Why this project is worth a look
A resale building you can inspect
The project is already lived in, so a buyer can judge the real lifts, corridors, parking, amenity deck and management rather than a sales render. The uncertainty has shifted from construction delivery to the condition of the individual resale unit.
Rail access is the point
Tao Poon is a Blue/Purple Line interchange and current listings put the building about 100–110 metres away. That is the core location advantage. The same proximity also makes orientation and noise exposure more important than they would be in a quieter side-street project.
Mostly compact stock
The original mix was 202 one-bedrooms, 74 two-bedrooms and only three three-bedrooms. Liquidity and rental demand are therefore easier to read in the small-unit segment, while buyers seeking large family layouts face a much thinner pool of stock.
Operations matter now
With roughly 60% parking including tandem spaces, two passenger lifts and a common fee published at THB 50 per sqm per month, ownership is about day-to-day building operations rather than launch incentives. Parking allocation, juristic management and the condition of shared areas deserve a real visit.
Freehold needs a quota check
The building is marketed as freehold, but foreign freehold eligibility is still controlled by Thailand's 49% condominium quota. A foreign buyer should treat quota confirmation for the specific unit as a transaction condition, not as a detail to solve after agreeing the price.
About the project
Chewathai Interchange is best understood as a mature resale building with one unusually strong piece of infrastructure on its doorstep: Tao Poon station. Current DDProperty listings place the condominium roughly 100–110 metres from the station, where Bangkok's Blue and Purple metro lines meet. That makes the project more relevant to buyers who plan their daily life around rail access than to those looking for a self-contained resort-style compound. The trade-off is equally clear. The building fronts Pracha Rat Sai 2 Road and sits beside a major interchange, so floor, orientation and actual in-unit noise should be judged apartment by apartment rather than inferred from the project name.
The development is no longer a primary-sales story. It is a completed 26-storey condominium with 279 units, and current stock is predominantly resale and rental inventory. That changes the due-diligence logic. A buyer can inspect the real lobby, lifts, pool, car park, corridors, juristic management and the exact apartment instead of relying on a brochure, but the condition of a ten-year-old resale unit can vary materially between owners. Renovation history, air-conditioning, plumbing fixtures, built-in furniture and any alterations now matter as much as the original specification.

The project's corporate history is unusually well documented. Chewathai's own company history says it acquired Rotaj Development, the owner of the earlier Cross Point condominium project, renamed the company Chewathai Interchange Co., Ltd. and rebranded the development as Chewathai Interchange. Chewathai's current group structure identifies Chewathai Interchange Co., Ltd. as a subsidiary of Chewathai Public Company Limited. In practical terms, older documents may carry the Cross Point name or the project-specific company name without referring to a different building. That history is worth knowing when checking old permits, sale contracts or historical floor plans.
The original unit mix was heavily weighted toward small apartments: 202 one-bedroom units, 74 two-bedroom units and only three three-bedroom units. Major current project databases place one-bedrooms at about 26–40.5 sqm and two-bedrooms at roughly 51.6–57.4 sqm, while a construction-period review gives a higher 67.4 sqm upper limit for two-bedrooms; the three-bedroom layout is 87 sqm. Modern resale portals are less consistent still. Some 26–27 sqm homes are advertised as studios, while current two-bedroom listings can appear around 60–69 sqm. For a resale purchase, the title deed and registered unit area should therefore take precedence over the marketing label in an online listing.
The building stack is also quite transparent. Parking occupies the lower levels, residences begin on the sixth floor, and the sixth floor combines nine homes with the main amenity deck. Historical plans show a saltwater pool, gym and business lounge there; the 23rd floor includes an outdoor garden, with additional open green space at roof level. Two passenger lifts and one service lift were specified for the 279 units. Historical parking information gives about 170 spaces including tandem parking, around 60% of the unit count. That is workable for a transit-oriented building, but it is not the same as a guaranteed parking bay for every owner.
Resale pricing in September 2026 shows why this building should be assessed unit by unit. DDProperty carried a 27 sqm one-bedroom at THB 2.65M and a 52 sqm two-bedroom at THB 4.94M, while PropertyHub showed several other active sale and rental listings across the same size bands. These are asking prices, not recorded transfer prices, and they move with floor, view, fit-out, urgency and ownership status. The project therefore has a visible market, but a single low listing should be treated as a property-specific offer rather than a benchmark for every apartment in the tower.
The legal structure is straightforward at building level but still unit-specific for a foreign buyer. DDProperty and PropertyScout list the condominium as freehold. Under Thailand's current Condominium Act framework, however, foreigners collectively may own no more than 49% of the aggregate unit area in a registered condominium. A foreign buyer needs the juristic person's confirmation that the selected apartment can be transferred within that quota. In other words, 'freehold project' and 'foreign-freehold unit available today' are not interchangeable statements. The second has to be checked for the exact resale unit before money is committed.
Ownership format
The project is listed as a freehold condominium. A foreign buyer can register a unit in their own name only while it sits within the building's foreign-ownership quota, capped at 49% of the aggregate unit area; quota availability has to be confirmed for the specific resale unit before transfer.
Unit types & sizes
The dominant format in the building: 202 of the original 279 units were one-bedrooms. Resale stock frequently includes compact homes around 26–28 sqm, with condition and furnishing varying materially by owner.
There were 74 two-bedroom units in the original mix, mostly positioned at building corners. Current resale ads also show examples around 60–69 sqm, so the registered area on the title deed matters more than the portal label.
A genuinely scarce layout: historical plans show only three three-bedroom units, one on each of floors 24–26. Buyers targeting this size should expect availability to depend on individual owners rather than on normal project stock.
