Why this project is worth a look
Only 45 residences
This is genuinely small by central Sukhumvit standards. Fewer households share the lobby, pool, club spaces and lift circulation, so the project is easier to understand as a private urban residence rather than a large condominium complex. For buyers prioritising privacy without leaving the city core, the unit count is a material advantage.
Inspect the finished product
Sansiri was already marketing VIA 34 as ready to move in by April 2026. Buyers can therefore judge the exact outlook, corridor position, noise, finishes and parking operation before committing. At this price level, that is more valuable than any promise attached to an off-plan launch.
Larger home formats
Most of the inventory is two- and three-bedroom stock, with official brochure ranges extending to about 151 sqm and two villa-format residences around 139–143 sqm. VIA 34 is better suited to buyers seeking a real primary home in Sukhumvit than to someone chasing the smallest possible investment unit.
Pet and car practicalities
Pets are explicitly welcomed and the plan includes a dedicated Pet Yard. The brochure also states 75 parking spaces for 45 residences, automated parking and EV charging. Those are practical benefits for owner-occupiers and families, not just decorative luxury features.
About the project
VIA 34 is a deliberately small Sansiri condominium on Sukhumvit 34, roughly 350 metres from Thong Lo BTS. The building has seven above-ground storeys, three basement levels and only 45 residences. That scale matters more than the luxury label. Buyers are not stepping into a 500-unit tower with long corridors and heavily shared amenities; the day-to-day feel should be closer to a private residential building, while still keeping a central Sukhumvit address between Thong Lo and Phrom Phong.
As of 29 August 2026, this is not an off-plan proposition. Sansiri's own 9 April 2026 release introduced VIA 34 as ready to move in and announced the opening of the completed project for viewing and sales. That changes the due-diligence process in a useful way: a buyer can inspect the actual common areas, test the automated parking, check corridor privacy, stand inside the exact unit and judge the real outlook rather than relying on renders. Public databases disagree on the formal completion date — some show 2025 while FazWaz records April 2026 — so the dossier does not pretend that one of those dates is the legal registration date. The practical status is clear: the building is completed and occupied/marketed as ready.

The density is unusually low for central Bangkok. Sansiri's brochure states about one rai of land, one residential building, 45 residences and 75 parking spaces, equivalent to roughly 167% of the number of units. That parking ratio fits the actual product better than a generic luxury talking point: a large share of the homes are two- and three-bedroom residences, and households at this price level may own more than one car. Parking is automated, so the important viewing question is not just how many spaces exist but how the system handles vehicle dimensions, retrieval time and peak-hour use.
The unit mix is weighted toward larger homes. Sansiri's room-mix table lists five one-bedroom units, 27 two-bedroom units, 11 three-bedroom units and two villa-format residences. The same table gives 44.84 sqm for the one-bedroom type, 87.05–125.13 sqm for two bedrooms, 146.46–150.78 sqm for three bedrooms and 139.00–143.25 sqm for the villas. In other words, VIA 34 is not a compact-investor building where most of the stock sits around 25–35 sqm. The core inventory is substantially larger, which changes both the buyer profile and the absolute carrying cost.
There is a small but important documentation issue around area figures. The official brochure's room-mix table and its individual floor-plan sheets do not always use exactly the same dimensions: the summary table shows 44.84 sqm for the one-bedroom while the 1A plan shows 44.75 sqm, and similar small differences appear on larger layouts. Current market listings can show yet another final figure, such as 45.31 sqm for a one-bedroom unit. That is not a reason to dismiss the project, but it is a reason to use the selected unit's current sale sheet, contract and title documents as the final source of truth rather than copying a brochure range into the transaction.
VIA 34 is explicitly pet-friendly, a meaningful differentiator in a central Bangkok condominium where building rules can otherwise narrow the rental and owner-occupier audience. The brochure includes a dedicated Pet Yard, while shared areas include The Greeting Hall, The Living Lounge, The Club, gym, pool, courtyard and upper landscaped yard. Sansiri also lists concierge service, LIV-24 security, automated parking and EV charging. With only 45 residences sharing these spaces, the more relevant question is ongoing management quality and common-area fees, not whether the brochure can produce a very long amenity list.
The location makes sense for someone who wants the Thong Lo lifestyle without necessarily living directly on Sukhumvit 55. Sansiri places Thong Lo BTS at about 350 metres, The Em District at 1.1 km and Samitivej Sukhumvit Hospital at 1.3 km. Phrom Phong and Ekkamai are nearby, as are international schools, restaurants and major retail. Sukhumvit 34 itself is more residential than the main Thong Lo strip, which can be an advantage for noise and privacy. Still, the walking experience should be tested in person: 350 metres on a map feels different in Bangkok heat, heavy rain or when travelling with children and luggage.
Pricing now has two very different reference points. Sansiri's current Thai project page advertises VIA 34 from THB 22M, while a DDproperty listing published on 12 August 2026 offers a 45.31 sqm one-bedroom unit at THB 13.3M. Those figures should not be blended into an artificial average. They likely reflect different sellers, unit conditions, furnishing packages or transfer situations. A buyer should first establish whether a particular residence is remaining developer stock, an assignment or a resale, then confirm foreign-quota eligibility, what is included in the sale and whether the unit is vacant or tenanted. The THB 13.3M figure is useful as a market floor reference, not as a promise that every VIA 34 residence can be bought at that level.

Ownership format
The project is sold as a freehold condominium. A foreign buyer can register freehold ownership only within the building's 49% foreign-ownership quota; the remaining foreign quota at VIA 34 is not publicly disclosed and must be confirmed for the selected unit before transfer.
Home types & sizes
Only five one-bedroom residences are listed in the official mix, making this a scarce format within the building. Individual plan sheets and current listings show slightly different final areas, including 44.75 and 45.31 sqm, so the selected unit's documents should govern.
This is the core format, accounting for 27 of the 45 residences. The size range is wide enough that two units with the same bedroom count can feel materially different in living space, kitchen layout, storage and overall proportions.
There are 11 three-bedroom residences. At this size and absolute price level, buyers should pay close attention to the exact outlook, position relative to common areas, parking arrangements and recurring ownership costs rather than treating every three-bedroom as interchangeable.
There are only two of these residences, included by Sansiri within the total 45-unit project count. They are a distinct product inside the condominium scheme, so the exact legal form, layout and foreign-quota eligibility should be checked at unit level.
