Why this project is worth a look

Small completed building

With 69 units in one seven-storey block, Rimtara is a relatively compact building rather than a large residential compound. A buyer can inspect what already exists — access, lift, pool, parking, noise and general upkeep — instead of relying on a future delivery promise. The other side of that small scale is limited resale depth: the right layout may not be available at any given time.

A true resale market

There is no current developer price list or standard instalment plan to anchor a purchase. Each apartment comes with its own asking price, renovation level, furniture, title and ownership history. That gives buyers room to choose an existing unit on its merits, but comparisons need to normalise for condition and legal status rather than focusing only on the headline price.

Observable rental evidence

Recent one-bedroom listings in the 54–58 sqm range show asking rents around THB 20,000–22,000 per month at the review date. That is useful as a live market reference for a buyer considering rental use, but it is not a return guarantee. Achieved rent, vacancy, furnishing, lease length and owner expenses will determine the actual result.

Identity checks matter

Salintara Condominium is very close by, and portal data shows signs that listings from the two buildings can be mixed. For Rimtara, verifying the registered address, floor, area and building images is unusually important before using any listing as a comparable. Otherwise a larger neighbouring apartment can distort the apparent unit mix or sale range.

Foreign freehold is possible

Because Rimtara is a condominium, a foreign buyer can in principle own a unit freehold in their own name within the statutory foreign quota. The decisive point is the specific apartment: its current title status and the building's remaining foreign quota need to support the transfer when the deal is registered.

About the project

Rimtara Residence is a small completed condominium on Rama III Road in Bang Khlo, within Bangkok's Bang Kho Laem district. It consists of a single seven-storey building with 69 units, making it a very different proposition from the large riverside towers found elsewhere along this corridor. A buyer is not evaluating an off-plan launch here. The practical questions are the condition of the exact resale unit, the seller's title, how well the common areas are maintained, and whether the asking price makes sense against other Rama III resale stock. Most project databases place completion in 2011, while a smaller group gives 2012, so the build year carries a minor source discrepancy that should be settled from the condominium records if it matters to the transaction.

Project databases attribute the development to Salintara 2550. A Thai company with the corresponding name appears in corporate records and was registered in 2008, although the English transliteration of its legal name is not identical to the spelling commonly used by property portals. For a resale buyer in a building of this age, the more important due-diligence trail is the specific unit title and ownership history rather than the marketing spelling of the original developer's name. Rimtara is a mature secondary-market property, so inventory appears one unit at a time rather than through a developer sales office with a current master price list.

The core facilities consistently supported across the project sources are a swimming pool, fitness area, lift, parking, CCTV and 24-hour security. Some portals publish much longer amenity lists, but those additional items are not equally well corroborated, so they are not treated here as confirmed project features. A current commercial tenant also identifies its premises as being on the ground floor of the Rimtara Building at Rama 3 Soi 18/1, reinforcing the project's physical location on this stretch of Rama III Road. For a 2011 building, an in-person inspection of the lift, pool, parking areas and visible maintenance condition is more useful than relying on an old amenity checklist.

Open-market inventory needs careful filtering. As of September 2026, the cleanly attributable Rimtara listings we could verify were one-bedroom units of roughly 54–58 sqm. A recent 54 sqm unit was advertised for rent at around THB 20,000 per month, while 58 sqm units appeared around THB 21,000–22,000 per month. These are asking rents from a handful of live or recently updated listings, not a promised return and not a purchase-price benchmark. We do not publish a starting sale price for Rimtara at this review date because clean sale stock is too thin: PropertyHub showed no matched units for sale, while some much larger units appearing under the Rimtara name on other aggregators overlap with listings for the neighbouring Salintara Condominium.

That neighbouring project is the main identity trap. SoiDB places Salintara Condominium only about 82 metres from Rimtara, and the two names are similar enough that portal data can bleed between them. Large 126 sqm and above listings attributed to Rimtara therefore should not be accepted at face value. Before paying a deposit, the unit's title deed, condominium name, registered address, floor, area and building photographs should all point to the same property. This is not a theoretical paperwork exercise: in a small building with infrequent turnover, one misclassified neighbouring listing can materially distort the apparent unit mix or sale price range.

Rimtara is a condominium rather than a land-holding structure. Foreign buyers may own a condominium unit freehold in their own name if the transfer falls within Thailand's statutory foreign quota, which is limited to 49% of the condominium's aggregate saleable area. That does not mean every resale unit in the building is automatically available in foreign freehold. The current title, existing quota classification and remaining foreign quota need to be checked for the exact unit at the time of transfer. A portal label saying 'freehold' is useful evidence of the ownership format but is not a substitute for the juristic-person and Land Office documents used for the transaction.

The project makes most sense to evaluate as a completed, small-scale Rama III resale building rather than as a new investment product. Its strengths and limitations are visible: the building exists, common areas can be inspected, and the buyer can negotiate around a specific unit's condition. The trade-off is that there is no reliable developer inventory, unified payment plan or comprehensive current floor-plan catalogue. Purchase price, renovation quality, common fees, parking rights, sinking-fund position and building maintenance history must therefore be established unit by unit. Those items are not sufficiently documented in public sources for us to generalise them across all 69 apartments.

A condominium with freehold unit ownership. A foreign buyer can register a unit in their own name only within the statutory foreign quota, capped at 49% of the condominium's aggregate saleable area. The title and remaining foreign quota must be checked for the specific resale unit at the time of purchase.

A project profile lists two-bedroom apartments, but we did not find a current size range and clean listing that could be separated from the neighbouring Salintara Condominium with enough confidence. No area or price range is therefore published for this type.

The resale unit mix was filtered conservatively because some aggregator data appears to overlap with the neighbouring Salintara Condominium. Large 126–270 sqm units shown under Rimtara by some portals are excluded here. One-bedroom units are supported at 54–58 sqm; a reliable size range for two-bedroom units remains unresolved.
