Historical project information, including a disclosure-style record that lists the underlying land-title numbers, names Lieng Thavorn Co., Ltd. as the original project owner. A detailed 2018 review then explains that, several years after completion, All Inspire Development entered through its newly established subsidiary Rise Venture to sell the remaining unsold inventory, reported at roughly 20% of the project. That later sales role appears to be why several contemporary property databases now label All Inspire Development as the developer. The building itself is not ambiguous, but the corporate attribution is. For dossier purposes Lieng Thavorn is treated as the original developer/project owner, while All Inspire and Rise Venture are recorded as later participants in the disposal of remaining units. A resale buyer should still trace title and seller identity at unit level rather than relying on a portal's developer label.

Current project databases usually simplify the unit mix to one- and two-bedroom apartments. PropertyHub lists one-bedroom units at approximately 25.65–31.40 sqm and two-bedroom units at 53.50–57.0 sqm. A detailed 2018 review, however, recorded a wider set of layouts, including smaller apartments from 23.27 sqm, one-bedroom variants above 40 sqm and two-bedroom layouts starting around 44 sqm. Those ranges should not be averaged into a synthetic specification. Hue Sukhumvit is now a resale building, so the legally relevant area is the area registered for the apartment being purchased. The unit cards below use the more conservative current project database ranges, while the older wider range is retained as a data limitation. Before comparing price per square metre, a buyer should verify that two listings are actually describing comparable registered areas and not merely using different marketing conventions.

As of 8 September 2026, the lowest sale reference found in the active sources is THB 2.45 million for a 31.4 sqm one-bedroom apartment on the second floor, with the PropertyHub listing updated on 4 September 2026. That number is useful as a market anchor, not as a project price list. Other units in the building can vary by floor, orientation, condition, furnishing, renovation quality and tenancy status. In a completed condominium of this age, comparing several real units is usually more informative than relying on an advertised project average. A cheaper apartment may require refurbishment or come with a tenant; a higher-priced one may have better condition or a more usable layout. The presence of multiple resale and rental listings also confirms that Hue Sukhumvit functions as an established secondary-market building rather than as an active developer launch.

For a foreign buyer, the most important ownership question is whether the selected apartment can be transferred within the building's available foreign quota. Hue Sukhumvit is presented by property databases as a freehold condominium, but Thailand's condominium rules cap aggregate foreign ownership at 49% of the total unit area in a registered building. A freehold label on another listing does not prove that the apartment you want is currently transferable to a foreign buyer. Before paying a material deposit, the buyer should obtain confirmation of the quota position from the condominium juristic person and verify the unit title, registered owner, encumbrances and outstanding common charges. Because the building dates from 2015, physical due diligence deserves equal weight: the condition of common systems, reserve funding and maintenance history can materially affect ownership costs after transfer even when the purchase price looks attractive.

Operating costs need the same date discipline. DDproperty's historical project record quoted a common fee of THB 50 per sqm per month, paid annually in advance, but that figure should not be treated as a 2026 charge without confirmation from the condominium juristic person. The roughly 40% parking ratio is also well documented in historical sales material, yet present-day parking allocation, tenant access and any additional charges may have changed. A resale buyer should therefore ask for the current common-fee rate, recent statements, parking rules, reserve-fund information and records of major repairs where available from the owner. In an established building, those documents can be more useful for estimating future ownership cost than the original sales brochure, and they can reveal whether an attractive purchase price is offset by near-term building expenditure.
