Why this project is worth a look
Rail at the doorstep
The Wutthakat BTS connection is the project's defining utility, not a vague neighbourhood claim. The Silom Line gives a direct rail path toward Sathorn, Silom and Siam, while nearby Bang Wa provides access to the MRT Blue Line. For a buyer whose routine is built around public transport, that can be more valuable than extra floor area in a less connected building and reduces the need to plan daily trips around road traffic.
Inspect before buying
Because the tower is complete and occupied, the important questions are visible now: lift performance, common-area condition, station access, traffic noise, daylight and the exact view. High-rise units with the same nominal plan can feel very different on different floors or sides of the building. RichPoint lets a buyer make that comparison in the finished property instead of accepting the uncertainty that comes with an off-plan purchase.
Accessible current entry
On 27 August 2026, a 26.55 sqm unit remained in direct sale at THB 2.39 million, while current resale asking prices started around THB 2.5 million. That creates a useful lower market reference for a completed condo beside BTS. It should not be treated as a blanket starting price: the final budget still depends on the exact unit, floor, view, condition, included fit-out and ownership eligibility.
Multiple market channels
Direct stock, resale listings and a visible rental market all exist in the same building. That gives a buyer more evidence to compare than a project with no established secondary market. You can contrast developer-held inventory with privately owned units, inspect different floors and furnishing levels, and see how the apartment labels are actually used in today's market. Listing activity is useful evidence of market presence, but it is not a guarantee of yield, liquidity or future resale speed.
Compact urban trade-off
Most of the original layouts sit between roughly 26 and 34 sqm, so the project makes a clear trade: less private space in exchange for station access and shared facilities. The pool, gym, co-working area and social spaces help extend daily life beyond the apartment. That suits a single resident, couple or investor buying deliberately for connectivity, but it is a weaker match for anyone whose priority is generous family space or a low-density residential environment.
About the project
RichPoint @ BTS Wutthakat is a completed high-rise condominium by Richy Place 2002 in Talat Phlu, Thon Buri. The residential tower has 32 floors and 792 condominium units, with two additional retail units mentioned in the original project specifications. Most established project databases place completion in 2022, while the developer now presents the building as ready to move in and continues to feature it in its current catalogue. That makes the buying process much more tangible than an off-plan purchase: you can inspect the actual tower, common areas, approach to the station, corridor condition and the exact view from the unit before committing.
The defining feature is its position beside Wutthakat BTS on the Silom Line. The project is marketed as being at zero metres from the station, while the real-world route from the building to the station entrance is still a short walk. The practical point is stronger than the marketing number: this is a rail-first address where reaching the train does not require a feeder ride. From Wutthakat, the Silom Line runs through Talat Phlu, Wongwian Yai, Saphan Taksin, Surasak, Chong Nonsi, Sala Daeng and Siam. In the other direction, Bang Wa is the next station and connects with the MRT Blue Line.

The building sits where the Wutthakat and Ratchaphruek corridors meet. Public address records use two formulations for the same tower: Ratchaphruek Road at Wutthakat BTS, and 274, 10 Wutthakat Road, Talat Phlu, Thon Buri, Bangkok 10600. These descriptions point to the same tower rather than two separate projects. For a buyer, the location is useful because it combines the west-Bangkok road network with a direct Silom Line connection toward Sathorn, Silom and Siam. It is a functional commuter location rather than a destination neighbourhood built around luxury retail or nightlife.
The original apartment mix is compact: studios of 26–27 sqm, one-bedroom units of 28–30 sqm and larger one-bedroom-plus layouts of 32–34 sqm. Current material is not perfectly consistent with those launch labels. A current direct-sale unit of 26.55 sqm is labelled one bedroom, and another current plan of 26.54 sqm is also labelled 1 Bed. That means buyers should not infer the internal layout from floor area alone. If a separate bedroom, kitchen arrangement or rentable configuration matters, ask for the exact current floor plan and inspect the unit rather than relying on a generic type name from an older brochure.
Facilities are oriented toward everyday urban use. The current developer page highlights a swimming pool, fitness room, co-working space and social club, while more detailed project profiles also list the lobby, mail room, garden, children's pool, CCTV, key-card access and 24-hour security. Historical project information refers to three passenger lifts plus a service lift. With 792 residential units, this is not a low-density boutique building, so common-area capacity matters in practice. A useful viewing should include peak periods, not only a quiet weekday afternoon, especially if lift waiting time, pool use or parking availability will affect your routine.
There is both developer-held stock and an established resale market. On 26–27 August 2026, major listing platforms showed resale asking prices from roughly THB 2.5 million, while a specific 26.55 sqm one-bedroom unit on the seventh floor remained in direct sale at THB 2.39 million. That THB 2.39 million figure is a current lower anchor for a particular unit, not a project-wide price promise. In a completed building, price differences can reflect floor, view, orientation, furnishing, renovation, seller type and urgency, so the sensible comparison is between exact units rather than between headline starting prices.
The fact that direct and resale options coexist gives a buyer more ways to benchmark the property. A developer unit may offer a cleaner chain of sale and a clearly stated reservation process, while resale stock can give access to higher floors, different views or furnished homes that are no longer available directly. Richy Place 2002 still recorded revenue from Rich Point @ BTS Wutthakat in 2025, and a direct unit remains available in 2026. This supports the view that the project still has developer-side activity, but the total number of remaining direct units is not publicly disclosed and should not be assumed from one live listing.
For a foreign purchaser, project tenure and unit eligibility are separate questions. DDproperty identifies the condominium tenure as freehold, but Thai law limits aggregate foreign freehold ownership in a registered condominium to no more than 49% of the total unit area in the building. A foreign buyer can own 100% of an eligible unit within that quota; the 49% rule applies at building level, not as a partial share of each apartment. The remaining foreign quota for the particular unit must therefore be confirmed before paying a deposit. If foreign freehold is unavailable, any leasehold alternative should be reviewed as a separate contractual arrangement rather than treated as equivalent ownership.
RichPoint works best as a transit-oriented Bangkok home rather than a resort-style residence. Its core proposition is simple: a completed high-rise, compact unit sizes and immediate access to the Silom Line. Someone commuting toward Sathorn or Silom may value that connection more than a larger room farther from rail. A remote worker may also appreciate the co-working space and easy access to the city without needing a car. On the other hand, buyers seeking a private low-density atmosphere, large family layouts or extensive landscaped grounds should compare other projects before deciding, because those are not the strengths that define this development.
When viewing a unit, pay attention to the variables that a project brochure cannot resolve. The tower sits next to elevated rail infrastructure and major roads, so floor and orientation can materially change perceived noise, daylight and outlook. Walk the route from the unit to the lift and station, check window sealing, air-conditioning, water pressure, corridor condition, common areas and the actual parking environment. Because the building is finished, these checks can be done before purchase. That is one of the project's main advantages: you do not need to buy an abstract 28 sqm type; you can compare a real unit with a known floor, view, asking price, fit-out and ownership route.

Ownership format
The project is listed as a freehold condominium. A foreign buyer can register freehold only within the building's foreign quota, capped at 49% of total condominium unit area; quota availability must be confirmed for the selected unit before purchase. Any leasehold alternative should be reviewed separately if freehold is unavailable.
Unit types & sizes
This is a specific unit still available in direct sale: seventh floor, one bedroom and one bathroom. It provides a current price anchor and shows that some developer-held stock remains in 2026. At 26.55 sqm it is smaller than the 28–30 sqm range that older project summaries typically called one bedroom, so buyers should rely on the current unit plan rather than assume that the original launch categories still describe every available apartment.
This was the smallest format in the original project specification. Its appeal is the compact footprint and usually lower absolute acquisition cost, but usability depends heavily on the exact geometry, storage and kitchen arrangement. Current finished-unit labels blur the boundary between studio and small one-bedroom: a plan around 26.5 sqm is now labelled 1 Bed. Treat the label as unit-specific and verify the actual plan before comparing prices or rental positioning.
This is the conventional compact one-bedroom range from the original mix. It offers separation between sleeping and living space without moving into the larger one-bedroom-plus bracket, which can make it easier for a couple or longer-term resident to use. In the completed building, floor area is only one variable: bedroom width, storage, kitchen placement, window orientation, fit-out condition and furnishing can materially change how two nominally similar units feel and what they are worth.
This is the largest consistently documented format in the original launch mix. The extra few square metres can make room for a proper work position, more storage or a less compressed living area, which matters if the apartment is used every day rather than only as a pied-à-terre. A current 34.95 sqm plan is labelled 1 Bed Plus, so individual finished units may sit slightly outside the old published range. Compare using the exact registered area and floor plan.
The original project descriptions consistently use studios at 26–27 sqm, one-bedroom units at 28–30 sqm and one-bedroom-plus layouts at 32–34 sqm. Current sale material labels some smaller units differently: 26.54–26.55 sqm appears as one bedroom, and a 34.95 sqm plan appears as 1 Bed Plus. Treat the ranges below as the established project mix and confirm the exact type and registered area for the specific unit being purchased.

Location
- Wutthakat BTS on the Silom Line is immediately beside the development and is the project's primary transport reference rather than a secondary neighbourhood amenity.
- Toward central Bangkok, the Silom Line runs through Talat Phlu, Wongwian Yai, Saphan Taksin, Surasak, Chong Nonsi, Sala Daeng and Siam, covering several major business and interchange areas without changing line before Siam.
- Bang Wa is the next station in the opposite direction. The MRT Blue Line has a formal interchange with BTS at Bang Wa, extending rail access beyond the Silom Line corridor.
- By road, the site sits around the Ratchaphruek–Wutthakat corridor, with the developer also highlighting connections toward Phetkasem and Kallapraphruek routes.
- Talat Phlu is an established residential district with local markets, food, convenience retail and long-standing neighbourhood activity, so the immediate environment is more everyday Bangkok than a purpose-built luxury district.
- Major area references named by the developer include The Mall Lifestore Tha Phra, Seacon Bangkae, ICONSIAM, Siam University, Phyathai 3 Hospital and Bang Phai Hospital; actual travel times vary by route and traffic.

Best for: A buyer who regularly travels toward Sathorn, Silom or other destinations on the Silom Line and wants the station to be part of the building's daily routine rather than a feeder trip away.; Someone who prefers a completed property over early-stage construction. The exact unit, noise exposure, outlook, lifts, corridors and facilities can all be inspected before committing capital.; A single resident or couple comfortable with roughly 26–34 sqm who values connectivity more than a large private living room. The pool, gym and co-working areas help make the compact unit strategy more workable.; A price-sensitive buyer around the current THB 2.4–2.5 million lower end who is willing to compare one-off developer stock with individual resale units rather than expect a large standardized inventory at one price.; A foreign purchaser seeking condominium freehold and prepared to verify the remaining foreign quota for the exact unit before paying a deposit, rather than assuming that project-level freehold tenure automatically makes every listing eligible.; may not suit: A family that needs a large two- or three-bedroom primary home with substantial private space. The core documented unit mix is concentrated on compact apartments rather than family-sized layouts.; A buyer looking for a small boutique building, low residential density and a large private landscaped compound. RichPoint is a 792-unit urban high-rise beside rail and major road infrastructure.; Anyone who requires a guaranteed broad selection of foreign-quota units or a fully published developer payment plan before starting the search. A specific direct unit is visible, but complete direct stock and foreign-quota availability are not publicly disclosed..
What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the payment schedule and the booking fee as they stand today
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public address records use both Ratchaphruek Road and 274, 10 Wutthakat Road for the project. The coordinates and station-side location match; the exact registered address wording should be checked on the selected unit's legal documents before transfer.
- The smallest layout labels are inconsistent. Some public specifications describe 26–27 sqm as studios, while current unit cards label 26.54–26.55 sqm apartments as one bedroom. Confirm the selected unit type from its current plan and legal documentation rather than relying on the historic category name.
- Public project records most often give 2022 as the completion year, and the tower is now ready to move in. A few databases show 2020 or 2024, so 2022 is used as the best-supported year rather than as a date taken from a completion certificate.
