Why this project is worth a look
Freehold as a real distinction
Raimon Land identifies the development as freehold, rather than marketing a time-limited land interest. That matters on a street where ownership structures vary. The benefit for an overseas buyer only becomes real once the target apartment’s registered title and the remaining foreign quota have been checked.
Open views, central address
Lumphini Park and the Royal Bangkok Sports Club grounds shape the outlook from parts of the building. Access to central business and shopping districts remains close at hand. No agent can promise the same green view from every unit, so orientation and neighbouring façades deserve as much attention as the project name.
Established, generous layouts
The condominium contains a range of larger apartments, duplexes, lofts and penthouses alongside some one-bedroom homes. They can be viewed as existing properties rather than bought against an illustration of future construction. Different sellers and renovations mean each home needs its own assessment, but the building itself is no longer an unknown quantity.
Shared facilities with purpose
A pool deck, exercise space, saunas, gardens and lounges provide useful amenities for longer-term city living. Much of that provision is concentrated on the seventh floor. Its continued quality depends on management, maintenance and reserve funding, so the amenity inspection should extend beyond whether the equipment is switched on.
About the project
At 185 Rajadamri, the buying decision starts with an existing apartment, not a future building. This is an established condominium on central Bangkok’s Ratchadamri Road, with residents, active resale listings and a long operating history. Developer Raimon Land records a 35-storey development of approximately 266 residences, with construction completed in 2014. Buyers can therefore inspect the actual entrance, the lifts, the shared facilities and the condition of the unit before committing. The value of that opportunity becomes clearer when comparing homes with very different outlooks and owner histories inside the same address.
The project sits at 185/4–36 Ratchadamri Road in Lumphini, Pathum Wan. The Royal Bangkok Sports Club grounds lie opposite, and Lumphini Park is nearby. Together they give parts of this stretch of Bangkok an unusually open landscape for such a central location. The distinction is between what surrounds the address and what a particular resident sees. A low-floor window may face another building, while a different orientation can open towards parkland or the club grounds. Membership of the private sports club is not an amenity supplied with the condominium.

Raimon Land describes 185 Rajadamri as a freehold condominium. That carries a more meaningful implication than the usual sales language about prestige: the development is not being advertised merely as a residence built on land held under a fixed-term lease. Yet the project’s freehold status does not establish that every resale unit is available for registration in a foreign buyer’s name. The registered title, the current owner and the building’s foreign-ownership quota must be addressed at the level of the individual apartment.
Under Thailand’s condominium legislation, foreign ownership may account for no more than 49% of the aggregate area of all units in a registered condominium. It is a floor-area test, not a headcount of buyers and not simply 49% of the number of apartments. Someone buying a Thai-quota unit cannot assume that the listing will automatically convert to foreign freehold. The condominium’s juristic person must confirm quota availability, and the registration process requires the relevant title and funds-transfer documentation. Leasehold arrangements, where offered and lawfully structured, are a different right entirely.
The original project has identifiable professional teams: Raimon Land names HB Design as its principal design company and Bouygues-Thai as its main construction contractor. Work began in 2011. That history is useful, though it does not substitute for an assessment of a building that has now been in use for more than a decade. Pool plant, façade seals, lifts, fire systems, cooling equipment and waterproofing have their own maintenance cycles. The current management accounts and the building’s physical condition matter more to a new owner than launch-era promises.
Space is a defining feature here. Published layouts include one-bedroom homes around 61–78 square metres, two-bedroom units around 100–154 square metres and three-bedroom homes around 155–225 square metres. Larger configurations extend to four-bedroom residences, duplexes, lofts and penthouses. Raimon Land’s official project summary concentrates on two- and three-bedroom apartments alongside lofts and penthouses, but the active resale market also features one-bedroom units. Both descriptions refer to the same property, not to a separate phase or another tower.
How that area works in daily life deserves more attention than the headline number. An independently reviewed 167-square-metre loft, for example, spans two internal levels with an open kitchen. The resulting sense of height and separation may appeal to someone working at home or entertaining guests. It also introduces stairs, which can become inconvenient with small children, limited mobility or frequent trips between rooms. That example lacked a separate guest bathroom, illustrating why the floor plan of the actual resale unit cannot be inferred from the general bedroom category.
The site orientation provides several different living experiences. A detailed building walk-through connects south-facing views with Lumphini Park, western aspects with the Royal Bangkok Sports Club grounds, and eastern views with surrounding city streets and buildings towards Langsuan and Wireless Road. Neighbouring mid- and high-rise blocks interrupt some lines of sight. For a buyer paying a meaningful premium for openness, the floor number alone is insufficient: inspect the windows at normal eye level, the distance to the nearest façade and what can actually be seen from the seating area.
Large areas of glazing and approximately three-metre ceilings add light to many layouts. Project profiles also describe double-glazed windows. Those details can make an apartment feel less enclosed, but they bring practical questions about orientation and heat. A bright west-facing room in the afternoon has a different cooling demand from a sheltered room on the opposite side. Window seals, condensation marks, the age of air-conditioning equipment and the effectiveness of blinds are worth evaluating in the actual property, especially where an owner has modified the original interior.
A substantial part of the shared amenity offering is gathered on the seventh floor. Project descriptions and an on-site review identify a 30-metre saltwater swimming pool, a separate children’s pool area, a whirlpool, a gym with yoga space, saunas, a landscaped garden and a multipurpose lounge. This gives residents places to exercise or meet without making a trip across Bangkok. But it also means the amenity deck is a significant ongoing maintenance obligation. A functioning pool and a recently repaired pool are not the same thing; the service records and budget help explain which situation a buyer is entering.
Security access, CCTV, vehicle parking and staffed services are part of the original scheme. The published lift provision is four passenger lifts plus a service lift. The parking accommodation is associated with a separate multilevel structure or section, alongside the main residential tower. That configuration helps explain why public directories sometimes count one building and sometimes two. It should not be mistaken for evidence of two independently marketed residential developments. The practical questions are whether a parking entitlement attaches to the unit, how guests are handled and whether access works comfortably at busy times.
The Ratchadamri BTS station is described as roughly 300–400 metres from the address, making rail travel a realistic option for many daily journeys. Silom, Siam and several central business and retail districts are accessible from this part of the city. The road itself is a major central route, however, and road congestion at commuting times is still part of the experience. An apartment that faces a busy approach road should be judged for its acoustic comfort rather than solely for its transit access. The same caution applies to a supposedly quiet home with a view over nearby activities.
On 10 October 2026, FazWaz displayed sale listings from approximately THB 21.2 million, with rental asking prices from approximately THB 65,000 per month. Neither figure establishes a completed transaction, a sustainable rent or a foreign-freehold offer at that entry price. Resale asking prices can vary sharply according to floor, orientation, interior works, included parking rights and seller motivation. The lowest online number is best treated as an initial screening point, not a purchase budget or proof that a suitable unit is available today.
Several portals advertise the same residence through different agents. An apparent abundance of listings may therefore reflect marketing duplication rather than a matching number of distinct apartments available for sale. A particularly low quote can be associated with an outdated post, an incorrect bedroom label, a specific ownership quota or a unit requiring significant work. Comparisons improve once each candidate is tied to its actual floor, area, title document and authorised seller. Without that reconciliation, even an elegant pricing spreadsheet can lead to the wrong conclusion.
For recurring expenses, FazWaz and PropertyHub publish a common-area charge of THB 80 per square metre per month. FazWaz also records THB 800 per square metre as an original sinking-fund contribution. Those are reported project terms, not a current statement of dues for any specific home; an original one-off contribution should not be assumed payable again upon every resale. Owners should review the latest fee notice, arrears certificate, reserve position and planned major works. Larger apartments make maintenance charges a substantial part of the ownership experience even when day-to-day consumption is modest.
House rules can be just as decisive as the financial statement. FazWaz lists pets as not allowed. A buyer intending to live with a dog or cat needs the current written condominium regulations and any documented exceptions before committing. Similarly, a liquid long-term rental market should not be confused with blanket permission for short-stay accommodation. The contract, condominium rules and applicable local requirements determine what a particular owner is allowed to do; an advertisement for a rental unit proves none of those rights by itself.
A resale purchase calls for a different payment process from an off-plan developer sale. The seller’s title, identity and authority to sell need to match the documents. Any mortgage, unpaid building charges or other encumbrance should be understood before money changes hands, and deposit terms need to address failed title or quota checks clearly. Overseas buyers should confirm the accepted banking route and supporting foreign-currency evidence early enough to avoid a registration problem at transfer. A remotely organised transaction may be possible, but it still requires verifiable parties and paperwork.
At a viewing, start with the issues that are expensive or disruptive to fix. Check the condition of glazing and exterior walls, the cooling system, signs of moisture, plumbing, kitchen ventilation and the level of traffic noise at different times. In duplex and loft layouts, inspect the stairs and usable height on each level rather than treating every square metre as equally convenient. Then look beyond the front door: lift waiting times, clean shared spaces, accessible parking and management responsiveness affect everyday life long after decorative finishes have lost their novelty.
The strongest case for 185 Rajadamri is a central, ready-to-occupy residence with substantial layouts, mature shared facilities and a freehold ownership framework that can work for a foreign buyer when the unit qualifies. The trade-offs are equally concrete: a high cash entry point, running costs tied to apartment size, age-related building expenses and sharply different views within the same address. It is not a universal rental-yield story. Anyone buying primarily to let needs to allow for vacancy, fees, repairs, tax and agency costs rather than converting the best advertised rent into a promised return. For an owner-occupier, the more personal test is whether the specific apartment makes Bangkok life better every day.
Ownership format
Raimon Land identifies the condominium as freehold. Foreign nationals may register freehold title only within the building’s 49% foreign-ownership quota measured by total unit area. The specific unit’s title and available quota must be verified; a leasehold interest is not the same as freehold ownership.
Unit types & sizes
The smallest published format is still a relatively spacious city apartment. Resale listings commonly show homes around 70 square metres, but finish, outlook and foreign-quota status can differ sharply. It suits a buyer who values the address without needing several bedrooms.
A versatile format for couples, small families or buyers who need a proper home office. Layout efficiency is not identical across this broad size range: kitchen position, circulation space and bathroom access can matter more than the difference between two headline area figures.
Designed for households that need several separate rooms and generous shared living space. Owners gain flexibility but also take on greater furnishing, cooling and maintenance commitments. The best fit is a household that will actually use the extra rooms rather than pay to keep them empty.
Large family residences sit at the less standardised end of the range. Resale configurations can reflect alterations made over the years, so a listing’s bedroom count should be checked against the physical layout and title area rather than accepted as a fixed developer specification.
Internal stairs create separation between entertaining and private areas, an appealing alternative to a single-level floor plan. They can also complicate everyday movement, furniture delivery and access for children or older relatives. A viewing should test both floors rather than judge the property by total area alone.
These more architectural layouts are worth seeing in person. A documented 167-square-metre example has two internal levels and an open kitchen, illustrating both the generous sense of space and the compromises of stairs, cooking smells and bathroom placement. Not every loft follows that precise layout.
The original penthouse range is much larger than the standard homes and appeals to a narrow buyer pool. Those historic specifications are not an availability claim. Any actual resale requires its own plans, title review and inspection of terraces or complex building services where applicable.
These are published design ranges, not a list of units presently offered for sale. Owners may have altered room divisions, and agents do not always label the same arrangement consistently. Some unusually large resale apartments are described with four or five bedrooms without that establishing an additional official developer layout. The project-level starting price should not be assigned to every unit category. For any candidate, the title area, as-built plan, fit-out, asking price and available ownership quota need to be reconciled. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Owner-occupiers looking for a spacious, completed home in central Bangkok, who prefer inspecting an established building and real views over relying on an off-plan promise.; Foreign buyers seeking a potentially registrable freehold condominium, provided the individual unit and building quota support ownership in their name.; Households requiring proper bedrooms, room for guests or a separate office, with a wide choice of conventional and more architectural layouts.; Residents who value access to a substantial amenity deck while remaining connected to the central commercial districts by rail.; Purchasers comfortable with the due diligence and ongoing expenses of an established, larger-format condominium rather than a new, minimally used apartment.; may not suit: Buyers needing a low-cost first home: the entry asking prices and floor-area-based recurring fees make this a substantial financial commitment.; Anyone expecting a guaranteed park-facing outlook from the project name alone. Several orientations face neighbouring buildings or the wider city instead.; Foreign purchasers who assume every resale unit qualifies automatically for foreign freehold, or landlords assuming short-term letting is always permitted.; Households that cannot comfortably use stairs should be selective about duplex and loft arrangements; pet owners need the current written building rules.; Investors expecting an advertised rent to translate directly into a reliable net yield without vacancy, maintenance, tax and exit-cost assumptions..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict in public records: Raimon Land and PropertyHub state 2014; the FazWaz header says December 2012; some agency profiles say 2013. The condominium’s original registration and handover records would resolve the difference.
- Raimon Land gives approximately 266 residences, PropertyHub lists 265, and some agency directories list 268. Sources also disagree about counting one residential tower versus two structures including parking; no separately branded residential phase was identified.
- The developer confirms the project’s freehold character, but current foreign-quota availability for any offered apartment has not been established. A current condominium-juristic-person certificate and title review are necessary for a foreign-freehold purchase.
