Why this project is worth a look
A commute with alternatives
Living close to Wutthakat BTS gives residents a practical way to reach the Silom Line without making every trip dependent on a car. The station itself is useful; an idealised five-minute commute is not a reasonable expectation. Test the walk from the actual building entrance and the onward connection for the journeys that matter most.
Two towers, different experiences
A and B belong to the same development, but their positions, floor layouts and apartment counts differ. This creates a real selection decision beyond height and orientation. A unit near the gate, a lift lobby or a transport-facing edge can have a different daily feel from another apartment with exactly the same floor area.
Extra space beyond the unit
Pools, fitness rooms, meeting areas and lounges can be valuable extensions of a 26 sqm home. The benefit is greatest when those spaces are well run and genuinely usable during a resident’s normal day. In a project of this size, their maintenance and booking arrangements deserve as much scrutiny as their existence.
An unusually comparable resale pool
A standardised one-bedroom layout makes comparing apartments relatively simple. There is less guesswork about basic size, leaving the real price differences in fit-out, view, condition and title position. That same standardisation rewards buyers who scrutinise the individual unit rather than assuming every listing offers the same value.
A visible rental market
There are numerous rental advertisements within the scheme, so a prospective landlord can see the competing stock in the same buildings. This is a starting point for market research, not proof of stable occupancy or any net return. Furniture quality, practical storage, noise and responsive maintenance can matter more to tenants than investment marketing language.
About the project
Regent Home Wutthakat sits in Talat Phlu on Bangkok's Thon Buri side, within reach of the Wutthakat BTS station. Its appeal is practical rather than aspirational: a compact city apartment with rail access to central employment districts and everyday services in an established neighbourhood. It is not a riverside resort residence, nor a spacious family scheme. Buyers are weighing access and entry cost against density, limited private floor space and the realities of a busy urban junction. Two apartments of the same size can feel very different here once their views, orientation and exposure to the nearby transport routes are considered.
The two towers form one development, not two independently marketed phases. Building A is listed at 37 storeys, with 1,933 residential apartments in the original developer breakdown. Building B has 38 storeys and 1,165 residential apartments. The developer also identifies 18 commercial premises across the ground-floor retail areas, taking its stated residential total to 3,098. Those numbers matter because shared amenities and operational decisions affect a very large resident population. A buyer should give as much weight to property management, corridor condition and everyday lift performance as to the facilities shown on promotional materials.

There is a meaningful distinction between the buildings. Published plans show a U-shaped arrangement in A and an L-shaped arrangement in B, with A closer to the main access and B deeper within the site. Typical accommodation floors are described as having 63 apartments in A and 37 in B. That does not establish a quiet-versus-noisy ranking, but it does change how many front doors share a floor and how the building might feel at busy times. A visit should include both the immediate surroundings of the unit and the route from the entrance, rather than just the apartment itself.
The original residential product was deliberately standardised. A one-bedroom apartment of 26 square metres was the core plan across the development, with a compact living and dining area, a screened-off sleeping space, a kitchen/service area, a balcony and a bathroom arranged with separate wet and dry zones. The published show-unit description quotes a ceiling height of 2.4 metres. In a home of this size, real usability comes down to what can fit without blocking circulation. Where a desk goes, whether a washing machine has a sensible position and how much storage remains after furnishing are not minor cosmetic questions.
The apartments were initially marketed with basic fittings rather than a ready-to-live-in furniture package or a complete kitchen. The resale market now contains both unfurnished and fully furnished examples. Comparing asking prices therefore calls for a contents inventory: air-conditioning, refrigerator, wardrobes, washing machine, kitchen worktops and even window treatments cannot be assumed to be included. A furnished unit may save the buyer considerable setup work; it may also contain appliances close to replacement. The condition and ownership of anything left behind should be made clear in the sale agreement.
Some portals call 26-square-metre homes studios, despite the original developer material describing a one-bedroom arrangement. A few later advertisements mention around 28 square metres, or two-bedroom homes of roughly 53 square metres. These may describe modified or combined accommodation, a different measuring convention or simply an incorrect listing category. The public material does not establish them as separate standard developer floor plans. Buyers interested in a non-standard layout need the specific unit plan and title documentation, especially if two adjoining units have been altered to function as one home.
Residents have access to swimming pools, fitness facilities, work and meeting spaces, playrooms, shared lounges and landscaped circulation areas. The facilities were planned across both buildings, with significant communal space at the seventh-floor level and further lounge areas near the top. Such provision is particularly helpful in a small private apartment: it extends the places where someone can work, exercise or meet a visitor. Yet availability on paper tells only part of the story. At a development with thousands of units, cleaning standards, booking rules, wear and the cost of keeping facilities operational deserve a current inspection.
Parking and movement through the buildings present another trade-off. The published plans allocate parking through the lower six floors and include retail premises at ground level. A specialist project review quotes parking capacity of approximately 38% of the residential units, excluding double parking. That is not an individual parking entitlement. Someone who expects to own a vehicle should establish whether a space is guaranteed, how resident access is controlled and what happens if the car park fills. For a rail commuter, the same limited parking supply may be less important, provided the walking route to the station works comfortably.
Each tower was designed with four passenger lifts and additional service lifts. A lift count is useful, but it is not a measured average waiting time. Queues can feel quite different on a floor with many apartments, while activity around the seventh-floor amenity areas may differ from an upper residential floor. An early-morning visit is revealing, particularly for someone who leaves at the same time every weekday. It is also worth checking whether a prospective unit is beside a lift lobby, a service passage or a door used frequently by other residents.
Wutthakat BTS station runs on the Silom Line. It connects towards the Sathorn and Silom business areas, while Bang Wa offers a change onto Bangkok's Blue Line network. The developer described the station as approximately 180 metres away; a separate property portal uses about 380 metres and five minutes. Those figures should not be treated as a guaranteed door-to-platform journey. Gate location, pavement conditions, crossings and the approach after dark all matter more than a straight-line marker. The important advantage is a credible public-transport option when road traffic is heavy, not a promise of a particular commute time.
Road access has its own complications. The project sits by Ratchaphruek Road near Wutthakat and Thoet Thai roads, which offer routes across western Bangkok. However, the direction a driver wants may require a turn or a loop around the local road system; leaving the gates does not always mean heading directly onto the inbound carriageway. There is also a railway corridor close to the plot. Rather than assuming a high floor is silent, inspect the unit at different times and open the windows to judge train noise, traffic and the surrounding urban activity.
Talat Phlu is an established district with local markets, food shops, services and ordinary residential streets. That can be more useful for daily life than a curated retail podium, especially for residents comfortable with neighbourhood businesses. The Mall Tha Phra is a larger destination in the surrounding area, not part of the project itself. How convenient the neighbourhood feels will vary with the resident's routine: grocery shopping, hospital visits and travel to an office may call for different routes. It pays to test the journeys that will actually be repeated rather than relying on a broad list of nearby landmarks.
Completion dates require a careful distinction between marketing targets, physical works and formal registration. Early project information anticipated October 2024. DDproperty records completion in 2024, while FazWaz uses November 2025. A Thai Department of Lands record shows condominium registration dated 16 July 2025. Existing sale and rental listings indicate that this is an operating residential property, but the evidence does not establish a single, uncontested handover date for every apartment. Resale due diligence is better anchored to the present condition of the chosen unit and the seller's registered title than to a catalogue completion field.
The original uniform launch price was a dated promotion, not a current developer offer. On 10 October 2026, a 26-square-metre one-bedroom resale listing was advertised at THB 1.25 million, with other comparable units priced higher. Asking prices reflect more than the floor number: furnishings, exposure, ownership quota, payment position and seller circumstances can all matter. The cheapest advertisement is not necessarily the cheapest completed purchase. Confirm whether a seller has a registered condominium title or is transferring rights under an existing contract, and establish who pays the transfer-related expenses before using the headline figure as a budget.
Rental supply is visibly active, with standard-sized units commonly advertised around THB 9,000–13,000 per month, though individual requests fall outside that range. This is evidence of asking rents, not achieved income or occupancy. A fully equipped apartment may appeal to a tenant moving in quickly, but its operating result depends on vacancies, tenant screening, agency commissions, repairs, utilities and common-area payments. Large numbers of similar apartments can make tenant comparisons straightforward and also put pressure on poorly presented units. No reliable net yield follows from dividing an advertised rent by the lowest sale price.
A foreign buyer should separate two different legal questions: whether the building is a registered condominium and whether the particular unit can transfer into foreign freehold ownership. Thailand limits foreign freehold holdings to 49% of the aggregate registered condominium unit area. Some listings advertise foreign quota, while others are expressly marked Thai quota. Such labels are useful filters, but the transfer requires a current certificate from the condominium juristic person and proper supporting documentation. Overseas remittance evidence, the seller's title, any mortgage or other encumbrance and outstanding condominium dues all need attention before the transaction is committed.
Ongoing costs should not be an afterthought simply because the entry price is relatively low. Individual listings quote differing monthly maintenance amounts, and the original developer disclosure leaves the final charges subject to the condominium's governing rules. A buyer needs the current statement for the actual unit, including maintenance arrears and any reserve-fund obligations. This project makes most sense when viewed as a straightforward, compact commuter home or a carefully selected rental property. It makes less sense for someone who needs generous indoor space, effortless private parking or the tranquillity of a low-density residence.
Ownership format
Foreign buyers may hold condominium freehold title within the statutory ceiling of 49% of the registered condominium unit area. A current foreign-quota certificate is needed for the specific transfer; a portal label alone is insufficient. Leasehold, if separately offered, is a different contractual interest and should not be presented as equivalent to a freehold title.
Unit types & sizes
The confirmed original apartment type combines a compact living area, separated sleeping zone, kitchen space, bathroom and balcony. Original delivery did not include a full furniture and kitchen package, while current resale fit-out varies by owner. Storage, ventilation, appliance placement and clear circulation space are worth checking inside the actual unit.
The developer’s standard residential plan was a 26 sqm one-bedroom. Resale portals sometimes call a 26 sqm unit a studio, and a few advertisements describe 28 sqm or approximately 53 sqm two-bedroom accommodation. These ads do not establish additional original standard layouts. Obtain the individual plan and title documents, particularly where a larger home could involve combined units. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A solo resident commuting on the Silom Line who values transport choice more than a large private apartment, provided the actual walk to Wutthakat BTS feels comfortable.; A couple with modest storage and home-working needs who can make a 26 sqm layout function after checking furniture dimensions, balcony use and practical kitchen space.; A first-time Bangkok condominium buyer comparing a fairly standard floor plan across multiple resale units, with enough patience to inspect each unit’s condition and legal status.; A buyer who would rather have a working urban neighbourhood with markets and local services than a curated luxury retail environment.; A prospective long-term landlord prepared to research real competing listings, finance fit-out and maintenance, and model vacancies without relying on promoted rental yields.; A foreign purchaser seeking registered condominium freehold, but only after obtaining unit-specific quota confirmation and completing the necessary title and bank-document checks.; may not suit: Households needing several full-sized bedrooms and generous storage; the documented original residential product is essentially a compact one-bedroom.; Multiple-car households expecting a guaranteed individual parking bay without checking building rules and actual availability.; Buyers looking for a secluded low-rise atmosphere or consistently quiet surroundings away from major transport infrastructure.; Investors whose decision depends on an advertised yield without considering tenant turnover, vacancy, fit-out, management and recurrent charges..

- DDproperty labels the scheme completed in 2024 and FazWaz in November 2025. Formal condominium registration in July 2025 is a separate event and does not settle the date of physical completion or handover of every apartment.
- Individual advertisements quote monthly common-area charges of THB 700 and THB 800. A single current project-wide tariff and any separate levies have not been confirmed; the unit-specific statement from the juristic office is the relevant record.
