The location should be understood as a road-connected neighbourhood address rather than a station-front condominium. An independent site review places BTS Wutthakat at about 2.4 km, while the future MRT Dao Khanong station belongs to the southern Purple Line extension and is not an operating station today. That distinction matters. A resident’s present-day transport pattern is likely to involve Chom Thong Road, taxis or a private car, plus SENA’s V-Move shuttle to rail transit, rather than walking directly downstairs to a train. The surrounding district is established and practical, with local retail, markets, a public park and road links toward Taksin, Wutthakat and Ekkachai.

As of 28 August 2026, SENA’s project page displays a starting price of THB 1.39 million and an August 2026 overall construction progress figure of 6.7%. The same progress section breaks this down into 18.6% structural works, 2.5% preparatory works and 0% for architectural and building-system works. In other words, this remains an early-stage construction purchase, not a nearly complete building. SENA’s legal disclosure on the project page gives June 2027 as the expected completion month. Older launch coverage from late 2025 used THB 1.29 million, while a SENA campaign valid in May–July 2026 advertised selected participating units from THB 1.32 million. Those older numbers are useful history but should not be presented as the current offer. For a live buyer conversation, THB 1.39 million is the fresher developer anchor, with the actual unit price checked against inventory, floor, view, building and any promotion still valid on the booking date.

SENA’s current page summarises three size bands: one-bedroom units at 24.00–24.50 sqm, another one-bedroom format at 26.50 sqm, and one-bedroom-plus units at 34.00–34.50 sqm. Detailed launch-period reviews used four plan codes — approximately 24 sqm Type A, 26–26.5 sqm Type B, 34 sqm Type C1 and 34–34.5 sqm Type C2. For the buyer, the practical choice is therefore not between many bedroom counts, but between a very compact one-bedroom and a larger layout with a flexible extra room. Show-unit reporting described furnished sales packages with key furniture pieces and kitchen cabinetry, although the exact handover specification belongs in the contract rather than in a marketing assumption. The mid-size one-bedroom is likely to be the more balanced everyday option for one person or a couple, while the 34–34.5 sqm plus layout can support a home office or occasional guest space. SENA states that pets are permitted in Building A, while independent launch reviews explain that pet-owning residents are intentionally concentrated in that building. Earlier reviews also mentioned rules covering dogs and cats, size limits and a one-time pet-related payment. Those details should be treated as launch-period information until the current house rules are produced. A pet owner should therefore confirm the exact permitted animals, size limits, lift and common-area rules, deposit and cleaning requirements before booking. The quality of this feature depends far more on the enforceable rules and building allocation than on the marketing badge itself.

Facilities are arranged across the lower levels rather than concentrated on a rooftop. Detailed plan reviews place the garden, laundry room and juristic office on the first floor, with the swimming pool, fitness room, co-working space and meeting room on the second floor; some work and fitness facilities are promoted for 24-hour use. SENA also lists the lobby, mailboxes, vending area, security facilities and landscaped garden. Parking is stated at 173 spaces, equivalent to 38.36% of the 451 units when tandem parking is included. That is a material limitation for a project whose current transport proposition still relies substantially on road access. A car-owning buyer should ask how parking rights are allocated, whether spaces are first-come-first-served and how tandem spaces are managed. The upside is a comparatively straightforward low-rise scale: two buildings, eight floors and a full but not extravagant amenity set. The useful question is not how many facility icons appear on a brochure, but how parking, lift capacity, operating hours and resident density will feel once the scheme is fully occupied.

The legal trail is clearer than is often the case at this stage of construction. SENA’s project disclosure names Sena HHP Co., Ltd. as the landowner, lists the relevant land title deed numbers and states that the land was unencumbered at the time of disclosure. Smart EIA Plus identifies COZI Taksin–Jomthong under Sena HHP and records report 256809-55 as having its final report received, while SENA states that the environmental assessment has been approved. The building is intended to be registered as a condominium after completion. For a foreign buyer, that leads to the standard Thai condominium framework: freehold ownership is possible within the foreign ownership quota, which is capped at 49% of the total condominium area, subject to quota availability for the selected unit and transfer requirements. If quota freehold is unavailable, a contractual leasehold route may be discussed, but SENA’s public project material does not set out a specific to the project foreign lease structure. The critical point is to verify the selected unit’s quota status, contract wording, payment mechanics and required transfer documents before committing a material sum.
