Maestro 02 Ruamrudee is an established low-rise condominium rather than a new launch. The core project facts are consistent across the main market databases: one eight-storey building, 138 residential units and Major Development as the developer brand. That changes the due-diligence logic. A buyer is not underwriting construction risk or waiting for promised facilities; the relevant questions are the condition of the actual unit, the building’s current maintenance standard, the condominium juristic person’s finances and the legal status of the resale title being transferred. Major Development’s current project page shows structural, architectural and systems work at 100%, which fits the project’s completed status. The original design story still explains why the building looks the way it does, but a 2026 purchase should be based much more heavily on what can be inspected today: common areas, lifts, parking, mechanical systems, water ingress history, records of major repairs and the quality of any renovations made inside the unit being sold.
The location sits inside Soi Ruamrudee 2 in Lumphini, Pathum Wan. Phloen Chit BTS is the nearest rail station, with one major project database placing it at roughly 0.8 km and other sources rounding the trip to about 1 km. This is a central Bangkok address, but it is not a station-front condominium. That distinction matters in daily use. The soi gives the project a more residential setting than a tower directly on Ploenchit or Sukhumvit Road, while residents still need to cover the last stretch between the building and the BTS. For some people that is an easy walk; for others, especially in heavy rain or midday heat, it becomes a motorbike-taxi, car or shuttle journey. Anyone choosing the project primarily for rail access should test that last-mile route at their normal commuting time instead of judging the location from a straight-line map impression.

At 138 units, Maestro 02 is compact by the standards of many central Bangkok condominium projects without being an ultra-small boutique building. The published project area is about 1,848 sqm. FazWaz lists two passenger lifts and a parking ratio of roughly 59% relative to the unit count. The practical consequence is straightforward: ownership of a condo should not be treated as an automatic promise of one dedicated parking bay. Buyers who drive every day should confirm the current parking allocation rules, whether spaces are fixed or shared, and whether a particular resale unit carries any special parking entitlement. The lift count also gives more useful context than generic claims of privacy. How crowded the building feels depends on actual occupancy, resident behaviour and maintenance, not just the number of floors. An on-site visit at morning or evening peak hours can reveal more about this than a project brochure ever could.
The layout range is one of the project’s more distinctive factual features. PropertyHub lists smaller one-bedroom-suite plans at 25.88–28.75 sqm, larger one-bedroom layouts at 32.88–43.45 sqm, two-bedroom homes at 54.02–58.07 sqm, a two-bedroom duplex around 69.78 sqm and three-bedroom duplexes at 77.05–87.93 sqm. Current resale advertising is less tidy: units around 25–26 sqm may be described as either studios or one-bedroom apartments. That is a naming issue buyers should not let distort comparisons. The floor plan itself matters more than the label. A compact unit with a genuinely separated sleeping area should be assessed differently from an open studio even if both listings use the same bedroom count. The duplexes also deserve to be compared within their own category because stairs, double-height areas and the split between levels change how much of the quoted floor area is useful for a particular household.
The amenity package is broader than the age of the building might suggest. Major Development highlights an aquatic pool with jacuzzi seating, gym and boxing facilities, a yoga deck, garden, barbecue corner, sauna and steam room. Other large project databases also list a lobby, rooftop garden, key-card access, CCTV, security, parking and a shuttle service. The pool and gym are shown on the second floor, while the communal garden is on the rooftop. None of those items should be treated as permanently equivalent to their launch-day condition. In a completed condominium, the current quality of the pool plant, waterproofing, air-conditioning in shared spaces, gym equipment and lift servicing is financially relevant because owners ultimately fund upkeep through common charges and special assessments. A well-kept older facility can be more useful than a larger but poorly maintained one, while a neglected amenity can become a recurring cost rather than a selling point.
Resale pricing shows a wide spread. The lowest active units found during this check were advertised at THB 3.84 million for approximately 25–25.9 sqm, while other one-bedroom and larger units were materially higher. That figure is a market listing, not a developer offer and not a project-wide valuation. Two apartments of similar size can differ because of floor, outlook, fit-out, furniture, seller urgency, ownership quota and title condition. The lowest advertised price also does not prove that the unit can be registered to a foreign buyer. A useful comparison therefore goes beyond asking price and price per square metre: it should place unit layout, physical condition, floor, furnishing, parking, common-charge status, foreign-quota eligibility and any existing tenancy side by side. The project has visible resale and rental inventory in 2026, but active listings are evidence of market activity, not proof of fast resale or a guaranteed rental return.
Ownership needs to be handled at unit level. DDproperty describes the project tenure as freehold, and Thai condominium law allows qualifying foreign buyers to hold a condominium unit in their own name while aggregate foreign ownership remains within the 49% ceiling measured by total unit area. That quota is not a marketing label attached permanently to every apartment. A resale unit may sit in Thai quota even when the building itself is a freehold condominium, and foreign quota can change as other transfers are registered. Before treating a specific listing as eligible for foreign freehold, the buyer needs current confirmation from the condominium juristic person and the transfer documents required by the Land Office. This is particularly relevant at the low end of the asking-price range, where an attractive headline price may refer to a unit whose ownership route is different from what an overseas buyer expects.
The sources also expose a few points where precision would be misleading. Completion is reported as December 2015 by FazWaz and Dot Property, while PropertyHub, DDproperty and several other current profiles use 2016. The project is unquestionably completed, but the public record is not consistent enough to pretend there is one uncontested handover date. Common-area charges are another example: current project databases show THB 50 per sqm, while a DDproperty project description cites THB 65 per sqm. For a resale decision, the latest juristic-person invoice matters more than either historical database entry. Street numbers are likewise inconsistent across secondary sources, so the dossier uses the unambiguous Soi Ruamrudee 2 / Lumphini / Pathum Wan address and an approximate map radius instead of publishing a potentially wrong building number. The project is well documented overall; the remaining uncertainty is concentrated in exactly the items that should be verified for the chosen resale unit rather than guessed at project level.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register a unit in their own name only while foreign ownership remains within the statutory 49% ceiling measured by the total unit area of the registered condominium. Quota availability is unit-specific and time-sensitive; a Thai-quota listing should not be assumed to be transferable to a foreign buyer on a freehold basis.
