, by itself, identify the legal entity holding the land, the party obliged to honour a renewal or the person entitled to receive payment. A prospective buyer needs those connections in documents before treating the price as the cost of a secure right to use the villa.
Building approvals require equally precise language. One agency database marks PBG, the Indonesian building approval, as available for Red Sunset II. No project-specific approval document or verifiable registration details were located in the reviewed public record. Nor was the building-function certificate, known as SLF, examined. This is a limit on verification, not a claim that either document does not exist. An older sales advertisement also refers to tourism zoning, but no official land-use confirmation for the specific plot was found. Residential occupation, short-stay accommodation and commercial management do not necessarily have identical approval requirements, so a rental plan should be checked against the actual permits and permitted use of the land and building.
BREIG operates a hospitality-facing Red Sunset Villas website, providing a plausible route to rental management for owners who do not live in Bali. Yet an operator's presence is different from a binding management agreement, and a past asking rate for nightly stays says nothing reliable about annual net cash flow. Pool service, garden maintenance, guest turnover, utilities, maintenance reserves, platform commissions and vacant nights all matter. Owners also need to know who holds booking accounts, who receives guest payments and who authorises repairs. For an overseas investor, these operational details may be just as consequential as the pool and rooftop in the marketing brochure. No advertised occupancy or return figure has been adopted as an investment forecast here.
There are clear reasons someone might choose Red Sunset II: four proper bedrooms, private outdoor amenities, a small completed development and a location with access to Canggu's everyday life. There are also reasons to pass. Someone who needs predictable silence, unrestricted land ownership or a hands-off guaranteed return may find a better fit elsewhere. Resale liquidity will depend on comparable completed homes and the lease term left for the next buyer, not simply on the current popularity of Canggu. The sensible next stage is to identify a specific villa, inspect it, obtain its title and lease documents, confirm the operating permissions and compare the complete cost with other finished homes. Only then does the asking price become a meaningful basis for negotiation.
Ownership format
Resale listings describe an assignment of contractual long-term lease rights rather than a transfer of land ownership. The signed lease, its expiry date, assignment provisions and any renewal agreement have not been independently examined for a particular villa.
Home types & sizes
Two living levels, a private pool, landscaped outdoor area and rooftop space. BREIG describes shared living and kitchen areas; the exact floor plan, furnishings and measured area should be established for the home being offered.

Location
- BREIG's villa directory and its own magazine identify Gg. Cendana, Canggu, Kuta Utara, Badung as the address context for Red Sunset II. The directory also gives the map code 84WH+CHP. Neither a cadastral parcel identifier nor the boundaries of all five individual plots were available publicly.
- The developer associates the scheme with Old Mans, while several real-estate listings use Berawa as their area label. For any viewing or contract review, the second phase's Gg. Cendana reference is more useful than a generic neighbourhood tag, especially because Red Sunset I has a different listed address.
- Canggu's coastal venues and everyday services may be a major reason to choose the location. The trade-off is that traffic, evening activity, access width and drainage can vary sharply from one lane to the next. No unverified walking distances or airport transfer times have been treated as project facts.

Best for: A household or group of frequent visitors that genuinely needs four bedrooms and prefers shared living space plus private outdoor amenities. The fit should be judged using the individual house layout, especially stairs, rooftop access and bedroom privacy.; An overseas buyer who would rather inspect a finished villa than wait for a developer to complete construction. This is more manageable when there is a reliable local person responsible for maintenance, repairs and preparing the house between visits.; Someone comparing a high-capacity holiday rental with other operating villas, provided that permitted use, management authority and full running costs can be evidenced. The property's size and location create an operating concept, not a verified profit forecast.; A buyer familiar with Canggu who actively wants to be near its dining, beach and social scene. This is a preference about lifestyle, not a promise that the approach road is free of congestion or that the bedrooms will be silent at night.; may not suit: Buyers who require direct foreign ownership of the underlying land or a renewal right that is already unconditional and documented. Public listings of this scheme describe a lease arrangement, and the particular signed instruments have not been examined.; People seeking seclusion and consistently quiet evenings away from Canggu's hospitality activity. The location is part of the appeal for some residents and exactly the reason another buyer may rule it out.; Investors seeking an effortless, guaranteed income stream. A large villa with private outdoor facilities needs active maintenance, and no independently verified operating statements or guaranteed net returns were available..

- BREIG states five villas. Balinsky's complex record says two, while one aggregator's description mentions six although its overview says five. Completion dates also differ: September 2023 and 2024 appear in marketplace records, whereas BREIG's live project page says Q4 2025. A dated handover record and final plot schedule were not located.
- BREIG's own address material places phase II on Gg. Cendana in Canggu. Several listings instead label it Berawa; at least one third-party database uses an address which BREIG assigns to Red Sunset I. The legal plot boundaries and surveyed coordinates of a specific home have not been verified.
- Market listings refer to lease expiry in 2051 or to approximately 30 years with an extension possibility, but the signed lease and assignment chain were not reviewed. PBG is claimed by an agency, while its registration, SLF, official zoning confirmation and the legal seller for the individual unit remain unverified.
