BTS Wutthakat is roughly 240 metres from the project. For a daily resident this is a tangible advantage: less dependence on a car and a straightforward rail link toward Sathorn and Silom, with a Blue Line connection at Bang Wa.

A single tower with 357 units is not a boutique building, but it is also far from a multi-thousand-unit estate. Buyers can understand the overall scale quickly, then focus on the exact floor, corridor position and lift traffic of the selected apartment.
Elevated shared space
The gym is on the 20th floor, while the pool, lounge and viewpoint are on level 21. When private units range from 25 to 41.5 sqm, useful common areas matter because exercise, downtime and informal meetings do not all have to compete for space inside the apartment.
A clear unit range
The main product is concentrated in three size bands: 25–25.5 sqm, 30–34 sqm and 41.5 sqm. That makes it easy to decide whether the project genuinely fits a buyer's lifestyle instead of trying to make a compact city unit perform like a large family home.
Construction still matters
Overall progress was reported at 66% on 15 August 2026, with completion targeted within Q4 2026. Location and unit pricing can already be compared with the market, but handover timing, condominium registration and the finished condition of shared areas are still part of the purchase decision.
About the project
Place 168 Wutthakat is an LPN Development condominium under construction on Wutthakat Road in Bang Kho, Chom Thong, on Bangkok's Thonburi side. Its proposition is unusually easy to explain without resorting to marketing language: one tower, 357 homes and BTS Wutthakat roughly 240 metres away. This is not a Sukhumvit trophy address and it is not aimed at a resort buyer. The practical value is everyday rail access. The Silom Line runs through Wongwian Yai and Saphan Taksin toward Sathorn and Silom, while Bang Wa, one stop in the other direction, provides a connection to the MRT Blue Line. For someone who will actually commute, the short walk to the station is more meaningful than a generic claim about an up-and-coming neighbourhood.
The building is moderate in scale for a high-rise. The project is currently described as a 21-storey residential building with 357 units on a site of about 2 rai and 26.1 square wah. It also publishes approximately 129 car spaces excluding tandem parking. That number should not be read as an automatic entitlement to a bay for every owner; parking allocation and access rules still need to be checked for the chosen unit. The vertical organisation is clearer. The ground floor carries the entrance lobby, a relaxation area, mailboxes, food and parcel drop-off, vending services and some parking, while floors 2 to 5 are parking levels. Residential floors begin at level 6, keeping much of the daily vehicle and service traffic below the apartments.

The more distinctive part of the scheme is where the shared facilities are placed. A relaxation garden sits alongside residences on the 18th floor, the gym is on the 20th, and the 21st level carries the swimming pool, lounge space and viewpoint. For apartments that start at only 25 sqm, usable common space can genuinely change how the building feels day to day: exercise, a break from a small living room, or an informal meeting can happen without leaving the property. The trade-off is that a rooftop pool or skyline viewpoint is a shared amenity, not a promise that a particular apartment has an open view. Buyers should still compare orientation, floor, neighbouring structures and proximity to lifts, technical areas and common facilities before choosing a unit.
The unit programme is compact and deliberately narrow. Confirmed current plans show Type A at 25.0–25.5 sqm, Type B from 30 to 34 sqm and Type C at 41.5 sqm. Current market portals generally map those sizes to studio, one-bedroom and one-bedroom-plus respectively. That works well for one resident, a couple, a city base or a smaller rental unit, but there is little room to pretend this is a family-sized product. A buyer who needs two proper bedrooms, a large permanent home office or serious storage will reach the limits quickly. Even within the one-bedroom range, the difference between 30 and 34 sqm matters. For the 41.5 sqm layout, the actual plan should be checked rather than relying on the label because market descriptions are not perfectly consistent about the largest format.
As of 20 August 2026, the project should still be treated as a construction-stage purchase. Published construction progress was 66% as of 15 August 2026: piling is complete, structural work is shown at 99%, architectural work at 70%, plumbing at 74%, electrical systems at 49% and lift work at only 10%. The stated completion target is Q4 2026. Those two pieces of information are more useful together than a simple 'under construction' label. The main structure is well advanced, but building systems, commissioning, common areas and the legal handover process still matter. A buyer should therefore ask for the contractual handover window, condominium registration status, inspection procedure and the actual readiness of shared areas before treating the target quarter as a guaranteed move-in date.
The project's identity is well supported. Thailand's Smart EIA Plus database lists EIA report 256709-62 for PLACE 168 WUTTHAKAT with the final report approved and published. That does not replace legal due diligence on an individual purchase, but it does confirm the project identity and separates it from similarly named developments. The capitalised form PLACE 168 Wutthakat is simply an alias of the same project. No separate saleable phases or independent towers were identified. Place 168 Pinklao, despite sharing the brand, is a different LPN development and has a separate project identity and location.
Pricing needs more care than the headline figures suggest. As of 20 August 2026, the lowest visible public price is THB 1.93M for a 25 sqm unit on the 8th floor. That listing is explicitly marked as a pre-sale booking/down-payment resale, meaning the buyer is taking over a contractual position before handover rather than simply buying a finished resale unit. For that reason THB 1.93M is used only as the lower visible market anchor on the date checked, not as a current direct developer starting price. The original purchase contract, amount already paid, remaining developer balance, any assignment fee, included furniture, seller authority and the exact transfer mechanics all need to be verified before the number is comparable with a developer-held unit or a future completed resale.
Foreign ownership is another point that cannot be inferred from a listing badge. Thai condominium rules allow qualifying foreign buyers to register freehold within the foreign quota, which is capped at 49% of the aggregate unit area in a condominium building. A portal may label an advertised right as 'freehold', but that alone does not prove that foreign-quota capacity will be available for that specific unit when the building is registered and transferred. The sensible sequence is to select the unit and transaction structure, obtain written confirmation of the quota position and required remittance evidence, and only then treat ownership as settled. If a leasehold alternative is proposed, its term, registration, renewals and cost allocation should come from the actual contract rather than a generic sales explanation.
One technical discrepancy is worth keeping visible rather than smoothing it away. There is an unresolved 21-versus-22 floor-count discrepancy in public project data. The current project floor stack uses level 21 for the pool and lounge, with a separate mechanical floor, while several market descriptions still record 22 storeys. The unit count is consistently 357, so this does not look like two different projects. Still, there is no reason to invent an explanation for the numbering. Until registered building documents settle the numbering, 21 storeys is the more defensible working figure, while the 22-storey count remains an unresolved public-data conflict.
Taken as a whole, Place 168 Wutthakat is a focused urban product rather than a universal investment story. Its case rests on a short walk to the BTS, compact unit sizes and a single tower with a manageable 357 homes. The constraints are equally concrete: construction is still underway, the lowest visible price is tied to a contract assignment rather than a clean developer offer, parking capacity is below the number of apartments, and the largest clearly documented plan is 41.5 sqm. If those boundaries match the buyer's needs, the project is worth comparing directly with completed buildings around Wutthakat and Talat Phlu. If the requirement is a large family home, immediate occupancy or a transaction with no construction-stage and assignment questions, another segment will probably fit better.

Ownership format
For a foreign buyer, a unit can be registered as freehold after condominium registration only within the foreign quota, capped at 49% of the aggregate unit area in the building. If no foreign-quota freehold remains for the selected unit, leasehold is a commonly used alternative, although LPN does not publicly set out a specific to the project alternative structure here. The quota position and exact ownership form must be confirmed for the selected unit before contract signing.
Unit types & sizes
The most compact layout in the project. It suits one resident, a city base or a small rental unit, but there is limited room for a dedicated office or substantial storage. The exact furniture plan and orientation matter more than simply choosing the lowest price.
The core everyday option for one resident or a couple. Four extra square metres can materially change the living area, storage and circulation around the kitchen, so a 30 sqm plan and a 34 sqm plan should be compared as distinct products rather than treated as the same apartment.
The largest clearly documented layout. The extra zone gives more flexibility for a workspace or another defined use, but market descriptions are not perfectly consistent in how they name the largest type. The actual plan of the selected unit should be reviewed before reservation.
