Why this project is worth a look
Walk-to-rail location
The project's clearest advantage is the ability to reach Wutthakat station on foot rather than relying on a feeder taxi or motorcycle trip. That affects daily convenience and the size of the realistic tenant pool more than any marketing slogan.
Transparent resale market
The building is established and occupied, so buyers can inspect the real product and compare multiple units within the same tower. Pricing is not uniform, which makes floor, outlook, renovation and seller motivation part of the negotiation.
Simple unit mix
The original layouts are concentrated around 32–33 sqm one-bedroom homes and 56–58 sqm two-bedroom homes. Comparable units are therefore easy to benchmark, while buyers needing a genuinely large family apartment will have limited options.
Age changes diligence
Land and Houses provides a clear development history, but the condominium has operated for more than a decade. Lift condition, building systems, reserves and major maintenance records now matter more than the original sales brochure.
About the project
The Key Wutthakat is a completed high-rise condominium in western Bangkok, close to Wutthakat station and the Ratchaphruek corridor. The most useful way to approach it is as a resale building rather than a new-launch product. Land and Houses has closed the original developer sales, so today's market is made up of privately owned units. That changes the buying process. Two apartments with the same nominal layout can carry very different asking prices because of floor, view, renovation, furnishing, tenancy and ownership status. The benefit is that buyers can inspect a real building with a long operating history; the trade-off is that there is no single developer inventory or uniform price sheet to rely on.
The project is straightforward in scale: one tower, 441 units and 21 floors according to the majority of current project records. The original unit mix is concentrated in one-bedroom homes of roughly 32.4–33.1 sqm and two-bedroom homes of roughly 56.3–57.6 sqm. This is not a development built around large family residences or a long list of exotic layouts. Its core proposition is an efficient city apartment for a single resident, a couple or a small household that values rail access. Resale advertisements sometimes show slightly different floor areas, so the title-deed area of the specific unit should take precedence over the old marketing range.

Location is the clearest practical advantage. Different sources quote slightly different walking distances to Wutthakat station—roughly 80 to 150 metres—but they consistently place the building immediately around the station and Ratchaphruek Road. That matters for daily life because the trip does not normally require an additional taxi or motorcycle connection before reaching the rail network. Administrative labels online are less consistent: reliable address records place the building in Bang Kho, Chom Thong, while some large portals attach it to neighbouring districts. For a purchase, the registered unit address and title documents matter more than an aggregator's neighbourhood tag.
The building was developed by Land and Houses Public Company Limited, a long-established Thai residential developer and listed company. On a resale purchase, however, the developer's reputation should not be treated as a substitute for present-day due diligence. The individual seller owns the unit, the condominium juristic person manages the common property, and the building has been operating for more than a decade. A buyer should therefore pay attention to maintenance standards, common-area condition, reserve funds, major repair history and any unpaid charges attached to the selected unit. The brand helps establish provenance; it does not remove the need to inspect the building as it exists in 2026.
Current asking prices illustrate why unit-by-unit comparison matters. As of early October 2026, open resale inventory includes one-bedroom units at around THB 2.0 million at the lower end, while recent two-bedroom listings around 56 sqm start at roughly THB 3.52 million and extend materially higher. Those numbers are not a valuation range. They mix different floors, outlooks, refurbishment levels, furnishing packages, seller urgency and tenancy situations. Historic developer launch prices are even less useful for a current decision. A sensible valuation exercise starts with several live comparables of the same unit type and then adjusts for the features that genuinely survive the transaction.
For a foreign buyer, the critical ownership question is not simply whether the project is described as freehold. Thai condominium law limits aggregate foreign freehold ownership to 49% of the total unit area in a registered condominium. The available foreign quota therefore has to be confirmed for the chosen apartment at the time of transfer. A unit can be physically identical to another one in the same building but differ in whether it can currently be registered directly to a foreign purchaser. Before paying a meaningful deposit, the buyer should obtain the condominium juristic person's confirmation and make sure the ownership route in the sale contract matches the intended registration.
The common facilities are substantial for a building of this age: swimming pool, gym, landscaped areas, reading or library space, parking, controlled access, CCTV and lifts are repeatedly documented. Earlier project records also mention a meeting room, laundry facilities and small on-site service areas. The important issue in 2026 is not whether these items appeared in the original brochure but how well they are maintained now. A viewing can answer the visual questions; it cannot reveal the reserve position, upcoming capital expenditure or the maintenance history of lifts and building systems. Those records become more relevant as a condominium moves beyond its first decade of operation.
Parking is another item that deserves a specific check. Historic project information cites 234 parking spaces, approximately 53% of the 441 units. That is a useful capacity indicator, but it does not mean each apartment carries an allocated space. Buyers who drive regularly should ask whether parking is fixed or shared, how access stickers are issued, whether there are restrictions by unit and how full the car park becomes at night. The proximity to Wutthakat station makes car-free living realistic for many residents, yet a household with two vehicles may experience the project very differently from a buyer who primarily uses rail transport.
Because the layouts are relatively standardised, resale value can be influenced heavily by the attributes that vary within the tower: floor level, orientation, noise exposure, view, renovation quality and the condition of installed equipment. A freshly renovated unit may justify a premium if the work is technically sound and includes durable improvements, but cosmetic presentation should not distract from the title, juristic-person records or building condition. Buyers comparing several apartments in the same project have an advantage here: the structure, location and facilities are largely constant, so the differences between units become easier to isolate than when comparing unrelated condominiums across the district.
For rental investment, the project has two useful characteristics: a clear rail-access story and compact apartment sizes that are easy to benchmark against competing buildings nearby. That does not make a particular yield automatic. Open rental advertisements in 2026 start at roughly THB 10,000 per month and rise with size, furnishing, floor and condition. Asking rent is only the first line of the calculation. Vacancy, agent fees, repairs, furnishing replacement, common charges and the purchase price all affect the owner's actual return. A realistic rental case should therefore be built from the chosen unit and comparable achieved or defensible rents, not from a generic project-level yield claim.
The Key Wutthakat ultimately works best as a mature, transport-oriented resale condominium rather than as a story about a new launch. An owner-occupier can test almost everything that matters in person: the walk from the station, traffic noise, lift waiting times, common areas and the condition of several units in the same building. An investor benefits from a deep pool of comparable listings, but that same transparency makes ambitious asking prices easier to challenge. The project deserves attention when the selected apartment is priced sensibly, the foreign quota or ownership route is clear, and the condominium's current financial and maintenance position supports the condition visible on site.
Ownership format
The condominium is sold on a freehold basis. A foreign buyer can register freehold title only while the building remains within Thailand's foreign ownership quota, capped at 49% of the aggregate unit area. Quota availability must be confirmed for the specific unit before transfer; any leasehold alternative requires separate review of the contract.
Unit types & sizes
The project's core compact layout. Resale listings also appear around 31–33 sqm, so the registered area of the selected unit should be checked against the title rather than assumed from the listing headline.
A more family-friendly format, although still compact for a two-bedroom home. Current resale asking prices vary widely, making floor, outlook, renovation and furnishing condition important when comparing units.
The published size ranges describe the original project unit mix. Resale listings sometimes show slightly different areas; for a transaction, the registered area in the selected unit's title documents takes priority. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is in Bang Kho, Chom Thong, beside the Ratchaphruek corridor and Wutthakat station.
- Open project records quote roughly 80–150 metres to the station; the practical walking route should still be checked in person because station exits and the road crossing affect the actual path.
- Aggregator neighbourhood labels are inconsistent. For documents and navigation, use Bang Kho, Chom Thong and the registered address of the selected unit rather than a portal's automatically assigned neighbouring district.

Best for: Owner-occupiers who want a completed apartment within walking distance of rail and value everyday transport convenience more than a brand-new building.; Buyers starting around the THB 2M level who are comfortable comparing resale units by condition, floor, view and renovation rather than choosing from a developer price list.; Investors who prefer an established rental market with many comparable units instead of relying on projected demand for an uncompleted development.; Foreign purchasers willing to confirm foreign-quota availability for the exact unit before committing funds rather than relying on a generic 'freehold' label in the advertisement.; may not suit: Buyers who specifically want a new building, fresh developer warranties and a uniform developer inventory.; Households needing three or more bedrooms or materially larger living areas; the original unit mix is concentrated in compact formats.; Two-car households that require guaranteed allocated parking without checking the building's current parking rules and capacity in practice..

- Public records differ on completion timing: some state December 2014, while most current project profiles use 2015. The main record uses 2015; an openly accessible primary completion certificate was not found.
- Floor counts vary between 21 and 22. Current databases more often show 21 floors, while early reviews use 22, possibly because of different treatment of an upper or technical level; no primary floor schedule was found.
- Older project data cites a common-area fee of THB 40 per sqm and a THB 400 per sqm sinking fund. The condominium juristic person's 2026 rates were not publicly verified and should be requested before purchase.
