That changes the buyer’s job completely: the decision should be based on the actual unit, floor, orientation, condition, furniture package, tenancy, title status and day-to-day building operation rather than on a future delivery promise. The core project facts are already observable — 38 floors, 742 residential units, compact layouts from 28 to 49 sqm and an operating set of shared facilities.

It is also worth separating the consumer-facing brand from the project company. SENA Development is the public developer brand. PropertyHub identifies Sena Hankyu 1 Co., Ltd. within the SENA Development group as the project developer, while SENA’s own company history links Niche Pride Taopoon - Interchange to its partnership with Japan’s Hankyu Realty. That distinction matters when reading documents. The group brand, the project company and the present condominium juristic person are not the same legal entity. Thailand’s official EIA database now lists the condominium juristic person at 556 Pracha Rat Sai 2 Road. A resale buyer therefore needs documents tied to the selected unit and the operating juristic person, not just the SENA brand name on historic project material.

Location is the clearest practical advantage. SENA places the project on Pracha Rat Sai 2 Road beside Tao Poon station and highlights Exit 4. Tao Poon is an interchange between the Blue and Purple MRT lines, so the transport benefit is straightforward rather than speculative: many daily journeys can be made without a car and without travelling elsewhere just to change lines. Tao Poon market, everyday retail and hospitals are part of the established surroundings, and Bang Sue sits within one of northern Bangkok’s major transport districts. The trade-off is equally concrete. A building this close to rail and busy roads will feel urban; noise, foot traffic and road activity are part of the location. Floor level, window direction and glazing are therefore meaningful unit-level variables rather than cosmetic details.

The apartment mix is deliberately compact: one-bedroom units of 28–32 sqm, a 34.5 sqm one-bedroom-plus format, and 49 sqm two-bedroom units. This positions the building more naturally for single occupants, couples and small households than for buyers seeking large family floor plans. Smaller areas keep the absolute entry price lower than a larger unit would, but they also make layout quality more important. In a 28 sqm apartment, storage, kitchen planning, work space and furniture placement can make a large difference to how the home feels. Resale condition adds another layer. That can be genuinely useful for residents who work from home or spend time in shared spaces. For an investment buyer it is also a differentiator, but it should be inspected in its current operating form: access rules, maintenance quality and which rooms are genuinely available today matter more than the original brochure.

Scale is another part of the decision. The tower contains 742 residential units, and an independent layout review describes four passenger lifts plus one service lift. That does not prove that waiting times are good or bad, but it does tell you this is a relatively high-density building where management quality, lift operation, parking rules and maintenance of common areas will shape the ownership experience. Parking occupies several lower floors. Historic launch material placed parking provision at roughly half the apartment count when tandem spaces were included, but a buyer with a car should treat that as background only. The relevant questions are the current parking entitlement for the unit, access rules, actual occupancy and whether charging points or other services have changed since handover.

Public information on recurring costs is useful but should not be treated as a current invoice. Those figures provide a sense of the original cost structure, yet the building has been operating since 2020. At the end of September 2026, DDproperty showed active asking prices from THB 2.99M for a 28 sqm one-bedroom, with larger formats offered at materially higher levels. That transparency is useful: a buyer can compare multiple units in the same building rather than rely on a single seller’s price list. It should not, however, be confused with guaranteed liquidity or yield. Asking prices are not transaction prices, and a large listing count can mean either strong market depth or strong competition among sellers and landlords. For an investment case, the sensible comparison is unit by unit — current competing stock, rental history, occupancy, condition and time on market — without manufacturing a return figure from one sale listing and one rental listing.
